The home operates with smart locks, allowing for smooth and secure self-check-in. Other things to note 🔑 Guest Requirements: • Guests must provide a copy of their government-issued ID prior to arrival. • A valid, working phone number is required for communication during your stay. 👥 Additional Guests: • There is a $10 per night fee for each additional guest beyond the base occupancy. 📄 Long-Term Stays: • Guests staying longer than 28 days are. Reservations over 30 days will require a signed lease agreement, and undergo a background check before check-in which will be provided in advance. 🚭 No Smoking or Open Flames: • NO SMOKING is permitted in the property, including the use of vape pens and marijuana. • No open flames are allowed, including candles, incense, or sage. • A $200 charge per day of reservation will be applied if this rule is violated. 👤 Maximum Occupancy: • The number of guests must not exceed the allowed occupancy at any time. Violation of this rule may result in immediate termination of the reservation and removal of all guests without a refund. ⏰ Check-Out Policy: • Check-out is by 11:00 AM. Unauthorized late check-outs will incur a $50 fee. This policy ensures our housekeepers have sufficient time to prepare the space for the next guest. Grounds for Cancellation While I strive to offer a welcoming and comfortable space for all guests, maintaining a respectful, safe, and harmonious environment is a top priority. Please understand that the following behaviors may lead to the immediate cancellation of your reservation, removal from the property, and potential reporting to Airbnb: 1. Hosting Unapproved Guests or Visitors • Only registered guests are allowed to stay overnight. • Any visitors must be pre-approved by the host with valid identification submitted prior to arrival. • Exceeding the approved occupancy limit or bringing unregistered guests onto the property without permission is strictly prohibited. 2. Excessive Noise or Disruptive Behavior • Quiet Hours are from 10:00 PM to 7:00 AM. • Loud music, disruptive conversations, or any noise that disturbs fellow guests or neighbors is not permitted. • Three or more noise or disturbance complaints from other Airbnb guests or tenants will result in immediate cancellation. • Hosting parties or gatherings without prior approval is a serious violation and will lead to immediate removal from the property. 3. Cleanliness & Property Care • Failing to maintain a reasonable level of cleanliness, especially in shared spaces such as the kitchen and bathroom, can lead to cancellation if it causes discomfort to others. • Leaving food out, failing to clean dishes, or not tidying up after yourself is not allowed in shared areas. • Intentional damage, misuse of property, or failure to report damages will result in fines, cancellation, and a negative review. 4. Smoking, Vaping, or Drug Use • Smoking, vaping, or the use of any illegal substances is strictly prohibited inside the property, including bedrooms, common areas, and bathrooms. • A $250 cleaning fee will be charged for violating this rule, in addition to immediate cancellation. 5. Failure to Respect Other Guests or Neighbors • This is a shared living space where cooperation and respect are essential. • Harassment, discrimination, or any form of disrespect toward other guests, neighbors, or myself will not be tolerated. • Any inappropriate or aggressive behavior, or receiving three or more complaints from other tenants or guests, will result in termination of your stay. 6. Safety Violations • For everyone’s safety, always lock the front door and your room when leaving. • Tampering with security systems, smoke detectors, or fire extinguishers is a serious safety violation. • Leaving the stove, oven, or other appliances unattended while in use is not permitted and may result in eviction. 7. Unauthorized Pets • Pets are not allowed unless pre-approved by the host. Unauthorized pets will result in a $200 penalty and immediate removal. 8. Failure to Follow Check-Out Procedures • Guests must follow the check-out instructions provided at the end of their stay, including cleaning up personal items, disposing of trash properly, and returning any keys or access cards. • Failure to vacate the property on time or leaving the space in poor condition may result in additional fees and a negative review. 9. Violation of Local Laws or Airbnb Policies • Any behavior that violates local laws, building regulations, or Airbnb’s community standards will be grounds for immediate cancellation. • Illegal activities such as theft, drug use, or vandalism will be reported to the authorities and Airbnb.
