This beautiful, newly built apartment is located in the popular Orange Loop, right in the heart of the action of Atlantic City! Surrounded by restaurants, bars, special events, live music, a dispensary, a yoga studio & a coffee shop, all while being a quick stroll to the beach & the Boardwalk! The apartment offers a beautiful open concept kitchen and living area, 2 spacious bedrooms and 1 full bathroom. Every inch of this space has thoughtful aesthetic with our guest's comfortability in mind! The space Come stay at the James Suite One! A Beautiful 2nd floor, brand new, luxury 2 bedroom apartment, a block from the beach and the boardwalk! This unit is ADA compliant. KITCHEN AND DINING: -The kitchen has stainless steel appliances, ample cabinets and counter space, bar stools for seating, stocked with an abundance of kitchenware and a dual coffee machine. -There is a dining table to enjoy meals. LIVING ROOM: -The living room has a Full Sized sleeper sofa for guests (the bed pulls out of the sofa). -The living room has a TV (no cable, just streaming apps) BEDROOM 1: -Queen Size Bed with a closet and a TV BEDROOM 2: -King Size Bed with a closet and a TV BATHROOM: -Spacious full bathroom with a walk in shower. AMENITIES: -The unit has many amenities such as comfortable linens, towels, WiFi, Iron, shower amenities, hair dryer, board games and coffee maker. BALCONY: -There is a small balcony off of the living room with sliding glass doors and seating for 2 BOOK WITH US and unlock discounts and special offers exclusive to Cozy Cohost guests. Take advantage of all that Atlantic City has to offer and enjoy savings at top local spots including famous restaurants, night clubs, spas, coffee shops, distilleries, breweries, boat tours, bike rentals, mini golf, and more... Guest access ACCESS & ENTRY: -Guests will have the entire 2 bedroom apartment. -Guests will enter the apartment building through a main shared entrance which has a private access code to enter the building. -The building has an elevator, the unit is located on the 2nd floor. -There is also an emergency staircase. -To access the unit, guests must go through a shared hallway (similar to a hotel). -Please be respectful to the neighbors in other units and the exterior surrounding homes and businesses. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! There is NO SMOKING of any kind permitted in this unit. Please note there is a fire sprinkler system in the building that can be triggered by smoke/fire. KEYLESS ENTRY: -There is keyless entry. to the unit. Your host will provide you with the door code approximately one hour prior to check in the day of your trip. PARKING: -There is no designated parking for this unit -You may park in the parking lot next to the building, but available spaces are not guaranteed. - Parking is available on the street wherever you can find a space available, based on signage and parking restrictions. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. -There is a paid parking lot on the adjacent block available as an alternate parking option. ADDITIONAL PARKING: - Target Park located at 144 S Tennessee Avenue - Park Place located at 152 S New York Avenue MAIL: -Do not send packages to the property via mail as we do not have access to the locked mailboxes for the property. -If there is something of priority that you need shipped please reach out to us directly for alternative options. -We are not responsible for any items shipped to the property. ENVIRONMENTAL NOTES: -Property located in a city environment; potential for noise from cars or foot traffic. -This Unit is located on the 2nd floor of a multi level commercial/residential building. -There is a marijuana dispensary in the commercial space on the ground level of the building. SECURITY: -The building has a main keypad that has video and audio recording -The unit is protected by exterior ring camera security at the unit's door. Other things to note HONESTY & EXPECTATIONS: At "The James Suite One" we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation. -Cancellation policy WILL apply if reservation is cancelled. Please review before booking. -Airbnb Trip Protection suggested for added coverage. -After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays OTHER DETAILS: We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety. -Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. This unit is right above a Marijuana Dispensary and there can be occasional minor scent in the building hallway. If this is a major concern for you, please keep this in mind when booking. -Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique. While this is not uncommon for a city setting, we encourage guests to consider this when booking, especially if you’re seeking a quieter experience. ADDITIONAL INFORMATION: -Respectful behavior requested due to to being inside a apartment building. -This is NOT a party house. City-wide quiet hours from 10pm-7am. -We ask that you please respect the neighbors, the neighborhood and the home. -Please monitor noise levels, especially during the night. -You must be 21 and over to book. -We ask that you please read the house rules and listing in full when booking.
