Great for contract professional/military personnel, diplomat, & post-ed students. Our romantic cozy, comfortable & well-equipped condo approx. 610 sf will make you feel like home, family oriented, mountain view & partial Diamond Head view, close to the zoo, golf course, beach, bank, groceries store, park, restaurants. Portable AC in MB. Pets friendly, please inquire. Kid older than 3 years are counted "occupant". Addt'l local taxes 14.962% & $2300 security deposit is payable directly to host This is more suitable as a homey stay for professionals who travel for short work contract or as a family long vacation stay. Please note that furniture can some times be moved around / re-arranged and general maintenance with repainting / touch up painting may have been done ; the condo interior may look different [from the pictures] at time you move-in but the lay out and all furniture and basic set up are still there for your convenience. We reserve the right to up date the pictures at the last minutes because we currently have tenants occupying the place. We respect our current tenants privacy, we try not to access the property to take pictures. 1 designated parking stall is included. Our condo is adequately furnished with full kitchen , dish washer, smooth cook top stove , full oven, refrigerator and small appliance, washer & dryer, portable air conditioner (in master bed room). The supermarket is just 3 blocks walking distance. Electricity service is not included with this long term rental. Whole condo is yours, including the front lanai. I am available to answer and or returning your phone call 8AM-5PM every day on non emergency matter. You can also send me email or text me after hours. Our condo is located in a residential area, close proximity to golf course, two blocks awya from a nice and large Safeway groceries store. If you like to travel around by buses, just walk to the street corner where the bus stops are. It's important that tenants must respect our house rule for quiet hours ; no loud laugh, talk or playing games/ tv/ music on high volume between the hours of 10 PM and 7 AM. Any complaint from neighbors or any house rules violation may be cause for cancellation of your stay immediately without refund. For those who do not like to drive around, our location is very convenient as you can just walk within 1/4 the block to a bus stop . For groceries shopping and restaurant, the Kapahulu shopping center is on the main street 4 blocks away. Within walking distance is a bicycle/jogging/walking path , lovely Waikiki beach or the leisure golf course. You can also just hop on a rental bicycle at Biki station conveniently located at the end of the golf course just a 6 minutes walk away. * All Tenants/guests are subjected to background screening. *Please make sure to comply with current orders of the Hawaii State due to Coronavirus , please go to : "honolulu dot gov/mayor/proclamations-orders-and-rules" * Our rental is only for month-month (not priced with daily rate). Please inquire about length of stay. * Additional charge for Local tax 4.712% is due to owner upon move-in (payable by check or cash; credit card convenience fee 3% applied) * If you are not a contract professional/military personnel, diplomats, or students, there is additional TAT tax of 10.25 % required to be charged upon move-in , total of 14.962%. However, TAT tax is not applicable to any 180 days rental. * Potential tenant(s) must show birth certificate for any child younger than 3 years old who will stay with you. * Standard rental agreement with house rule & addendum must be signed by all tenants upon move-in. *Pet fees: pet security deposit $800/pet to owner, accommodation $100/pet/month and additional $250 cleaning fee. * Electricity & internet service are tenants responsibility (not included with the rent) SECURITY DEPOSIT: The deposit is fully refundable within 14 days upon move-out, provided the following conditions are met. 1. No damage is done to unit or its contents, beyond normal wear and tear. 2. All debris and rubbish are disposed properly off the property. 3. The property is left locked , all windows and doors are closed, and all lights , fans and A/C are turned off. 4. No linens or towels are lost or damaged. 5. No early move-in/ or late move-out, unless agreed upon by owner. 6. The tenant(s) is not evicted by the owner (or representative of the owner) or the local law . 7. No excessive cleaning is needed. 8. All the house rules and conditions of the agreement have been complied with.
