This very small first-floor rear studio offers everything you need for a comfortable extended stay, including your own private enclosed patio—a rare find in Beacon Hill. 🛏️ Sleeping & Living Space The studio features a comfortable queen-size bed with blackout curtains for a restful night’s sleep, a dining table for two, and high-speed Wi-Fi for work or leisure. Though compact, the layout is designed for efficiency and comfort. 🍳 Kitchen & Dining The small but fully equipped kitchen includes a dishwasher, microwave, electric kettle, blender, drip coffee maker, toaster, pots and pans, mixing bowls, utensils, and wine glasses—everything you need to cook at home. (Pantry staples like coffee, oil, and spices are not stocked unless kindly left behind by previous guests.) 🛁 Bathroom The private bathroom includes a bathtub with shower, sink, and toilet. Fresh towels are provided. Please note: face cloths are not provided. 🌿 Private Outdoor Space Enjoy your morning coffee or evening wine on the enclosed patio, a cozy spot to relax in privacy. 🚫 Pet Policy No pets allowed. 🧺 No laundry in building- "Suds & Duds Laundry" or "Myrtle Street Laundromat" 👶 Traveling with Kids? We offer a Pack & Play for $50 per stay. Please request it 24–48 hours in advance so it’s ready upon arrival. 🌡️ Heat & AC (Massachusetts Compliance) This unit has window AC during the warmer months. Per state law, heat is provided from September 15 to May 31. Guest access 📩 Check-in instructions will be sent the day before your arrival. Please note that a valid photo ID may be requested prior to receiving check-in details. Other things to note 🚫 No Elevator – 1st floor. Few steps at entrance. 🚽 Plumbing Reminder – DO NOT FLUSH ANYTHING down the toilets other than toilet paper. Absolutely no “flushable” wipes, tampons, or other items. The building’s pipes are very old, and even a single wipe can cause severe clogs, requiring walls to be opened for plumbing access and repairs. 🏥 Medical Stays – For guests staying for medical or hospital-related reasons, we are pleased to offer a 10% discount on the nightly rate. 👶 Pack & Play – Available for $50 per stay. Must be requested 24–48 hours in advance so it’s ready upon arrival. 🍳 Kitchen Supplies – While we provide pots, pans, and basic cooking tools, we do not supply oil, salt, pepper, coffee, or other food-related items. You may find a few pantry items left behind by previous guests. 🛏️ Linens & Towels – We provide 100% cotton linens and clean bath towels, but we do not provide face cloths. Some linens may show light stains due to the lack of industrial laundry facilities, but they are always clean. If needed, we’re happy to provide a fresh set. 🆔 Guest Identification – The host reserves the right to request a valid photo ID before sending check-in instructions. No refunds will be issued for failure to provide identification. Minimum Age & Guest Composition - The primary guest must be 21+ and present for the entire stay. Reservations intended to allow under-21 guests to stay without appropriate adult supervision (for example, one 21-year-old booking for multiple 18–20-year-olds) are not allowed. 🐾 Support/Service Animals – A doctor’s note or doctor-signed certificate is required before hosting. 📦 Lost & Found – Forgotten items can be shipped back for a $25 handling fee plus shipping costs. Unclaimed items are donated or discarded after 14 days. 🅿️ Parking – City parking is always a challenge. We do not have any on-site parking, but we do recommend downloading the SpotHero app and booking a spot nearby! 🅿️ Charles Street Garage (144 Charles St): Ideal for short stays.
