Both rooms have ample natural light, each w/4 large windows overlooking woodland gardens. 2nd bdrm has a single bed/bureau/full size desk/work area/closet/kitchen essentials; dishes, silverware etc. Bathrm has full size tub and shower. Waban is a beautiful suburb and neighborhood surrounded by woods, walking trails, the Charles River and just 7 miles to Boston, 8 miles to Cambridge and a 10 minute walk to the Waban T station which brings you directly to Boston, Longwood Medical Center, and other surrounding communities. Waban Square offers a Starbucks, restaurant, grocery store w/delicious prepared foods, hardware store, bakery, banks and a post office. We are also only a 5-7 minute drive to Whole Foods and Trader Joe's. This space does not have a private entrance. It is a suite in our home on the second floor. Your private space has a mini fridge and freezer, full size microwave, Keurig coffee maker with pods and creamery, a hot water kettle. microwave, small fridge with freezer and kitchen accessories. The house is primarily decorated in mid century modern with a modern twist in a modern arts and crafts bungalow with original artwork throughout. A lovely quiet neighborhood, our home offers a second floor suite with one good size bedroom, an abundance of natural light, and is surrounded by views of trees and woodland gardens. The master bedroom room has a full size bed, a designated work area, a sitting area with a sofa and coffee table, and if needed, opens to a full size bed (with a very comfy memory foam topper). Please note: if you choose to use the sofa as a bed, you are forfeiting the use of the sofa. The suite also has a charming second bedroom with a single bed, closet, bureau and desk and kitchenette area. The bathroom is small with a full tub and shower that is next to both bedrooms. The suite/sitting area has complete wifi (250 mbps), a 42" TV. The room also has a privately controlled thermostat, room air conditioners and a fan to be used at your discretion. If you have a car, you may share parking in our driveway. Our home is centrally located. Just less than 10 minutes away from Boston College, Wellesley College and Chestnut Hill, as well as being close to and commutable to Harvard, MIT, Boston University, Wellesley College and any major college in the Boston area. We are also just minutes to the Massachusetts Turnpike which brings you to the Berkshires in Western Massachusetts or if you prefer the ocean or mountains, we are minutes away from 128 which will lead you to Cape Cod, Gloucester and Rockport, Martha's Vineyard and Nantucket, Portland Maine, New Hampshire or Vermont, in addition to being only 14 miles from Logan International Airport and 20 minutes commute to all the major hospitals via the green line, which is just a 10-12 minute walking distance from our home, into Waban Square. Access for guests is limited to the suite, den, kitchen eating area and all outdoor areas, including eating areas. Available to help and interact with quests anytime. Quiet quaint neighborhood known as 'Wonderful Waban' is one of the 11 villages of Newton, all with their own character and charm, and all easily accessible by car and some within walking distance. Waban's charm is enhanced by it's beautiful walking trails, a few minutes away by foot is the Charles River, the Aqueduct and wooded areas, Cutler Park, and many outdoor walking trails. Newton has also been consistently ranked as one of the best and safest cities to live in in the country. If you really enjoy the outdoors, nearby and within 15-20 minute drive is the Arnold Arboretum of Harvard University, designed by Fredrick Law Olmsted and is the second largest 'link' in the Emerald Necklace and is also on the US Register of Historic Places, as well as Lake Waban and Echo Bridge (which is within walking distance). We are within walking distance (1/2 mile) to Riverside Green Line T into Boston. The stop is Waban Square. We are also within minutes to 128 N/S and the Mass Pike. Perfectly located to Boston hospitals, walking distance to Newton Wellesley Hospital and Waban Square. 1. We ask that guests remove their shoes when entering the house. Shoes can be left in the mudroom which is the entranceway. 2. We have a strict non smoking policy. 3. We ask that you observe quiet hours: Sunday–Thursday from 10pm-7am, Friday–Saturday from 11pm to 8am 4. No outside quests, unless agreed upon in advance. 5. The house does not have central air, however the suite is equipped with 2 window air conditioners, one in each room, as well as fans. The house is surrounded by trees keeping it relatively cool at night. 6. Guests staying 6 nights or more are welcome to schedule the use w/d in the basement. 7. Guests staying a week or more are entitled to clean sheets+towels. 8. Please indicate before arrival if you would like to use the sofa as a bed so it can be set up for your personal needs. 9. Because guests do not have access to the kitchen for cooking, they commonly purchase prepared or frozen foods which they then refrigerate and heat up in the microwave, or use delivery services for take-out.
