Although condo is "dated," has same amenities/equipment/is SUPER CLEAN. If you are looking for a clean BEACHFRONT condo at LOWER RATE & don’t need fancy-this might be the condo for you. Although AirBnb does not charge for children under 2-years-old (also called infants on AirBnb) we charge $10 per person (regardless of age) per night for parties exceeding 2 guests. NO HIDDEN FEES FREE PARKING IN GATED LOT and FREE INTERNET/WiFi AWESOME! 180º UNOBSTRUCTED OCEAN /SUNSET VIEW!! BEACHFRONT!!! LIGHT, BRIGHT, AIRY, AND SUPER CLEAN CONDO! When we say BEACHFRONT, we mean absolute beachfront! The PRINCESS BUILDING sits smack dab on the beach in the photo! It's the most beautiful beach on Oahu. A secured 16-story building (2 elevators) with pool, hot tub, tennis, outside BBQ area, Rec Room with ping pong table. This condo is on a mid-level floor. This is a one-bedroom/one-bath (shower/tub combo) condo. It has a lovely lanai with unparalleled 180º ocean/sunset view. Lanai sunshade. This unit has not been remodeled as recently as our other condos—THE RATE REFLECTS THAT! It has carpet instead of tile and a queen bed rather than a king bed as our other units have. Although the condo is "dated," it has all the same amenities and equipment, and is SUPER CLEAN just like the rest of our condos. So if you are looking for a squeaky clean condo at a lower rate right on the beach but don’t need fancy—this might be just the perfect condo for you. Queen bedroom and queen-size sleep sofa in living room. Fully furnished full-size kitchen with full-size appliances (fridge has icemaker) and all the necessities. We supply all dishes, pots 'n pans, silverware, toaster, regular drip coffeemaker (filters are provided), microwave, and a blender for making those onolicious Hawaiian fruit smoothies. We also have a dishwasher, 2 TVs, ceiling fans, stand fans, washer/dryer, iron/board, all linens (including beach towels), hair dryer, beach chairs, mats, boogie boards, snorkeling equipment, beach umbrella, and cooler. The spices in the condo vary—some guests buy new and leave-so we never know exactly what is there—best to check first and then buy accordingly. We even provide binoculars for in-condo use--watch right from your lanai as the whales (in season), dolphins, and giant sea turtles put on a show! **PLEASE NOTE: NO CENTAL AC--has a portable AC in the bedroom for nighttime sleeping comfort, but it will not cool other rooms. The great majority of folks are very comfortable when everything is left open letting our wonderful trade winds, great cross ventilation, ceiling fans, and stand fans keep the condo fresh with tropical breezes! PLEASE NOTE: If you really like cool inside temperatures , this is NOT the condo for you. OUR CONDO IS NON-SMOKING! NO PETS! THE PRINCESS IS A SMOKE-FREE COMPLEX! Smoking is NOT ALLOWED in the units, on the lanais, in/at the corridors, elevators, pool, rec room, BBQ area, or in the lobby! Smoking is permitted ONLY in designated smoking area with umbrella table and chairs located well away from the building. Out of respect for our neighbors, some of whom are full-time residents who treasure their peace and quiet, and others are vacationers who want a quiet period of relaxation, we allow no visitors. Only the registered guests may occupy condo. We require a Rental Agreement with a simple, short basic information form that needs to be filled out, signed, and returned to us before Arrival Info is e-mailed to you. This document will be e-mailed to you immediately after confirmation. Makaha is on the NON-TOURISTY side of Oahu--very much "OLD" Hawaii--nothing new or fancy here! Our location is out on the beautiful Leeward Coast with its incredible beaches. This is NOT a touristy location, and it is about a 45-minute to an hour's drive, depending entirely on traffic, to Waikiki & Honolulu. ALL MAJOR ATTRACTIONS ARE A LONG DRIVE FROM CONDOS. ALL HAWAII BEACHES ARE OPEN TO THE PUBLIC; however, since there is not much public parking in the area, our beach is generally not crowded. The Princess has NO control over who uses this beach. There are homeless camps along the coast island wide, but not on our beach. Makaha has lots of fast food and ethnic restaurants (be sure to try BEACHHOUSE 604, a guest favorite where you can eat outside by the ocean--watch for the dolphins). Spicy House in Maili has wonderful Thai food, and it not too far from condo. There is fine dining only 20 minutes away at Ko'Olina and Au'Lani Disney Hotel. Kapolei is about 20-25 minutes away, and has MANY great restaurants and really nice shopping. There is a water park in Kapolei. All drive times are subject to time of day and traffic of course. World-famous Makaha Surfing Beach (home to international surfing competition) is just a very short hop down the coast from the condo. Entire condo is yours. I am almost always available by text or email--I reply quickly. :) ECLECTIC NEIGHBORHOOD WITH FOLKS OF MANY DIVERSE BACKGROUNDS, ECONOMIC STATUS, AND STYLE. THERE ARE SOME RICH AND FAMOUS FOLKS AMONG MANY LOCALS--ALL LIVING IN HARMONY. YOU MAY SEE A MANSION BEHIND LUSH LANDSCAPING BESIDE A LITTLE WOOD SHANTY OR EVEN A QUONSET HUT! NO WORRY--ALL LOVING AND LOVING HAWAIIAN STYLE! THE ALOHA SPIRIT IS ALIVE AND WELL IN MAKAHA!! EMBRACE IT! Should you have any questions, please feel free to e-mail us affordableoceanfrontcondos • SUPPLIES: Upon arrival, the condo will be furnished with a small supply of paper products: toilet tissue, etc. Additional supplies will need to be purchased at the guest’s expense during the rental period. We recycle plastic trash bags—look for trash bags in hall closet or perhaps over the fridge. Trash should be emptied every day—chute is at end of corridor to your right. Please do not leave food on counters—remember you are in the tropics.  THE BUILDING MANAGER HAS NOTHING TO DO WITH OUR PERSONAL CONDOS, SO PLEASE CONTACT US IF YOU HAVE A PROBLEM INSIDE THE UNIT: affordableoceanfrontcondos Contact Building Manager FOR GENERAL BUILDING PROBLEMS (e.g., water leak coming in from another unit, or an emergency flood in our unit, fire, noisy neighbors, etc.)/ Please let us know about it too. PLEASE NOTE • Princess building has central AC that is water-cooled and mounted on the roof; however, please be aware that this type of tropical AC is NOT like Mainland AC meaning it will never get very cold--just not that kind of design. With everything left open along with ceiling fans, & stand fans blowing, and our "normally" great trade winds along with our excellent cross-ventilation, the condo is generally comfortable for most guests. If you require really cool inside temperatures, this is not a good building choice for you. • NON-SMOKING: All of our condos are STRICTLY NON-SMOKING (all forms of tobacco, vaping, marijuana, etc). This includes the lanai. Violation of this term will result in a PRINCESS ASSOCIATION "NO WARNING" FINE OF $500, PLUS termination of occupancy and forfeiture of any remaining balance plus Damage/Loss deposit. The ENTIRE PRINCESS COMPLEX IS SMOKE-FREE COMPLEX. SEE HAWAII STATE LAW REGARDING SMOKING. A Designated Smoking Area is nearby. • ANIMALS: No animals of any kind are allowed in the condos at any time. • ARRIVAL INFO: Once full payment is made and all booking paperwork has been signed and returned, we will e-mail Arrival Info. You should let us know IMMEDIATELY that you have the A/I and then PRINT a copy to take along with you. The info is extremely important and includes pertinent info. • DEPOSITS/FEES: ~THIRD-PARTY BOOKINGS: Respective Policies apply ~ OUR DIRECT BOOKINGS:The Damage/Loss Deposit (TAKEN IN THE FORM OF A CREDIT CARD AUTHORIZATION (CCA) THAT IS NOT PROCESSED BUT SIMPLY HELD ON FILE) shall serve as a deposit for any items missing and/or damage to the condo and/or its contents including any extraordinary cleaning required. If condo is left in satisfactory condition at the post-departure inspection, we will e-mail you to let you know that your CCA has been shredded. Cleaning fee is for condo cleaning after you check out—no cleaning service is provided during your stay. • CHECK-IN PROCEDURE: Instructions for check-in (Arrival Info) will be emailed to you. Check-in time is 4:00 p.m. Check-out time is 10:00 a.m. PLEASE DO NOT ARRIVE BEFORE 4 PM—YOUR CONDO WILL NOT BE READY. • CHECKOUT PROCEDURES: -LINENS: All linens including beach towels are supplied. PLEASE READ CAREFULLY SO THERE IS NO MISUNDERSTANDING. Although certainly NOT REQUIRED, we VERY SINCERELY APPRECIATE GUESTS who leave all linens stain-free, washed, thoroughly dry, and neatly folded before check-out. Mahalo for your kokua (Hawaiian for help/cooperation). You DO NOT have to clean anything—just kindly do the linens if you can--don’t worry if you can’t--we understand, and it is NOT required—just an “aloha courtesy.” PLEASE DO NOT MAKE UP THE BED! • Remove all food from the refrigerator unless it is something that can be used by the next guests (e.g., soda, eggs, unopened items, etc.). Please do not leave any opened items or leftovers. • Load dishwasher, add detergent, and START it. • Empty garbage—chute at end of corridor to your right as you exit your unit. • Close and lock all windows/doors, turn off fans/AC. • Leave furniture and equipment arranged as you found it. - Key must be returned to the lockbox and Guest Sets left in condo or a $195.00 FEE (HI-SECURITY KEYS/FOB WITH CHIP/PERSONALIZED LANYARD WITH ID) per set will be assessed. We are not responsible for items left in the condo • Check-out time is not the best time to tell us about any problems in the condo (e.g., appliance not working)—we would like make corrections during your stay if you are truly inconvenienced. If you have a minor problem like a burned-out bulb or a dead remote battery, there are extras in the condo (batteries in bottom drawer of fridge). • CANCELLATIONS: IF YOU ARE BOOKING VIA A 3RD PARTY, THEIR RESPECTIVE CANCELLATION POLICIES APPLY. IF YOU BOOKED. DIRECTLY WITH US: All reservations* cancelled are subject to a cancellation/administrative charge of 10% ($100 minimum). Cancellation charge for HOLIDAY *reservations from December 15 – January 5 is 10% (minimum $175). For reservations canceled at least 60 days (90 days for December 15-January 5) notice prior to scheduled arrival, a 100% refund will be made minus the applicable cancellation charge. No refund will be made for less than 60 days notice (90 days for reservations from December 15-January 5) unless the condo is re-rented for the reserved period. If the unit is re-rented, all monies received (**) will be refunded less the applicable cancellation charge. No refunds will be made for early departures or if the number in party decreases**We will run a special or take bookings from other sources that require fees in order to re-rent a unit. Re-rented dates may break within your cancelled dates. Please consider purchasing Travel Insurance for your protection. . There will be NO REFUNDS for “Acts of God” (e,g, weather over which we have no control). WE STRONGLY RECOMMEND THAT YOU BUY TRAVEL INSURANCE. - There are many websites for travel insurance. • TERMS OF OCCUPANCY: The rented property is a private residence and you agree to indemnify the owner for any damage or loss to the property or its contents that occur during your stay. PLEASE NOTE: ONLY THE REGISTERED GUESTS AS AGREED UPON AT THE TIME OF BOOKING WILL BE ALLOWED ACCESS TO THE CONDO. Occupancy limits/names of occupants apply at all times. Violation of occupancy limits will result in the forfeiture of all monies and termination of occupancy. We reserve the right to inspect the property during your stay for due cause or emergencies. Further you agree to abide by the rules and regulations of the condo association and community and refrain from any activity which interferes with the quiet enjoyment of its residents as well as any illegal activity. AOC reserves the right to substitute comparable accommodations in the event of an emergency including a booking error. The latter has NEVER happened to us, but it has happened to other owners, and we are only human. We will do everything in our power to make sure that all bookings are carefully documented and in proper order. AOC is not liable for failures of any equipment, systems, or appliances, as major repair problems cannot be foreseen. It is very difficult (often impossible) to schedule immediate repairs, so your patience is appreciated. Please do not rearrange the furniture (including moving interior furniture to lanai) or move any furnishings/linens/kitchen items to any other unit. A charge will be deducted from your REFUNDABLE Damage/Loss if housekeepers have to re-arrange furniture or find correct location for furnishing, beach equipment, kitchen items, or linens. NO SMOKING. NO DRUGS. NO UNDERAGE DRINKING. Any violation of the above will result in immediate eviction with no refund due and no return of Damage/Loss deposit. • Sorry, but we do not rent to any groups. We are committed to maintaining a quiet, orderly, smoke-free atmosphere for the enjoyment of all guests and permanent residents. • CASTASTROPHIC EVENTS: If a catastrophe (e.g., hurricane, tornado, earthquake, flood, etc.) or any situation simply beyond our control, impairs the vacation rental, AOC is not responsible for finding alternate lodging for the renter or for the renter's financial losses related to transportation or alternate lodging, nor inconvenience. If, on the day that the rental is scheduled to begin, the property is uninhabitable, or the property is not reachable by the usual means of transportation, or access to the property by visitors has been prohibited by authorities, then AOC will refund the money paid by the renter for the rental. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. . There will be NO REFUNDS for “Acts of God” (e.g., weather over which we have no control). Whether you own property, run a business, or rent a condo in Hawaii, the threat of a hurricane, flood, or tsunami is always present during certain months of the year, and we all assume this risk. Therefore, we strongly recommend you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk. There will be no refunds of any kind for evacuations. Your safety is first and foremost, but if there is time, please help us secure our property. An Emergency Handbook is in each condo. The most important trip insurance is Trip Cancellation and Interruption protection. Illness, death, weather, accident, and natural disasters are a few of the many variables that lead to trip cancellation and interruption. Trip Cancellation and Interruption protection protects the customer against these forms of unpredictable situations in the reimbursement of normally non-refundable, vacation payments. Additional travel expenses, such as an extra airline ticket or hotel room due to a missed departure, may also be covered if the policy covers the reason. Trip interruption due to illness is another reason also covered by this insurance. • BUILDING MAINTENANCE: Just like your home, at times the condo building must undergo routine and emergency-type repair and/or maintenance. We will always try to give you notice if we know in advance. Your cooperation and understanding are sincerely appreciated. LIMITATION OF LIABILITY: Some activities in which guests engage are especially dangerous and include but not limited to scuba diving, snorkeling, deep-sea fishing, golfing, swimming, boogie boarding, surfing, hiking, and mountain climbing. This list is not all-inclusive, but simply points out some of the hazards of vacationing in Hawaii. Guests may also encounter the following risks: slippery floors, rugs, and stairs, especially when wet, lanai with spaces between rails that are dangerous for little children—(please note: parents should be very careful about letting children out on the lanai unattended—children are very curious and adventuresome particularly wanting to see what is below, beyond, above, or otherwise non-visible places from the lanai. They may climb on lanai furniture or railing to access better views. This is very dangerous, and owners cannot be responsible or held liable for such behavior)--precipitous drop-offs on ocean floor, unfenced pools, faulty electrical/plumbing systems, gas BBQ grills, clean/clear sliding glass doors, and dangerous stairs or pathways, Therefore, each guest agrees that he/she is voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property.
