This place is centrally located in the heart of Montclair close to all of the stores and restaurants, offering the best of both worlds: a quiet retreat just minutes from everything, with easy access to NYC by a 40-minute train ride or a 30–50 minute drive, and only 15 minutes from MetLife Stadium. This kids' bedroom features a luxury comfortable full-size bed and a bathroom that may be shared. Please feel free to ask if it will be shared during your stay. The space Guests will be sharing bathroom with one other person. The guest may have the bathroom to themselves if the other room isn’t booked. An upgrade is available to add a state of the art projector that crisp clear and take up the entire wall for an additional $7 a night. It’s includes Netflix, Samsung TV , Disney , Hulu , etc. Strictly no smoking or vaping or smokers allowed even if you plan on not smoking at the property. If smoke smell is detected after check-in there will be a $400 violation fee. Guest access This listing only includes the bedroom and bathroom, no other parts of the home are included unless it a long term booking one week or more. Only the dining room and fridge will be included for long term stays and kitchen with the hosts approval. The seating area in the living room is always off limits. During your stay I’m only one message away, please send messages to the Airbnb app. Other things to note Please note the following before sending an inquiry or booking request: 🏡 Important Note About the Home: This is a lived in home, not a minimalist hotel or staged rental. The décor, layout, and normal signs of everyday living reflect that. Many guests appreciate the warmth and authenticity, but if you prefer a very modern, ultra-minimal, or hotel-style environment, this may not be the best fit. Only the areas included in your reservation such as your bedroom and bathroom are part of the guest experience. Other parts of the home are private unless requested in advance with approval. 🛋️Optional Access to Additional Spaces Short-term stays (less than one week) include the bedroom and bathroom only. If you ever need occasional access to another part of the home—like the dining area—just let me know. An upgraded option may be available for a small fee, depending on the day and schedule. For long-term stays (one week or more), access to the dining area and fridge storage (excluding the living room) will be included upon request and approval of no additional fee. I’m always happy to accommodate when I can. 🛁 Bathroom Note: The bathroom may be shared during your stay, depending on overlapping reservations. Please note: the bathroom ceiling paint has cosmetic peeling from a previous storm. This does not affect use, cleanliness, or safety. 🧼 Essentials Provided: Natural body wash (Dr. Bronner’s), toothpaste, hand soap, shampoo, and conditioner. Kindly refrain from using other personal cosmetics in the shared bathroom. ——————————- • Storage Space: The room does not include a closet or drawers, so please plan accordingly. A clothing rack will be provided for hanging clothing. Wet towels should be hung in the bathroom or on the coat rack—please do not place them on cloth chairs or other furniture. For long-term stays (two weeks or more), I can provide a rolling closet rod upon request. • Noise Levels: Please keep noise levels down and gently close the bedroom and bathroom doors during quiet hours (11 PM – 8 AM), especially if another guest or the host is occupying the other room. Communication cards will be provided to hang on your door to indicate your status (e.g., “Away,” “Here,” “Sleeping,” etc.). • Smoke-Free Policy: This is a smoke- and vape-free home. Smokers and vapers are not welcome—even if they plan to smoke or vape off the property. If you smoke, please book alternative accommodations. Smoking or vaping anywhere on the premises, including outside, is strictly prohibited and will result in a $400 violation fee. • Energy Conservation: Please turn off all lights when you leave. If left running for extended periods, guests may be subject to additional charges. Of course not a big deal if it happens for the first time but if it happens consistently then an upgrade charge to keep energy running while away maybe an issue. ————- 🌡️ Temperature & Climate Control Policy Central Air Conditioning: During the warmer months, central air will be turned on when the indoor temperature rises above 75°F. Please note that the system controls the entire house at one set temperature — it cannot be adjusted by individual room. If you prefer a cooler or warmer setting, you’re welcome to use the fan provided in your room or share your temperature preferences with me in advance, and I’ll do my best to accommodate them within reason. For guests who want more control over room temperature, I recommend booking the room with a window A/C unit, which can be adjusted independently. Heating: During cooler months, central heat will be turned on when outdoor temperatures drop below 62°F and will generally be set between 70–75°F. Because there is only one zone that controls the temperature throughout the house, individual adjustments are not possible. Guests are encouraged to dress in layers and use the space heater provided if they need additional warmth. Please note that the space heater must be plugged directly into a wall outlet (never an extension cord) and should be placed on a hard, stable surface (such as a side table), not on carpeting. Since the home operates on one central system, it’s important to ensure that this setup works for you before booking or requesting a reservation. I want every guest to be comfortable, and I’m happy to discuss preferences — but temperature adjustments must remain reasonable for all guests in the home. ————— Care for Towels and Linens: Guests are asked to be mindful when using towels and linens. For short-term stays, please limit use to one towel per guest. Additional towels will be provided for long-term stays. Avoid using makeup or products that may stain white towels and linens. A $10 cleaning fee will be charged for stained items. If a stain cannot be removed, the fee increases to $20. To help prevent issues, please use makeup wipes or disposable cloths before using towels and linens. This also applies to sleeping on pillowcases or leaning on the cloth headboard with wet, color-treated hair. Thank you for your understanding! ⸻ Parking – Please Read Carefully: For guests arriving by car, please note that this listing is located in the heart of Montclair’s business district, not a residential neighborhood. That means you won’t be able to pull up directly in front of the property and a short walk from your parking spot should be expected. There is free street parking during the day, but overnight parking (2AM–5AM) requires a permit. You have a few convenient options: • Permit Parking: $5 per night/day in the nearby outdoor lot • Parking Garage: $7 per 12 hours or $10 per 24 hours in the enclosed deck Both are just a short walk from the listing. Long-term guests may purchase monthly permits for $45, valid only for the month purchased (same price whether you buy on the 1st or 20th). If direct curbside access is important to you, I suggest booking a listing on a residential street. Otherwise, enjoy being just steps away from Montclair’s best shops, cafes, and attractions—and thank you in advance for your patience when it comes to parking logistics in this central location. Instructions will be sent after your booking is confirmed. ⸻ Check-in Time: Please share your estimated check-in time when booking. For advance bookings, you may provide it closer to your stay—ideally 12 hours before arrival. If no time is provided, I will schedule your check-in based on my cleaner’s availability. This is not a self-check-in listing unless approved by the host. ⸻ Early Check-In & Late Check-Out: • Early check-in (more than two hours before 3 PM) is $10 per hour. • A 2 PM check-in may be granted free of charge, based on availability. • Late check-out after 11:15 AM is $10 per hour, also based on availability. • Bag storage is free but must be scheduled. Pre-check-in baggage drop-off does not include use of the space if other guests are still checked in—it’s for drop-off only unless otherwise approved by the host. ⸻ Communication: Guests must respond promptly to questions or requests from the host, including providing check-in time at least 12 hours in advance. For same-day bookings, communication must occur before check-in. Failure to respond may result in the host setting your check-in time or denying your reservation. Refunds will be issued at the host’s discretion. Please ensure you’re reachable by phone or messaging through the Airbnb app especially for same-day bookings. ⸻ No Visitors: This room is for one person only. Visitors are not allowed, including for baggage drop-off, unless you have host approval. ⸻ Cleanliness & Bathroom Etiquette To keep the space comfortable for everyone, guests are responsible for maintaining cleanliness in both their bedroom and bathroom during their stay. This is especially important in the shared bathroom. Please clean up after yourself and leave it as you found it — or better. For example: • If you brush or comb your hair outside of the tub, please sweep up afterward to prevent hair from being left behind. • If you brush or blow-dry over the tub, please sweep and wipe the area instead of rinsing hair down the drain. • If toothpaste or soap leaves marks in the sink, or if water collects on surfaces, please wipe it away including the toilet. • Cleaning supplies (pail, sponge, detergent, broom, etc.) are provided in the bathroom for your use. Since there is no additional cleaning fee, we kindly ask that all guests tidy up out of courtesy to one another. ⸻ Additional Notes: I prefer to meet all guests in person at check-in. Please remove your shoes at the door and do not wear outdoor shoes in the house. Please be mindful of the plants when carrying luggage or large backpacks by the entrance. ——— Security: Outdoor security cameras are installed for the safety of both guests and the host. Additionally, there is one indoor nanny camera located in the common area, facing the entrance and living room. It does not monitor any private or sleeping areas used by guests.
