Pool, tennis court, and two bar-b-que on premises. All beach needs provided: towels, umbrellas, cooler, Each bedroom has its own lanai and bathroom. This condo is fully furnished and has beautiful island decor. What really makes this beautiful condo stand out is its ease of access. Located at the top of the hill, simply drive up, park, walk down 4 steps, go to the door and step in. Most condos use parking lots away from the units and require a flight of stairs to get the same ocean view! Also, this is a single level unit -no up and down stairs to beds or bath! You are about a one minute walk to the pool, tennis courts, bar-b-que area, restaurant across the street, and turtle watching in the ocean. Visit us on YouTube! On island contact to help with problems that may arise Check-In and Check-out: Our check-in is AFTER 4pm and check-out is BEFORE 10am. Late check-out can be requested but cannot be guaranteed. If these times do not meet your travel plans, please add additional nights to your reservation. Maid service: Maid service is not provided. We kindly ask that, if possible, you run the last load of dishes in the dishwasher and run the last load of towels in the washer. Maintenance: If there is a malfunction or something becomes a problem, we want to try to fix it for you as soon possible. Our on-island contact for repair services is Holly or call or text us (contact info at condo). Unless you tell us in advance, licensed and bonded repair personnel will enter when necessary even if you are not present. Occupancy: The number of guests is restricted to the number described. Additional guests must be disclosed and approved. Weddings, receptions, parties or functions are not permitted on the property unless previously approved. Any use of the home for other than strictly family vacation purposes or any non-permitted occupants may result in the termination of this contract and eviction from the premises. Security of the condo: You assume full responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave. Lock your automobiles and put away any equipment. Any use of provided equipment is strictly at your own risk Weather: The possibility of adverse weather is part of Kauai life. You will be in, or close to, the tsunami evacuation zone. Check for updates on evacuation routes, siren test schedules, hurricane shelters, and other needed information. Also, you can signup for phone and text alerts House Rules The Board of Directors establishes the house rules. They cover standards of conduct for all residents of Nihi Kai Villas. These define guidelines controlling noise, guidelines for use of the common areas, and in general, rules which are intended to assure all residents of their rights to peaceful enjoyment during their stay. PLEASE OBSERVE QUIET TIME FROM 10:00 P.M. TO 8:00 A.M. In case of a fire or life-threatening emergency, call 911. • In compliance with state law, smoking is not permitted in the buildings, on the lanais, or with 20 feet of a building. Smoking is only allowed in the parking lots. • Adults are responsible for the behavior and safety of their children. Please be sure children do not injure themselves, disturb other guests or cause damage to the property. No running or jumping indoors! • Pets are not permitted on the property at any time. Exceptions are made for certified or licensed service animals – these exceptions are subject to prior Board approval. Do not feed stray animals. • Scooters, skateboards, skates etc. are not to be used on the property at any time. • Do not pick the flowers growing on the property. The flowers have been planted for everyone's enjoyment. • Radios, TVs, etc. are to be played at a volume that does not disturb the comfort of others, especially between the hours of 10:00 P.M. and 8:00 A.M. Report excessive noise to the front office. • Cell phones should not be used on the lanais. People have a tendency to speak louder on phones, disturbing their neighbors. • Fire extinguishers are inside all units. One should be on the wall near the entry door. Should there be a problem in your unit, please call your on-island contact. In case of an emergency, such as a water leak, if you cannot immediately get a response from your on-island contact, please notify the Resident Manager Lanais, Entryways, Trash Dumpsters, and Parking • Towels, bathing apparel and clothing are not to be draped on lanai railings or in windows viewed from the outside of the building. • Decorate lanais with appropriate lanai furniture only, but no umbrellas. No blinds, shades, awnings, or decorative items attached to the building are allowed without Board approval. Plants must be placed in drip-proof containers. Unobtrusive temporary displays such as Christmas lights during the holiday season, flags on national and state holidays are acceptable. • Storage of articles in the common areas, other than footwear in entrance landings, is not permitted. • No storage of household goods etc. is allowed on any lanai. Regularly used sports equipment may be kept on lanais. • Open flames, fires and cooking are not permitted on the lanais or elsewhere on the property except at the barbecues.• Trash dumpsters are located in the parking areas. Please take your trash out before you leave. Pool, Tennis Court, and BBQ areas • Pool use is restricted to owners and registered guests while residing at Nihi Kai. Registered guests are not allowed outside guests at the Nihi Kai pool. • Please abide by the posted pool rules and times, with attention to the restrictions on boogie boards and floats. Water wings for children are allowed. • A pool key is provided to every occupant and is needed to get into the pool area. Note: this key also unlocks the side gate leading to the side street by building 2. • Swimming attire is to be worn by all swimmers, including children. Children and babies who are not toilet trained must stay out of the pool. • Tennis rules are posted at the courts along with a sign-up reservation board. Note: wear proper tennis attire, which includes wearing scuff-proof shoes. • Barbecue areas are available for use by all occupants. They are located adjacent to the tennis courts and in the parking lot behind the 800 Building. Be considerate of others; clean up after your use.
