TAX: Hawaii requires that hosts collect and pay the 17.962% tax on all vacation rentals, (4.712 Excise + 10.25 TAT Transient Accommodation Tax for State of Hawaii, plus 3.0% TAT for County of Hawaii). Airbnb collects the tax as part of your booking (along with the rental fee, cleaning fee, and service charge/booking fee from Airbnb). You pay the entire amount with a credit card. Airbnb charges the service fee on the rental and cleaning fees only. Airbnb does not add any fee to the tax. High speed WIFI. Large screen TV with cable channels and Netflix. Free parking just steps from your door. Beach equipment and coolers for day trips and shopping. We rent our home when we are off-island, but are available 24/7 via cell phone and text messages. We have wonderful cleaning staff, landscapers, property manager, and a cadre of professionals who can handle any needs that might arise. You just have to let us know if you are experiencing any problem, and we'll respond quickly. We also rent the ohana (in-law unit) on ground floor. But there are no internal stairs connecting the two levels, so each unit is completely separate, with plenty of privacy. Our Airbnb guests have all been splendid and considerate. Lovely neighborhood, 2.3 miles up Hualalai from the Kona airport (KOA). 7 minutes from airport! No street lights to obscure your view of the stars. We live in the tropics. We have feral roosters that crow at 3-4-5 in the morning. We provide soft earplugs for your convenience. There are songbirds to greet the dawn and welcome you to the new day. There are brilliant green geckos that are fun to watch and don’t bite, but do leave droppings. Since it's the tropics, we also have bugs, ants, spiders, centipedes, etc. We have Terminex spray regularly around the perimeter and under the sinks, so pests rarely enter your space. If they cross the line of spray, they die. So except for bugs that might fly in if you leave the doors or screens open, you should not see live insects. Dogs may bark or be off lease. Walking is best if you go down 1/2 block and left onto Nana / Holoholo, a street that goes for about 20 min. before you need to turn around. Given these caveats, we will not be able to give refunds due to complaints about insects or noises. Cars are a must on the Big Island as public transport is infrequent and hard to find. However, unless you want to do serious "off-roading" you won't need four-wheel drive, as good roads go pretty much everywhere. Be sure to reserve before your arrival. Rarely they run out of cars for last minute rentals.
