A recently renovated 3 bedroom, 2 bath farmhouse on 20 acres of pastures and woodland awaits you. Serene and quiet fields, abundant wildlife and morning coffee on the porch sounds like a perfect weekend setting. Or take a bike ride, do some hiking or fishing at the Tuckahoe Wildlife Management Area 2 miles from the farm. It's the best of both worlds, farmhouse and the seashore. The space The farmhouse was built in the early 1900's. Over the past 100 years, there were several additions. We discovered old piers, block work and stone. The area, once known as Tuckahoe South, was home to the Cape May Railroad. Trains would be repaired and serviced while en-route to Cape May from New York and Philadelphia. The area was also known for their cedar tree farms. Surrounding the farmhouse are 150 year old cedar trees. Escape to a completely renovated farmhouse in Corbin City, Atlantic County. Located 12 miles from Ocean City, N.J. in a county that does not charge you the extra 9% tourism tax. Enjoy a rural farmhouse stay within distance of all the shore points. Summer bookings include 4 seasonal beach tags for Ocean City, 4 beach chairs and beach towels. Use the beach tags any time during your stay and then leave them behind for the next rental. Please leave the beach chairs and towels outside. The farmhouse was completely renovated over the past two years. Original heart pine floors and cedar siding are the only remaining features. There are 3 bedrooms, 2 bathrooms. The house is approximately 1500 square feet of living space. We have lovingly restored her back to what we think she would have been a hundred years ago. The farmhouse sits on 20 acres of pastures and woodlands. The farm backs up to the Tuckahoe Wildlife and Fish Management Reserve. There are bogs, streams and wetlands. There are coyotes, deer, fox, eagles and wild turkey. There are also ticks, mosquitoes, spiders and various flying insects. Remember, leaves of three, stay away from me. Guests should NOT explore the property beyond the backyard. and red chained off areas. The barn is under construction and access is NOT permitted. We have security cameras throughout the area that face away from the house. Please do not climb or tamper with equipment, fencing or buildings. Smoking, vaping, fireworks and outdoor fires are prohibited. This area has been under drought restrictions on and off for the past several years. We have a dense woodland area and the farmhouse and barn are over 100 years old. There are no exceptions. You will be asked to leave the property if caught violating these terms. We will set up the farmhouse for your stay with basic essentials to get you started. We supply paper towels, napkins, paper plates, plastic cups, utensils, toilet paper, spices, K-Cups, sugar and creamers and soap and shampoo. There will be enough supplies for the first 2-3 days. Longer visits will require additional supplies for your comfort. We have a Shoprite in Marmora that offer online shopping and pickup/delivery. I can also pickup the supplies and place them in the house. Please make requests at least 48hrs prior to your visit. Guest access The farmhouse has a 3rd floor. Please do not access this area. It houses our HVAC system. There is a motion sensor that will alert us if the 3rd floor is accessed. We keep a locked closet in the living room that houses our security and monitoring systems. Guests do not have access to this closet. A small room in the rear back mudroom has a locked area. This closet houses our water systems. Guests do not have access to this room. Both rooms are monitored with door sensors. The shop and barn located on the property are currently under renovations. No one is permitted to access these buildings. We will be working inside them on the weekends and mowing the grounds. Please do not allow children to play or explore around the barn. There are tools, equipment and stored lumber. We have an a small honor system operation at the market that runs from September to December. We sell deer bait and firewood to the local. Customers will pullup and load corn or beets and firewood into their vehicles. This is usually during the weekend. The market runs from dawn til dusk. We will make every effort to maintain a quiet and safe environment for our guests. Please reach out to us if you have any concerns or questions. Other things to note The farmhouse has a security system. The alarms will be deactivated 15 minutes before your scheduled check-in. If you enter the property before hand, the alarm company will contact the N.J. State Police and they will respond. The fire and carbon monoxide alarms are also tied into the alarm system. Please take care in cooking and open windows if there is smoke. Activation of the smoke alarms will result in the local fire company responding. The HVAC system is 2 zones. The second zone thermostat is located in the blue bedroom on the second floor. The second floor thermostat controls the bedrooms. Please utilize both zones for a comfortable visit. The first floor has a tendency to be cooler, while the second floor is warmer. Please note that the farmhouse has a septic system. Over use of soaps can result in backflow into the property. If this occurs, a cleanout may be possible and you will be charged additional fees. The property plumbing may be shut down for a period of time, and use of the water services may be turned off. Please do not flush anything but the provided toilet paper. NO wipes of any type, Q-Tips, cotton balls, diapers, food or paper towels or napkins are to be flushed. The septic system has a filter on it. These items will clog the filter and result in backflow into the property. Cooking oils and grease are also not permitted to be drained down the kitchen sink. Containers under the sink are supplied for this reason. Dispose of the containers in the trashcans outside. Please do not leave food outside. The wildlife is use to seeing us and will think this is an invitation. There are also 4 feral barn cats. They are not permitted in the house. They are NOT friendly and will bite.
