This historic New England farm and home is on almost 7 acres of land with mature gardens and places to hike, it is a warm and inviting place to spend lovely summer days by the pool and enjoy warm nights by the fire in the fall and winter. Kitchen and bathrooms all renovated. Located centrally in Ma- 90/495 interchange. Located 45 minutes from Boston, beach, history, mountains, lakes, & NE sports. This home is in historic Hopkinton, where the Boston Marathon starts, center of MA. The space Space sleeps 10 comfortably. The house has rustic charm, but key modern comforts of home, fully stocked kitchen and land to hike and enjoy nature, with a private pool and hot tub to enjoy. Guest access All spaces are usable. If Barn is wanted, there are extra fees. Other things to note • The house is old, so if something isn’t working right, please let us know. Please be patient if something needs fixing or isn’t working and we will do our best to get to it right away. Please keep children from chewing on walls, paint has lead in it, and we do not want anyone getting sick. • We have a few people that will come for maintenance of the property. Don’t worry if you see someone on the grounds, they are likely there to do maintenance. But, if you are concerned, feel free ask us to be sure. If we have to enter the house we will inform you in advance. • We are working to clean up the barn, and we do not want anyone from our guest to utilize or enter the barn during your stay. It is old, and we wouldn’t want anyone to get hurt. • The pool is yours to enjoy, it may have bugs and wildlife that need to be cleaned before use, feel free to do so before you get in as our pool man only comes bi-weekly. There is no lifeguard on duty and therefore we ask that an adult is present while any children under 14 are swimming for safety. There are pool rules and safety equipment to assist if there are any incidents that require need. Call 911 if there is any emergency. Pool is closed from October through April. • Feel free to explore the property, walk at own risk as there is an old quarry on the property and we don’t want anyone to get hurt. Hike at your own risk. We do have an outdoor fire pit grill, and you may use the wood that is outside near the doorway. Do not leave a fire unattended. • Please feel free to use the laundry room. Also, some of the rooms do not have closets, due to the age of the house, but there are extra closets in the laundry room for use. There is NO MAID service during stays, so please keep the house neat and tidy for your optimal comfort. • The house has air conditioning and central heat but temperatures differ in different parts of the house, we have left fans for your use as well. Also, the room off the sun room has air only in the bedroom and we ask that that door is kept shut while air is on to keep it cool. If leaving the house or not using the room, please turn off the air conditioner. This room also has portable heater. The sun room is meant to be just that, a sun room, which in the winter is delightful, but warm during the summer. • We kindly request that you refrain from using any of the fireplaces, insurance does not allow use from guests. • This is a smoke free house; we kindly ask that there is NO SMOKING in the house. The patios and pool area can be used to smoke if you wish. • Everything in the kitchen is yours to use as needed and is very well stocked, but if there is something critically needed, please let us know. • This house is located on RT 135 or Main Street, all of Hopkinton is found along this route, including the grocery store, which is on the far end of town, called Price Choppers, you can find most of your key staples there. • The blue/green garbage pail needs to go out on Sunday nights, to be picked up by town the next morning. Please do this during your stay if you are here during the weekend to ensure that trash is not overloaded. • The TV has a DirectTV app, which has all the basic news and TV channels. If you wish to use any other service, please login with your personal information. • We have left 2 sets of keys for your use while at the Manor, please make sure that all 2 keys are left at the house upon your departure, any dirty linens should be left in the room you stayed in and towels can be left on the floor of the laundry room. There is to be no party, no drugs or underage drinking in the house. If you wish to have more than 10 people we must be informed and provide approval, we reserve the right to evict anyone that breaks the house rules.
