Bright, sunny, secluded, green 600 sqft studio apartment at rear of Antique home in the heart of Brewster, Northside of Rt 6A. Private entrance. Private backyard with lawn & gardens. Small private deck, gas grill. Bird and small animal life abounds outside. Tons of stars at night.. salt air on the wind. Walking distance to coffee shop, convenience store, multiple restaurants, Bike Trail. Short car ride to bay beaches, easy drive to Ocean beaches. Gas "woodstove" for heat, AC for cooling. The space Relax surrounded by birdsong in this sweet studio space tucked away behind the main house on Main Street!! The Studio is perfect for one or two adults. Four adults would be doable, but a squeeze. There is a privacy curtain that pulls across the entire room to separate the bed from the living space. There are 2 small steps to get into this cottage but otherwise all on one floor. There is a sliding door on the deck in the back and another regular door into the kitchen area. The bathroom has a stand up shower. The outdoor shower visible in the photo has been removed. The kitchen is fully equipped with a countertop convection oven, induction hot plate, microwave, coffee maker, toaster and all utensils, dishes, glasses and kitchenware for cooking. There is also a Gas Grill outside. There is a 40"smart TV with a good soundbar. NO cable, but you can stream your own content thru the TV or soundbar. This is my ancestral home, built in 1730, and I am very connected to the land here. I have extensive gardens throughout the property and a fruitful veggie garden with produce and herbs to share in season. I enjoy creating a space that encourages connection with nature, rest, and rejuvenation. Songbird is a perfect cozy and quiet nest to return to after a day exploring this beautiful place! The studio space was originally built in 1959 by my parents, and has been entirely renovated, most recently with all new windows winter 2025. it is a bright and open space with a private backyard abounding with birds...the name came naturally! Stays under 30 days starting July 1, 2019 are subject to the new MA Lodging and local Short term and conservation Taxes of up to 14.5% as best as we can calculate. These taxes will be added through the Occupancy Tax area, and are an additional fee for all recognized short term lodging in the area. We apologize for this additional cost but the matter is out of our hands. :( (At least about 4% stays in Brewster for local costs and 2.75% is dedicated to conservation.) For stays over 30 days this tax is waived. Guest access The entire studio space, private off street parking, and the private yard space behind the main house is all yours during your stay. My business has a small therapy garden with a fish pond and interesting plantings you are welcome to enjoy quietly. We also have a veggie garden and possibly some fresh produce to share! Other things to note I'm happy to help you orient to the space, town and area if you wish. there is a detailed guest book in the studio that should answer many questions about the studio and the area, but I am happy to help too. The private studio parking is off a small dead end private street so it is truly a peaceful oasis. There is much within easy walking distance of Songbird Studio.. local coffee, bakeries, several restaurants, and a wonderful bookstore to name a few. Brewster is a relatively quiet town on the north side of the Cape. There is no large scale commercial delvelopment so it has big trees, smaller roads, historical charm AND lots of small shops, restaurants, and local convenience stores. We have preserved a lot of conversation land, there are great hiking trails and the Cape Cod Rail Trail is a 2 min bike ride from Songbird. Brewster beaches are on Cape Cod Bay, a remarkable tidal body of salt water with relatively warm water salt water swimming at high tide in season and the allure of tidal flats to explore whern the tide is out. Sunsets are exquisite over the bay. There are many clean clear ponds in Brewster for fresh water swims too. Brewster is centrally located on the "bicep" of the arm of Cape Cod, so its extremely convenient driving to the entire cape from the bridge to Provincetown, and to the boats for a day trip to Nantucket or Martha's Vineyard.
