Inquire ANYTIME!!! (and I have other great units available too!) ---------------------- This beautiful, open TWO BEDROOM + LOFT BEDROOM , 2.5 BATHROOM home boasts: (1) AMAZING open living room that opens up to a fully renovated kitchen with stainless steel appliances Kitchen has microwave, stove, fridge, coffee pot, toaster oven, dining utensils and cookware Host supplies: bed linens, pillows, sheets, towels, hand soaps, trash bags etc. (2) EACH bedroom is a SUITE and has its own full bathroom and personal bar sink/ counter setup. (3) EACH bedroom has a TV with HD antenna channel reception. (4) EACH bedroom/suite has its own entrance from the exterior. These Suites can be opened up to one another or can be sectioned off and locked from one another for more privacy. (5) EACH SUITE has its own window units AC (6) House has 2 LUXE FULL BATHS - (one features rain shower, jacuzzi tub in romantic enclave... the other features a first-class oversized shower) (7) LUSH rear COURTYARD!!! with ability to entertain lots of people. Nice outdoor table, chairs and icechests and BBQ Grill* available for use. (*NOTE - Unfortunately, Host cannot guarantee functionality of BBQ Grill or that the grill has propane. Host recommends Guest test the BBQ pit prior to buying groceries in anticipation of BBQing) The main front area is VERY SPACIOUS with open kitchen facing the GIANT LIVING AREA! The home also features a tastefully decorated COURTYARD boasts an open living area with incredible colorful original New Orleans artwork and enough seating to accommodate large parties, yet tastefully arranged to feel cozy even for smaller groups. ---------------------- Enjoy cocktails in the pleasant courtyard with original NOLA decor. The entire building is decorated with colorful original artwork and vintage Nola and mardi gras art as well, to give it a warm comfortable feel for your quintessential New Orleans vacation! After a long day of walking the French Quarter or a long night of watching live bands play only steps away on world famous Frenchmen Street (a strip of live music venues), come back to this relaxing layout and soak in the powerful A/C. Recharge your batteries and get back out there to have some fun! When you've had enough good eating and nightlife, come back and get quality rest in this amply-furnished getaway. ---------------------- CHECK IN: I am generally flexible about check in times, if the unit is totally ready for occupancy. I do not allow guests to check in early when the unit is not completely ready, due to Airbnb's advice to only allow guests in the property when it is totally ready for occupancy. ---------------------- Some more info about this rental: -close to Bourbon st., French market, Mississippi river -close to Jackson Square. -close to Frenchmen street corridor ('the local's Bourbon Street'... A street lined with intimate jazz and blues lounges/clubs/bars, restaurants, etc). - STEPS from the ST. CLAUDE entertainment corridor (... 'hip' avenue lined with intimate jazz and blues lounges/clubs/bars, restaurants, etc). -quick commute to city park for jazz-fest!!! ---------------------- NOTE: (a) House is on a busy street in urban downtown area, and (b) This house IS a shotgun-style home. (meaning you HAVE TO PASS THROUGH one of the bedrooms to access other bedrooms. One of the of bathrooms IS independently and separately accessible from the open living area. (c) please understand this is a RENOVATED OLD HISTORIC HOUSE from the 1800s, and as such, it has its quirks and minor issues. That being said, the house is fully-functional and professionally-cleaned after each guest's stay. I only mention that this is an OLD HISTORIC HOUSE because I want to manage guest's expectations from the get-go to avoid any misunderstandings or any guests feeling disappointed. MY GOAL IS ALWAYS UNDER-PROMISE and OVER-DELIVER :) which is why I would rather mention these characteristics of the property at the very beginning so all guests are fully-informed and again, we can avoid any misunderstandings or any guests feeling disappointed! --- GREAT RESTAURANTS and MUSIC CLUBS and GROCERY STORES located a few short blocks away in EASY WALKING DISTANCE: - MELBA's - *** open 24 HOURS! *** Hot plates (GREAT FOOD) , wings, gumbo, poboys ... and *** DAQUIRIS !!! *** (DID I MENTION OPEN 24 HOURS ?!?!?) >>> ALSO HAS 24-HOUR LAUNDROMAT ON THE SIDE !!!<<< (You can get go do your laundry just 1.5 blocks away, and while you're waiting you can enjoy DAQUIRIES and GREAT SOUL FOOD and some CAJUN CLASSICS!) - KERMIT'S TREME MOTHER-IN-LAW LOUNGE - one of New Orleans' GREATEST MUSIC VENUES and always poppin bar scene! >> kermitslounge. com << - ST. COFFEE - great coffee shop approx. 8 short blocks away - great coffee, alcoholic drinks, GREAT BURRITOS - HUGE VARIETY OF VEGAN FOOD !!! -the realest New Orleans neighborhood downtown coffee shop - ROBERT'S FRESH MARKET - nice grocery store literally only one short block away has all typical grocery items + hot plates + SALAD BAR -CAJUN SEAFOOD - BOILED CRAWFISH, BOILED SHRIMP, BOILED CRABS! also Hot plates , wings, gumbo, poboys - CIRCLE FOODS GROCERY - iconic old landmark grocery store just a couple blocks away - WALGREENS Pharmacy - literally only 300 feet away you can stock up on everything you need! IN LOUISIANA, THESE PHARMACIES ALSO SELL ALCOHOL, BEER, WINE etc !!! Guest access THE GUEST RENTS THE ENTIRE HOME (except for owner's closets). ----- Free STREET PARKING (Directly out front of house on the street) (Easy to find parking spots on adjacent side streets too. Free and does NOT require any kind of residential parking permit) ----- Guests have access to cool COURTYARD with tables/chairs for your group to ENJOY!!! ----- (Host may have a tools /ladders/ bikes/ scooter located in the OUTSIDE the house in the rear/side of the Property (but NOT inside the house). In the event Host needs to access these, Host will NOT enter the House to access them. YOUR PRIVACY WILL NOT BE DISTURBED. ----- Other things to note (1) CHECK IN INSTRUCTIONS and OBTAINING ENTRY CODES: On the DAY OF CHECK-IN, you will receive the check-in instructions/codes at 3pm-3:15pm (the check-in time). ***PLEASE BE AWARE THAT FOR SOME REASON, THE AIRBNB APP's "Scheduled Messaging" System is CRAPPY and often times the automated Check-In Instructions are sent up to 15 minutes late - so please be patient... you will DEFINITELY receive the Check-In Instructions by 3:15pm... If you have not received them by 3:15pm, THEN please contact me to assist you with entry instructions!*** YOU WILL RECEIVE THE ENTRY CODES AT THE CHECK-IN TIME (3pm-3:15pm) ON THE CHECK-IN DATE. ***Again - PLEASE BE AWARE THAT FOR SOME REASON, THE AIRBNB APP's "Scheduled Messaging" System is CRAPPY and often times the automated Check-In Instructions are sent up to 15 minutes late - so please be patient... you will DEFINITELY receive the Check-In Instructions by 3:15pm... Guests are provided Check-In instructions AUTOMATICALLY at 3pm-3:15pm ON THE DAY OF CHECK-IN.*** (I wish I could set the Check-In time to 3:15pm but its not an option on this crappy platform. Likewise, I wish I could set the Automated Message to be sent at 2:45pm, but its not an option on this crappy platform. So I ask that you please be patient - you WILL 100% RECEIVE the AUTOMATED MESSAGE WITH CHECK-IN INSTRUCTIONS NO LATER THAN 3:15pm. I am sorry Airbnb's $2B company can't send a pre-Scheduled message on time...smh...) ---------------------- (2) EARLY CHECK-IN: If you request an early check in, I will try my best to accommodate your request. However, I cannot guarantee an early check-in. I am GENERALLY ok with early check-in, as long as: (1) I get confirmation from cleaning crew the unit is ready, and (2) Before I send entry instructions, I respectfully request that we have the following mutual understanding : I am giving you entry instructions early to do my best to accommodate you and be as good of a host as I can, and in return - all I ask is that if you go in and something is not to your satisfaction, you please IMMEDIATELY Let me know what needs attention so I can quickly resolve any concerns you may have I want us to be on the same page - if something needs attention, you will promptly communicate your concerns to me and give me the opportunity to take care of it before resorting to calling Airbnb and complaining etc I don’t want there to be any unresolved issues and I want you to be satisfied with your stay - from the beginning! ---------------------- (3) The full names of ALL GUESTS staying on the property must be provided to the host PRIOR to check-in. ---------------------- (4) STRICT CANCELLATION POLICY: The following excerpt is Airbnb’s word-for-word definition/explanation of its STRICT Cancellation Policy: "Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in." ---------------------- (5) Explanation of how SECURITY DEPOSITS work on Airbnb: The security deposit does NOT get charged to you unless a claim is made AFTER your stay and the claim is approved by Airbnb. It will not be charged to you at the time of the reservation. ---------------------- (6) EXPLANATION OF HOW/WHEN HOST RECEIVES PAYMENT: Please note, the Host does NOT have your money when you pay Airbnb. Airbnb does not even start the process of paying the Host for your stay until 24 hours after the day of check in. To be clear - the Host is not holding any of your money! ---------------------- (7) EXTRA GUEST FEES: At the time of booking, please make sure to enter the correct # of guests that you anticipate attending in the "# of guests" field on Airbnb, as the # of guests affects the rental cost. Respect the house B. Do not smoke in the house C. RESPECT THE NEIGHBORS! (the neighbors know guests are here to party, but there is a difference between doing it respectfully and disrespectfully (singing irish drinking songs outside at 3am is unreasonable, etc) THIS PROPERTY IS NOT ON BOURBON STREET – SO DON’T ACT LIKE IT! D. If you use the outdoor area, clean up after yourself. E. TAKE ALL GARBAGE BAGS OUT TO CITY GARBAGE CANS ON THE STREET! F. No boiled seafood INSIDE the house. (Please use the courtyard to enjoy it). G. IF YOU MADE A MESS IN THE COURTYARD, PLEASE CLEAN UP AFTER YOURSELVES! There are other groups staying on the property and everyone deserves a clean area to hang out. (This includes picking up your cigarette butts) ---------------------- (11) PARKING OPTIONS: AMPLE FREE STREET PARKING DIRECTLY OUT FRONT OF THE HOUSE !!! You can park there as long as you want without the need to move your car. I live in that neighborhood right there and I have never had a problem with safety etc. Advice: (1) READ all street signs (2) park at least 20' from curbs/crosswalks! (3) do not block neighbors' driveways (4) do not block fire hydrants Free STREET PARKING (Directly out front of house on the street) (Easy to find parking spots on adjacent side streets too. Free and does NOT require any kind of residential parking permit) ---------------------- (12) LATE CHECK OUT REQUESTS: I am generally flexible about check out times and will do my best to accommodate all requests for a late check out. I have to list default check out time on the Airbnb site as 12pm because sometimes I have new incoming Guests arriving the same day, and I need those critical hours to clean the house and prep it for the new Guests before they arrive.
