Inside, the spacious layout offers comfort and flexibility: • Main Floor (First Story): 2 comfortable bedrooms and 2 full bathrooms, along with inviting living and dining spaces. • Top Floor (Second Story): 2 additional bedrooms that share a full Jack-and-Jill style bathroom. Step outside to enjoy the best of riverfront living: • Decks on both the front and back of the home for morning coffee or evening cocktails. • A shaded covered patio on the ground floor. • A private dock for fishing, relaxing, or soaking in the river views. • Your own private boat ramp with direct access to the Tchefuncta River — just minutes to Lake Pontchartrain and a variety of waterfront restaurants accessible by boat. Whether you’re here to fish, boat, or simply unwind with loved ones, this home offers the perfect mix of comfort, convenience, and outdoor fun in a serene setting. Guest Access • You’ll enjoy full access to the home and property, including the decks, patio, dock, and private boat ramp. • Please note: the downstairs storage area and four interior closets are reserved for property use only. 3. Pets • We love animals, but to keep the home comfortable and allergy-friendly for all guests, pets are not allowed. 4. Children & Safety • The home features stairs, open water access, and natural wildlife (including snakes and alligators in the area). • For these reasons, the property may not be suitable for toddlers or children under 2. • All children must be supervised at all times, especially outdoors near the water. 5. Parties & Events • No parties, large gatherings, or unregistered guests are allowed. 6. Smoking • Smoking of any kind is not allowed inside the home. • For safety and comfort, smoking must take place at least 25 feet away from the house, decks, and covered patio areas. • Please dispose of cigarette butts responsibly. 7. Respect the Neighborhood • This is a quiet neighborhood. Please keep noise levels respectful, especially in the evenings. 8.
