The downstairs is 3 BR 2 BA (this is the price quoted). The upstairs unit is not currently available for rental and the backyard is available for use and is shared only w/ the upstairs tenants. Guest access Live like a local! Long term, 30-day stays or longer offered at a reduced rate, so please specify your preferred dates and number of people (including children). Located in a quiet neighborhood, this home away from home is the perfect retreat to enjoy the magical city of New Orleans! The French Quarter is 2.5 miles away. Audubon Park & The Zoo are a mile away, and Tulane & Loyola are 1/2 mile. The St Charles Ave. Streetcar & the stately Southern mansions of Uptown are only six blocks from the House. Explore Freret st - The cafes, music clubs, and coffee shops are 200 feet from your front door. Walk or bike to the Mardi Gras parades (10 blocks) - the apt is very close to the Uptown parade routes...Muses, Orpheus, Bacchus, and many others! This area is a beautiful, family-friendly part of the parade route. Central air and heat (a must for New Orleans)! There is a fenced backyard with a private Saltwater POOL, a huge deck, and a BBQ. There is a Smart TV in the living room and WiFi is super fast (500mb/dl). There is plenty of street parking out front. The driveway is not for use. Fully equipped stainless steel kitchen with everything you need.... gas stove, oven, microwave, and refrigerator with ice & water dispenser in the door. Laundry room with front-loading LG washer & dryer too! Less than 5 min by car from the shopping & restaurants on Magazine Street, Golf at Audubon Park, The Audubon Zoo, The Prytania Movie Theater, and Whole Foods Grocery Store. Venture a little further & you can check out the Aquarium, or just sit & watch the mighty Mississippi River roll on by. Casual meals are steps from the house: Dat Dog, Origami, Cava, Chinchis, Midway Pizza, High Hat, Company Burger, Wayfare, Mint, etc. Grab a handcrafted cocktail at Cure. Mojo coffee & Humble Bagels are two blocks from the house Other things to note This is a 100% independent unit in a top/down duplex. The backyard is shared with the upstairs tenant only. The house is 100 years old and like many places uptown, is a shotgun apartment, which means you will walk through one of the front two bedrooms to get to the back side of the house. I've never had anyone complain about it, but some folks not from New Orleans are sometimes confused by it :-) Absolutely NO smoking indoors or on the front or back patio; No Tobacco; No pets without deposit & cleaning fee; No unfriendly or unhousebroken dogs; No glass around the pool; No parties. No additional guests, or overnight guests without prior permission; Quiet hours - please be respectful of the neighbors at all times, but especially during quiet hours; Minimum age to rent is 25 years old; Upstairs tenants have a very friendly doodle. Swim at your own risk! All children & pets must be accompanied by an adult at all times when in or around the pool. There is no safety fence around the pool. Must climb a small flight of stairs - Like most houses in New Orleans, it is elevated a foot or two. There are four small stairs to the ground level. During October/November, the pool will often have leaves falling in it - nothing a quick skim can't solve! The weather in New Orleans is volatile - sometimes it is warm enough in Fall/Winter to swim, sometimes it is not! The pool will be clean and ready for you to take a dip either way! You may have to skim if it's fall bc a few leaves will fall in the pool every day, and we get the pool cleaned weekly. NOT an ideal location for bachelor or bachelorette parties.
