This newly renovated studio offers 382 sq. ft. of stylish living space with a spacious lanai, where you can enjoy breathtaking city&Koolau mountain views and enjoy your meal. Sleeping Arrangements: • King-size bed for ultimate comfort • Two twin-size Japanese-style futons Kitchenette Amenities: • Electric kettle with complimentary ground coffee and hibiscus tea • Portable induction stovetop for light cooking • Dinner plates, bowls, microwave, and wine cellar The space Our unit is super clean, organized, small studio unit but able to accommodate up to 4 guests. Preferably a family with kids. Please read the descriptions and pictures for details. Valet Parking only. $50 per day or you can try to park on the metered parking on the street if spots are open. Guest access On site free laundry, check in with the security after 3pm. Our guests can enjoy the pool on the ground floor. Gym access. Sauna. Other things to note While we see our unit as a slice of Paradise it is not a vacation 4 star resort. The experience is less like a stay a the Four Seasons Hotel and more like staying at your new favorite Hawaiian guesthouse. Although we try hard to make everything comfortable, inevitably little issues can arise. We will do everything we can to address these quickly and to your satisfaction. If you're looking to be pampered in luxury with everything every detail perfectly placed, this is not the place for you. 1. Property Condition • Guest(s) acknowledge that they are staying in a 17th-floor studio unit and agree to exercise caution while in or around the property. 2. Balcony and Windows • Guest(s) understand that this unit may have a balcony or windows that open. They agree to ensure the safety of all occupants, especially children, by keeping balcony doors closed when not in use and avoiding unsafe activities near windows or on the balcony. 3. General Safety • Guest(s) acknowledge that the host has taken reasonable steps to ensure the property is safe. However, guest(s) take full responsibility for their own safety and that of their party during the stay. 4. Damages and Losses • Guest(s) agree to be financially responsible for any damages to the property, its contents, or shared building areas caused by themselves or their guests during their stay. 5. Emergency Situations • Guest(s) agree to follow all building rules, including fire safety protocols, and familiarize themselves with emergency exits upon arrival. 6. Liability Waiver • Guest(s) release the host from liability for any injuries, deaths, accidents, or damages that may occur during their stay. 7. Personal Belongings • Guest(s) understand that the host is not responsible for the loss or theft of personal belongings. Guest(s) will ensure their valuables are secured. 8. Compliance with House Rules • Guest(s) who stayed in Royal Garden Waikiki #1712 have reviewed and agree to abide by all house rules provided by the host without guest(s) signatures, guest(s) agree to the terms outlined above and voluntarily accept responsibility for their stay at the property.
