Lako House is a large 3-bedroom ocean-view family home with 3056 sq-ft / 284 sq-m total living space. Main House (3-bedrooms) has a total of 2 king beds + 4 single beds + 4 trundles (8 single beds); total of 14 beds. Sleeping double in king beds give a max occupancy of 16 persons. The 2 singles in the Twin room can be combined into a double; separate fee. OHANA Mgr unit NOT AVAILABLE to rent. IMPORTANT: As of Jan 2022, Hawaii State/County vacation rental taxes: 17.962% of host-only amounts. Amazing 180 degree panoramic view of the Big Island's west coast ocean views from backyard / poolside lanai ... Private pool (not heated) and Jacuzzi (heated with guest accessible timer) Lako House is located in quiet 'Komohana' residential sub-division and is 10mi / 16km south of Kona (KOA) airport; 1mi / 2km from downtown. Large Main House has in total 3 bedrooms with 14 beds, 3 full baths + 1/2 bath + guest W/C.. Lako Main House has all the full amenities that you'd find at home. Two person stay ==> Master room only; other rooms locked (1 King, 2 trundle beds = 4 singles, 2 bathrooms + 1/2 bath + guest W/C) Three person stay ==> Master & Twin Room OR Big Room; other room locked (1 King + 2 trundle beds = 4 singles + 2 singles, 3 bathrooms + 1/2 bath + guest W/C) OR (2 Kings + 4 trundle beds = 8 singles, 2 bathrooms + 1/2 bath + guest W/C) Four person or more stay ==> Master, Twin and Big Room (2 Kings + 4 trundle beds = 8 singles + 2 singles, 3 bathrooms + 1/2 bath + guest W/C) Note about Twin Room: Optional single to double bed conversion ... The two (2) single beds in this Twin room can be combined into one double bed; $75 set-up / take-down fee. All areas are guest accessible EXCEPT: Certain Lako Staff storage cabinets / closets in Main House and the ENTIRE garage & Ohana building areas. Once your booking is accepted on the Airbnb portal, we'll talk by phone to answer all questions you may have and, then also help you as needed, to complete our required (separate) booking / tax payment forms if you choose to complete the reservation with Lako House. You will have 24-hours from the time of Airbnb booking acceptance to complete the required booking form and make tax payments. IMPORTANT NOTE: As announced by Hawaii County on 10 Dec 2021, for all stays from 01 Jan 2022 onward, an additional transient accommodations (short term rental) tax of 3.0% is also levied by Hawaii County for all legally operating short term rentals in Hawaii County. Also, as of Jan 1st, 2020, Hawaii State Excise (sales) tax and Hawaii Island Occupancy ('Transient') tax rate was raised to a total of 14.962%. From 01 Jan 2022, Hawaii County Transient Accommodations Taxes of 3% were added; total taxes due is now 17.962%. Guests agree and cannot negotiate any taxes levied by the State of Hawaii or Hawaii County. These taxes are billed & collected SEPARATELY by the host and will be paid by the guest .. Taxes are based on the total AirBnB published Lako House price & fees, less any discounts. Once booking is complete on AirBnB, we will send you an e-mail with our liability waiver and security deposit requirement (no transaction / authorization hold only), we will also send you doc's that describes our house information, do's & dont's, etc. Upon arrival at Lako House, we will provide you a short (over-the-phone) update / guidance about the house. During your stay, if you have any issues or problems, you can contact us 24/7 and our local Kona team will assist your needs. The property is on a 19,000 square-foot lot and has trees and very tall & thick greenery separating the nearest three neighbors' property to the east and the south. Lako Street is to the north (~3-4 blocks up the hill) and to the west (ocean view direction), the property sits on top of a 30-foot high wall and with a 180-degree view, overlooks the ocean and properties far below (no neighbors). Activities nearby: At the beaches: Swimming, Snorkeling/Diving, Surfing. In the ocean: Sailing, parasailing, Fishing. Everywhere else: Biking, Hiking, Golf, Tennis, Shopping, Sightseeing, Restaurants, Cinemas/Movie Theaters. Kona and the 'Big Island' has it all! Other Activities: Walk, Drive or Transit to Shopping & Dining, Drive by car to nearest in-town shopping or dining is less than 5 minutes away, Downtown is 5-10 minutes away, The closest Beach (Kahalu'u Beach Park) is about 5-minutes by car. In the Kailua-Kona area, the nearest beaches are along the road called Ali'i Drive, five courses nearby Golf Courses, ten other courses on the western side of the island, and another four courses in the Hilo area. There are public buses covering the main highway and beach roads and of course, taxis / UBER / Lyft are available BUT, we HIGHLY booking a rental car(s) as soon as your group have fixed their stay dates. Note that Lako House can accommodate up to 5 vehicles in its VERY large driveway / carport area (see pictures). WARNING: ABSOLUTELY NO COMMERCIAL VEHICLES ALLOWED TO ENTER THE LAKO HOUSE DRIVEWAY. There is a $250 fine levied on guests for EACH time any unauthorized commercial vehicle enters the Lako House property driveway past the gate boundary. PARTIES / GATHERINGS / EVENTS ARE NOT PERMITTED without prior Lako House owner authorization AND mutually signed terms & conditions agreement in place. Surveillance cameras (8) monitor property and record 24/7 <== Outdoor / Outside view ONLY. Airbnb recommended Noise Level Monitoring stations are on property (maker: Minut). For more information, please visit Minut's website at Minut dot com For extended duration bookings that utilize any sort of VERY LARGE discounted stay rate (such as a monthly rate), there are (potentially) three extra charges levied. To avoid extra charges, please do practice water & electricity conservation whenever possible and prior to check out, please return the house to its original organized and clean state. For bookings that are deemed highly discounted or long term, Lako House will publish actual water & usage data to the guest (by text and/or e-mail) whenever average usage exceeds 60% of allocation. 1) Water Usage: Initial water allocation is 7500-gallons per month (average 250gal/day ~10 showers/day). If actual water usage exceeds this amount over the days stayed, there is a $2.50 charge for each subsequent 250-gallons amount of water used ... EXAMPLE: Over a stay of 30-days, if actual water usage was 13,063 gallons; extra water charge would be (13063 minus 7500) / 250 = 22.252 ==> $2.50 x 22.252 = $55.63 (~$1.85/day) <== extra water charge. 2) Electricity Usage: Initial electric allocation is 1200kWh per month (~average 40kWh/day); note that typical Lako House guest usage is 1000kWh/month). If actual electric usage exceeds this amount over the days stayed, there is a $4.00 charge for each subsequent 10kWh amount of electric used ... EXAMPLE: Over a stay of 30-days, if actual electric usage was 1474kWh; excess electric charge would be (1474 minus 1200) / 10 = 27.4 ==> $4.00 x 27.4 = $109.60 (~$3.65/day) <== excess electric charge. 3) Cleaning: While the standard short term stay / low persons count departure cleaning fee initially charged via Airbnb is $400, there will be extra cleaning charges @ $60/hr if the house is left in a particular dirty / messy state. To AVOID extra cleaning charges, be sure that all kitchen items, all furniture & household items are returned to their proper places, all kitchen items are cleaned and put away, counters cleaned, fridge cleaned, floors swept and USED sheets, pillowcases and towels are put in two piles in the Main House inside entryway.
