The driveway and backyard are shared with the tenants in Unit 1. Other things to note 🏡 HOUSE RULES – PLEASE READ CAREFULLY 1. 🗑 Trash Disposal Trash bags must be taken to the green barrels under the back stairs. The blue barrels are for recycling only. Do not leave trash on or around the stairs, as it attracts pests. 2. 🚭 No Smoking or Substance Use Smoking, vaping, or drug use is strictly prohibited inside and outside the property. A $1,000 fine will be applied if discovered. 3. 🔇 No Parties or Loud Gatherings Quiet hours are from 10:00 PM to 8:00 AM. No parties, loud music, or large gatherings are allowed. Violations may result in immediate eviction without refund and a $1,000 fine + any other damages. 4. 👥 Registered Guests Only Only guests listed in the reservation are allowed on the property. This includes children. Violations will incur a $200 fee per person, per night and may result in cancellation without refund. 5. 🐾 No Pets Allowed Pets are not permitted. Violations will incur a $300 fee per pet, per night, a double cleaning fee, and may result in cancellation without refund. 6. 🧼 Cleaning Please report any cleaning issues upon check-in. Excessive messes may result in additional cleaning charges. 7. 💸 Lost or Damaged Items Guests will be charged twice the current price for any missing or damaged items. Lost, missing, or damaged remotes will incur a $200 replacement fee. 8. 📷 Security Cameras and Noise Decibel Devices Security cameras are installed on the exterior only and operate 24/7. Do not tamper with or block these cameras and noise devices—doing so will result in immediate termination of your stay without refund. 9. 🧒 Child Safety Children are welcome, but their safety is your responsibility. Please review the listing photos and ask any questions regarding suitability. 10. 🛏️ Bunk Bed Safety Notice & Waiver Use of the bunk beds is at the guest’s own risk. By booking this stay, you acknowledge and accept full responsibility for the safety of anyone using the bunk beds, and agree to hold the host harmless for any injuries or accidents that may occur. 11. ⚠️ Safety & Responsibility Policy By booking, you acknowledge that the host is not responsible for any accidents, injuries, illnesses, or loss of personal items during your stay. Guests assume all risks related to use of the premises. 12. ✅ Agreement to Terms By booking your reservation, you agree to follow all rules listed above. Violations may result in removal from the property and additional charges for any damages or fees incurred. 13. 📄 Long-Term Stay & Rental Agreement Requirement (28+ Days) For any reservation with a total continuous stay of more than twenty-eight (28) days, Guest acknowledges and agrees that the stay shall be governed by a separate written rental agreement covering the entire duration of the stay, beginning on the first day of occupancy. By booking such a reservation, Guest agrees to review and electronically sign the rental agreement prior to or upon check-in. Execution of the rental agreement is a condition of occupancy, and failure to sign or comply with the agreement may result in cancellation of the reservation or denial of check-in, to the extent permitted by law. All house rules, policies, and terms listed herein shall remain in effect and are incorporated by reference into the rental agreement unless otherwise stated in writing by the Host.
