The Whitetail View at Mountain View Lodging is a quiet ridge-top retreat, but close to the town of Seeley Lake. Private upstairs suite provides elevated views, peaceful surroundings, 40-foot balcony: perfect for long sunsets and relaxed mountain mornings. Deer frequent the yard and feed below the balcony. Both respite and adventure minutes from town. Nearby lakes and trail systems abound. 1 BR/1 queen, full bath, kitchenette, living room with queen cabinet bed, hot tub access, sleeps 4. The Whitetail View is a private upstairs suite at Mountain View Lodging above the carport with no shared indoor spaces and its own exterior entrances (2). Set on 7.5 wooded acres overlooking the Swan Mountains of Seeley Lake and surrounded by forest and mountain views. The hosts live on a different floor of the home and always respect guest privacy. Hosts are local, professional, and available by text or phone as needed to enhance your experience. • Six-person hot tub with sweeping mountain and forest views (Temporarily unavailable) o One private group at a time o First-come, first-served o Upright cover signals “in use” and provides privacy • Personal propane grill on the balcony • Outdoor guest areas include picnic tables, benches, a swing, cornhole, and a spacious yard • Curious whitetail deer frequently share the yard—small children should avoid close contact Nearby The property is easily accessed year-round and conveniently located near Highway 83, making it simple to reach lakes, trails, golf, and town amenities while still enjoying a remote mountain setting. House Rules Welcome! We’re glad you chose to stay with us. These House Rules are here to help ensure a comfortable, peaceful, and enjoyable stay for you. Thank you for taking a moment to read them. These House Rules are part of the Short-Term Rental Guest Agreement and are incorporated by reference. Violation of these rules may result in termination of your stay without refund. ________________________________________ Owner-Occupied Property This home is owner-occupied year-round. We live on the property in a separate living area. Shared spaces are only outdoors. Please be mindful that this is our primary residence. We respect your privacy and ask that you respect ours. Guest-accessible areas are limited to the booked rental unit and designated outdoor spaces. ________________________________________ Registered Guests Only • Only guests listed on the reservation may be on the property. • No parties, events, or additional visitors without prior approval. • All guests must be identified at booking. Day visitors must be approved in advance by Host and must depart by 10:00 PM. Unauthorized occupants or visitors are grounds for immediate termination of stay. • Overnight guests may not exceed the maximum occupancy: o The Whitetail View: Sleeps up to 4 guests o Bears Den: Sleeps up to 7 guests ________________________________________ Quiet Hours • Quiet Hours are from 10:00 PM to 8:00 AM. • Please keep voices, music, outdoor activity, and vehicle noise low during these hours. ________________________________________ Hot Tub Rules • Hot tub hours: 8:00 AM–11:00 PM • Closed 11:00 PM–8:00 AM (quiet hours) • Follow cover lift instructions on sign. • No glass or food in or near the hot tub. • No children under age 16 in hot tub without direct adult supervision within arm's reach. • Use at your own risk. Guest assumes all risk of injury, illness, or death related to hot tub use to the fullest extent permitted by Montana law. • Replace the cover securely after each use. • Maximum capacity: 4 persons at a time. • Guests with heart conditions, high blood pressure, pregnancy, or who are under the influence of alcohol or medication should not use the hot tub. No Smoking or Vaping • Smoking or vaping is not permitted inside the rental or hot tub area. • Smoking allowed only on paved parking area. • During fire restrictions or red flag warnings, all outdoor smoking is prohibited. Guest is responsible for checking current fire conditions. • Please dispose of smoking materials properly. Improper disposal of smoking materials that causes fire or damage will result in Guest liability for all resulting damages. ________________________________________ No Pets • Pets are not allowed on the property. Unauthorized pets will result in a minimum cleaning fee of $100 and possible termination of stay. ________________________________________ Parking • Please park only in the designated guest parking areas described in your check-in instructions. • Do not block driveway or other vehicles. Do not drive on the yard. • Vehicles leaking fluids or inoperable vehicles are not permitted. Host is not responsible for damage to vehicles parked on the property. ________________________________________ Care of the Space • Please treat the space with care as you would your own home. • Report any damage, spills, or maintenance issues promptly so we can address them quickly. • Guest is financially responsible for damage beyond normal wear and tear, including damage caused by Guest's occupants or visitors. Please do not rearrange furniture or remove items from the rental. ________________________________________ Household Items • Please do not take items from the house on your adventures. For instance, towels, blankets, dishes, silverware, etc. • Make-up wipes and old towels are provided for your use to keep white towels stain-free for the next guest. Do not stain white towels and wash cloths. If stained, Guest will be charged for replacement. ________________________________________ Safety • Guests assume responsibility for their own safety. • Children must be supervised by an adult at all times, especially outdoors and around the hot tub. • Fireworks, firearms, and illegal substances are not permitted on the property. • This property is located in a rural area. Wildlife including deer, bears, mountain lions, and other animals may be present. Do not feed, approach, or leave food outside for wildlife. Secure all trash in designated containers. • Outdoor terrain may be uneven, icy, or slippery depending on conditions. Use caution, especially at night and during winter months. • In the event of a medical emergency, call 911. The nearest hospital is Saint Patrick Hospital in Missoula; 54 miles away. Cell service may be limited in this area. ________________________________________ Checkout Basics • Please follow the checkout instructions provided prior to departure. • Lock doors and leave the space in reasonable condition. • Wash any dishes, or use dishwasher, take out trash to designated area, turn off lights and appliances, ensure doors and windows are locked. ________________________________________ Internet/WIFI Wi-Fi is provided as a courtesy and is not guaranteed. Guest agrees not to use the network for illegal downloads, streaming of illegal content, or any unlawful purpose. Host is not responsible for connectivity issues." ________________________________________ Cameras/Recording Devices No cameras or recording devices are present inside any guest rental unit. ________________________________________ Weather & Seasonal Conditions Montana weather can change rapidly. Guest is responsible for being prepared for conditions including snow, ice, extreme cold, high winds, and wildfire smoke. Host is not responsible for disruptions caused by weather, power outages, or natural events. ________________________________________ Trash Please use designated bear proof trash container and keep lid secured. Open trash attracts wildlife, including bears. Do not leave trash bags outside of containers. ________________________________________ Hot Tub Safety Acknowledgment By using the hot tub, Guest confirms they have read and accepted the Hot Tub Safety Acknowledgment in the Rental Agreement.________________________________________ Thank You We truly appreciate your cooperation. Mountain View Lodging sits on a scenic ridge above Morrell Creek, close to the town of Seeley Lake yet removed from traffic and noise, surrounded by forest and mountain views. Whitetail deer frequently wander the property and often feed below the balcony, making wildlife sightings a regular part of the experience. During winter, snowmobile paths are groomed along some streets of Seeley Lake.
