Guests will have access to their private bedroom throughout their stay. The bathroom is shared with other guests in the home. Guests may also use the fully equipped shared kitchen, dining area, and other common spaces. High-speed Wi-Fi is available throughout the property, and street parking may be available nearby, subject to local regulations and availability. • Maximum number of guests refers only to the room’s capacity. You still need to enter the total number of guests staying in the house when making the reservation, including yourself. ⚠️ Unregistered guests= 30$ fee per night and per guest. • If you smoke, we kindly ask that you refrain from booking or commit to smoking well away from the property. You cant smoke inside this house. Other things to note HOUSE RULES – PLEASE READ BEFORE BOOKING These rules are STRICTLY ENFORCED. If you do not agree, DO NOT BOOK. Violating any rule may result in immediate removal with NO REFUND. ⸻ 1. RESERVATION MUST MATCH ACCOUNT HOLDER • No third-party bookings. • The person booking must be the one staying. • Reservation will be canceled with no refund if booked for someone else. ⸻ 2. NUMBER OF GUESTS • Only the number of guests listed in the reservation are allowed. • Couples must book for 2 guests. • Bringing extra guests = $30 violation fee per guest, per night. ⸻ 3. NO PETS • For health and allergy reasons, pets are not allowed. • Only trained service animals as defined by the ADA are permitted. • Emotional support animals are not allowed. ⸻ 4. NO PARTIES / NO SMOKING • No smoking of any kind inside the apartment or building. Violation Fee: $250 • No visitors, loud music, or gatherings. Violation Fee: $500 ⸻ 5. CLEANLINESS – SHARED RESPONSIBILITY • This is NOT A HOTEL. You are staying in a shared environment with other guests. • Cleaning staff visits once daily to maintain common areas, but guests are fully responsible for cleaning up after themselves, including washing their own dishes and removing personal trash. • Guests must leave the bathroom, kitchen, and dining areas clean after use. **A $25 fee will apply for unwashed dishes or if the bathroom is left dirty. • No refunds will be issued due to mess caused by other guests. • Linens and towels are freshly laundered, but minor stains from regular use may be present. • Some signs of wear and tear may be present on the property. ⸻ 6. NOT RECOMMENDED FOR CHILDREN • Due to the shared nature of the home and presence of other guests, this property is not suitable for children. • We recommend booking only for adults. ⸻ 7. GUESTS ARE RESPONSIBLE FOR THEIR BELONGINGS • Guests are solely responsible for their own personal items during their stay. • The host is not liable for lost, stolen, or damaged belongings. • Please keep valuables secure at all times. ⸻ 8. DAMAGES • All rooms and appliances are thoroughly inspected before each check-in to ensure everything is clean, functional, and in good condition. • Please report any damage, malfunction, or broken item as soon as possible during your stay — accidents happen, and we appreciate honesty. • Guests are financially responsible for any damage, missing items, or broken property caused during the stay. • Charges may apply if items are not reported and found during or after checkout. • Reporting issues early gives us a chance to resolve them quickly and helps avoid misunderstandings. LOST OR DAMAGED ITEMS FEES: You will be charged for any item that is missing, damaged, or not working after your stay. • Washcloth: $5.00 • Face Towel: $7.00 • Bath Towel: $10.00 • Key: $10.00 • Bed Linens: $30.00 • Other damaged or broken items: assessed and billed individually ⸻ 9. LATE CHECKOUT • Checkout time is strictly enforced as listed in your reservation details. • Late checkout without prior approval will incur a $50 fee per hour. • If you need extra time, please message us at least 1 day in advance to request approval. • Unauthorized late checkout may result in additional charges and/or cancellation of future bookings. ⸻ 10. NOISE AWARENESS – SHARED SPACE • This is a shared living environment, so some level of noise from other guests is expected. • Please be mindful of your own noise, especially in shared areas like the kitchen, hallway, and bathroom. • Keep music, phone calls, and conversations at a respectful volume. • Quiet hours are from 10:00 PM to 7:00 AM. ⸻ 11.
