There are 3 pools, the ocean pool is oceanside, tennis court, historic Clubhouse and the best sunsets on island. Old Hawaiian loveliness. Well located to access all the points of interest on island. The space Our goal is to provide personal attention to each guest and make your Maui experience the best it can be. The property is well suited and perfectly located to make that happen. This Puamana, Maui Town Home has a large King bedroom and loft. The loft accommodates 3 people comfortably. It is best suited for children over 4 yrs and adults who don't mind using the winding, open stairway. We are NOT on the highway side, but near the pedestrian pathway to Lahaina, a short walk or bike ride. The kitchen is fully equipped. We supply beach towels, beach chairs, boogie boards and occasionally bananas! Wifi is provided , code is on the printer. Our goal if for our guests to enjoy Puamana and all Maui has to offer as much as we do. You will find family favorites, suggestions about beaches, shopping, dining, etc. in our binder. There are two bathrooms as shown in photos, both are downstairs. Guests in loft must be comfortable with steep stairs and coming down at night. Surf, SUP, swim or boogie board from our sweet little beach. Some times of year it is rocky, other times sandy, depending on tides and weather. Always fun however. Directions from Kahului Airport: From the airport/rental car lot, follow signs to Lahaina. (It is approximately 22.5 miles from the airport to Puamana.) Once you turn onto Honoapiilani Hwy (HI 30S), it is 14.8 miles to Puamana. HI30S runs right by Puamana. Turn left on Front Street right after Puamana Beach Park. You will see the Puamana entry gate immediately on the left hand side. Use the code below to enter, turn right after the gate and look for the unit just left of the pedestrian pathway, building 30, unit #1. See map in your packet. Check-in Time: 4:00 PM Check-Out Time: 11:00 AM Puamana Gate Code: (press # key before the code) Home Keyless Entry Pool and Pedestrian Gate Code: available the first Monday of each month. Entire house is air-conditioned, ceiling fans in living and master. Additional fans in loft. Linens, Towels and beach towels are provided. A George Foreman electric grill is located on the lanai for grilling. The kitchen is well equipped with an electric range with oven, Refrigerator, Microwave, Garbage Disposal, Dishes, Utensils, Pots and Pans. A stacked washer and dryer are provided. We have sand toys, boogie boards, beach umbrellas, beach chairs, coolers, tennis racquets and balls for your use. Land line works for local calls and emergency use only. I (We) are responsible for full payment for the entire rental period: 2. You will receive a Confirmation once payment has cleared our bank. 3. Final Payment (Balance of the rent + Hawaii Taxes + Cleaning Fee): is due 60 days prior to occupancy. Payments must be made by check, money order, or VISA or Master Card. 4. I (We) agree that failure to make payments when due will result in cancellation of this Agreement. 5. If I (We) cancel our reservation after it has been confirmed, the Owners will make every attempt to re-book my (Our) reservation. If the reservation is re-booked at the same rate, I (We) will be refunded 75% of the Security Deposit. If the reservation cannot be Re-booked I (We) understand that the Security Deposit will not be refunded. 6. If I (We) cancel our reservation after Final Payment is made, the Owners will make every attempt to re-book my (Our) reservation at the same rate. If the reservation is re-booked at the same rate, I (We) will be refunded 75% of the monies paid. If the reservation cannot be re-booked, I (We) understand that the monies paid will not be refunded. 7. Whether I (We) do or do not personally inspect the premises prior to signing this Agreement, I (We) agree to accept the rental property upon our arrival, provided it meets the basic description as described in the “Information At The Time Of Booking” document, and in this Agreement. In addition, I (we) agree that I (we) will not be entitled to a refund or rent money, or relocation to another property, and will have no claim or recourse against the Owners, Property Management, etc. 8. I (We), our guests and visitors, agree: • Not to smoke in the townhouse, on or near the property; • Not to hold loud or large parties in the townhouse or on the premise; and • That all listed parties will maintain the premises in good order and appearance and conduct themselves in a manner inoffensive to the neighbors. • A violation will incur a $50.00 per day charge or eviction. 9. I (we) our guests and visitors, agree that any illegal drug use on the property, or any disturbance, annoyance, danger, or inconvenience to the neighbors; or use of the premises for any unlawful purposes, or a violation of any law or ordinance or nuisance on or about the premises will immediately terminate our occupancy and rental agreement of these premises, without refund. 10. Owners or Owner’s Agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours notice, for normal maintenance. Pest control visits the property quarterly. We will make every effort to notify you of their arrival should your occupancy coincide with their visit. Extra visits can be arranged. Stays longer than one month will require interim Cleaning Services to be paid by the tenant(s). 11. No pets on the premises, except Seeing Eye dog with prior authorization. A violation will terminate this Agreement without refund and result in eviction. 12. I (we) shall be responsible for all damage, breakage and /or loss to the premises, except normal wear and tear and unavoidable casualties (deemed by Manager of Property), which may result from our occupancy. 13. I (we) agree that all pipes, wires, glass, plumbing, household contents, etc., other equipment and fixtures will be in the same condition as at the beginning of our stay, or as may be installed during the term of the occupancy. Reasonable wear and tear and damage by unavoidable fire and casualty excepted. 14. I (We) will leave the premises in the same good and habitable condition as on arrival. Any damages or notable conditions found upon our arrival will be reported to the Property Manager within one (1) hour of Occupancy. I (We) understand the property will be inspected prior to my (our) occupancy and after I (We) depart. Otherwise, I (we) agree that if repair costs exceed the Damage Deposit, damages may be posted to my (our) credit card, or, if I am (we are) paying by check or money order, I (we) will promptly submit the monies due for full cost of replacement/repair. If the property is left in the same good & habitable condition, and there is no damage or loss to the property, the damage deposit will be returned to the tenants(s) within two weeks of departure. 15. I (we) acknowledge any loss and /or damage to the Townhouse/Property will result in a charge for replacement value, to my (our) credit card, or if I (we) am paying by check or money order, I (we) will promptly submit the monies due. I (we) agree to indemnify and save Owners and Property Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by me (we) guests or invitees or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the townhouse or premises. 16. The Owners shall provide utilities. Prior to vacating the Townhouse, Tenant is responsible to remove all trash and recyclables, ensure all dishes and cookware are clean, and return any furniture that was moved to its original position. Beds should not be “stripped”, and towels should not be “piled” when vacating the unit. 17. Owner shall not be liable to Tenant, Tenant’s guests, or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. 18. Tenant shall hold Owners and Manager harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, parking lot, beach or community and from or against any omission, neglect, or default of Tenant, his guests, or invitees. 19. This Agreement may not be assigned or the property sublet, and is for the listed Tenant’s use only. No changes to, or changing of locks of, the Townhouse / Premises are permitted. I/We will not use premises as a location for amateur or professional film/video without prior consent and arrangement with property manager/owners. 20. Please read and familiarize yourself with the Puamana Community Association Rules (abridged) available in the home. Tenants, guests and homeowners alike are required to follow these rules. Of particular importance are the parking, pool use, clubhouse use, and noise rules. You can be liable for fines incurred by violations. 21. By signing this document, I (we) agree to the terms and conditions stated in the document. Force Majeure: There may be circumstances beyond our control and contemplation, in which the property might not be available for your occupancy. Examples of these include (but are not limited to) destruction or severe damage to the property. In the event of Force Majeure, we will do our best to help you make alternative arrangements where possible. If alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising. I (WE) HAVE READ AND UNDERSTAND THE ABOVE CONDITIONS AND REQUIREMENTS.
