★The Fab Four is a roomy and centrally air conditioned home with plenty of space for your whole crew.  Walk to the beach and take the provided beach towels in the little wagon. 1800sf   》4 bedrooms, 3 full bathrooms 》Brennecke beach 12 minutes 》Spacious and fully stocked kitchen 》Washer and dryer in unit 》Shops and restaurants at nearby Kukuiula  and Poipu Shopping Village  》Pool toys including chairs, umbrellas, towels and a wagon. 》Regency at Poipu Kai Resort complex has 2 pools & Tennis This condo is a two story unit at the Regency at Poipu Kai.The main floor has a stacked washer/dryer as well as two bedrooms both with Cal-King beds. The master bedroom has it's own private lanai and a large ensuite. There is also a second full bathroom on the main floor. The upper floor has two bedrooms, one loft bedroom that has plantation shutters for privacy (2 beds) and the other rooms has 2 twin beds which can be converted into a king bed if needed. Each bedroom has its own TV. The kitchen has granite counter tops and is fully stocked with dishes and several small appliances, i.e. coffee pot, rice cooker, etc. The living room has newer furniture and a large flat screen TV with cable. Fast wi-fi throughout the home. Off of the living room there is a large lanai for outdoor dining and a beautiful view of the mountain. If you would like to grill steaks and veggies, there are gas grills located at the pool area There is also a closet with pool toys, a cooler, and shade umbrellas. Home includes 1 reserved parking spot, as well as guest parking in the neighborhood. BOOKING DETAILS: Please send a message before sending a booking request to confirm availability. We do not accommodate weekend wrap around bookings - for example - friday until the following sunday, as that's 4 weekend nights and 5 week nights. >>ADDITIONAL TERMS WHICH YOU AGREE TO: ACCEPTANCE OF PREMISES. By 5pm (PST) on the day following the check-in date, the guest will have inspected the premises, furnishings and equipment, and found them to be satisfactory. All plumbing, HVAC, electrical systems, pool / hot tub (where applicable) are operative and deemed satisfactory. If the renter has identified any areas of concern, including damaged or missing items, items in unsatisfactory condition, send the owner a note with photos detailing the issues within 24 hours of check-in time and your proposed remedy (if any). This process will serve in lieu of an in-person walk through inspection. The owner is aware of minor paint scuffs and normal wear and tear on items that are consistent with rental properties. This supersedes Airbnb policy on the timing window for which issues must be reported. BREAKING RULES MAY RESULT IN TERMINATING THE STAY WITHOUT REFUND: The HOA and Owner take rules regarding maximum occupancy, quiet times, and street parking very seriously. Violations may result in immediate termination of the stay, without warning and without refund. NO REFUNDS or RENT ADJUSTMENTS: No refunds will be provided due to inoperable appliances (including A/C), pools, hot tubs, elevators, etc. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of g-d or nature. NO CANCELLATIONS, REFUNDS or ADJUSTMENTS outside of the cancellation policy stated at the time you booked. There are no refunds or adjustments for health, covid, quarantine, or travel interruptions. Guests are advised to research and purchase trip insurance which covers trip cancellations and interruptions. CONNECTIVITY / INTERNET: The landlord is unable to guarantee reliability or performance of the internet, which is ultimately the responsibility of the local provider. If there are internet issues, the owner will provide the renter account information which they can use to troubleshoot directly with the service provider. The owner will not be able to assist in trouble shooting and will not be able to meet a technician onsite.. The owner agrees to pay service costs if a technician needs to come out to diagnose and remediate the service. For short-term stays, there is no guarantee a technician can be scheduled before the end of the stay. It is advised to bring a personal hotspot for back-up. FEES AND COSTS TO RESTORE: In addition to actual time and materials costs, $125/hour will be charged to perform, manage, coordinate, and oversee repairs and restorations to damage done during the stay. For example, this hourly charge applies to replacement item shopping, soliciting bids from vendors, meeting contractors onsite, inspection of completed work, research and travel time to purchase supplies, and time to perform repairs. This rate applies to ‘administrative time’ as well as any court / legal time required related to damages, violations, or infractions. This amount is above actual costs to remedy. Given the frequent turn over the home, the owner will optimize for timely and professional repairs, and is under no obligation to use the least expensive means of restoration. The renter will also be responsible to reimburse for any lost rent if the home is not ready for incoming guests or needs to be temporarily taken off the rental market to accommodate for repairs. NO HOLDOVER / FAILURE TO VACATE: If the renter fails to vacate by the agreed upon time, they may be charged the full night fee + taxes. More importantly, the guest also understands that there may be new guests checking in on the same day they check-out. If this renter’s failure to vacate impacts a future guest reservation or scheduled cleaning, the renter will be responsible to the owner for lost income, impact of negative potential negative review, and any costs / expenses / compensation associated with rebooking or canceling of the inconvenienced party, which may include booking alternate accommodations. RODENTS and PESTS: The environment in Kauai is very agreeable to creepy crawly pests such as roaches. The home is on a regular treatment program with a professional pest control company, so encounters are rare. If a guest spots rodents / pests, please advise by responding to this e-mail. The pest control company will be called out for a supplemental treatment at their earliest availability. Their appearance is not due to lack of unit cleanliness or negligence. Following treatments, there may be some pest fatalities in visible areas. We can have the cleaners come back and do a touch up clean to clear them out. Cancellations / Refunds will not be provided.
