Quiet neighborhood, arts&crafts home w/ lrg private room (385sf), a queen size bed, work space, open closet, sofa/sitting area/ full length mirror, on bsmt level. Pvt bath is on the ground level, 13 steps up from bsmt level. (Reg#STR-24-4) Equipped w/fridge/4.2 CFT sz fridge w/sm freezer, microwave, electric water kettle, kitchen essentials; dishes, silverware, paper goods etc. Rm is not air conditioned, 1 small windw with oscillating fan. Rm stays relatively cool as it is on the lower lvl. The space We look forward to welcoming you to our home in Waban, (a village of Newton) a beautiful suburb and neighborhood surrounded by woods, walking trails, the Charles River just around the bend, and just 7 miles to Boston, 8 miles to Cambridge and a 10 minute walk to the Waban subway station which brings you directly to Boston and other surrounding communities. Waban Square also offers a local Starbucks, restaurant, grocery store with delicious prepared foods, banks and post office. We are also only a 5 minute drive to Whole Foods and Trader Joe's. Our home is primarily decorated in mid century modern / in a modern arts and crafts bungalow with original artwork throughout. It is in a lovely quiet neighborhood and we have various outdoor seating areas, including a table for dining. This space does not have a private entrance. This beautiful arts and crafts home offers a a garden level (which is the basement level) room with 385 sq ft of private space. Although the room is private it is in an old renovated home that sometimes creeks. The bedroom has a very comfortable memory foam queen size bed with a french linen duvet cover, a work/desk area, open closet, bureau, sitting area with sofa that can open to a full size bed (if needed), coffee table and faux leather chair. The room is decorated in an electric array of furniture styles from MCM (mid century modern), shabby chic, AllModern, Asian, refinished furniture, makeovers and antiques. The space is complete with 250 mbps wifi, local cable and Amazon Prime for your pleasure on your own computer. The room has ONLY 1 small window, but has an abundance of LED lighting (13 recessed lights) throughout the room with dimmers with add'l mood lighting.The room also includes a dehumidifier that can be used at your discretion. The bathroom is one flight up from the bedroom (13 steps). Although it is private you need to walk through a small common area of the house to get to it. It is about 10 steps from the top of the steps to the bathroom. Our home is centrally located; less than 10 minutes away from Boston College, Wellesley College and Chestnut Hill, as well as being close to and commutable to Harvard, MIT, Boston University, Wellesley College and any major college in the Boston area. We are also just minutes to the Massachusetts Turnpike which brings you to the Berkshires in Western Massachusetts or if you prefer the ocean or mountains, we are minutes away from 128 which will lead you to Cape Cod, Gloucester and Rockport, Martha's Vineyard and Nantucket, Portland Maine, New Hampshire or Vermont, in addition to being only 14 miles from Logan International Airport and 20 minutes commute to all the major hospitals via the green line, which is just 10 minutes walking distance from our home, in Waban Square. Guest access Access for guests is limited to the suite, den, kitchen eating area and all outdoor areas, including eating areas. Other things to note 1. We ask that guests remove their shoes when entering the house. Shoes can be left in the mudroom which is the entranceway. 2. We have a strict non smoking policy. 3. We ask that you observe quiet hours: Sunday–Thursday from 10pm-7am, Friday–Saturday from 11pm to 9am 4. No outside quests, unless agreed upon in advance. 5. The house does not have central air. Some rooms have window air conditioners, however the room does not have a window air conditioner. It is equipped with an oscillating fan and an additional fan if requested. The room is always 10% cooler throughout the year as a result of it being on the lower level. The house is surrounded by trees keeping it relatively cooler in general 6. Guests staying 6 nights or more are welcome to schedule the use w/d in the basement. Limited use: 1 load per person per week. 7. Guests staying a week or more are provided fresh sheets+towels. We provide the sheets but do not change the sheets for you. Guests staying 2 weeks or more are asked to pay for a cleaning service to clean the bedroom and bathroom at a charge of $75. 8. Because guests do not have access to the kitchen for cooking, they commonly purchase prepared or frozen foods which they then refrigerate and heat up in the microwave, or use delivery services for take-out. 9. The laundry room is off the bedroom, therefore it may need to be accessed by the host if a quest stays for more than 5 days. If that is the case, we will coordinate with you, a convenient time for us to pass/walk through your personal space. 10. The room can accommodate up to 3 guests, only if you choose to share the queen size bed and convert the sofa into a European sized single.s
