Each bedroom is furnished with cozy beds, high-quality linens, and ample storage space. There are 2 bathrooms, equipped with fresh towels and hand soap. ▸ LIVING AREA: The living area is a perfect spot to relax and unwind. Enjoy your favorite shows on the HD Roku TV, or gather with family and friends for a movie night. The space is tastefully decorated to provide a warm and inviting atmosphere. The large and comfortable sofa also doubles as a great place to rest for your 7th guest! ▸ KITCHEN: The fully equipped kitchen includes everything you need to prepare meals during your stay. From modern appliances to cookware and utensils, you’ll find it all here. Enjoy your meals at the dining table that seats 6, or take it outside for an al fresco dining experience. ▸ OUTDOOR: Our backyard is a highlight of the property, featuring a hammock for lazy afternoons, a corn hole game for some friendly competition, a grill, and plenty of space for kids to play. The patio offers a private spot for outdoor relaxation, with automatic solar powered string lights, perfect for enjoying the fresh air. Our driveway is paved and has parking for up to 2 vehicles. ▸ Wi-Fi & WORK SPACE: Stay connected with high-speed Wi-Fi throughout the home. If you need to catch up on work, there’s a dedicated workspace available. ▸ COZY RECORD CORNER: Just off of the main dining area is an eclectic corner designed for the perfect photo op! Take the perfect picture with our record wall and futon with red accent pillows. The futon doubles as a bed for your 8th guest! ▸ SAFETY & SECURITY: Our home is equipped with a Ring doorbell camera in front to monitor street activity, verify the number of guests, unaccounted for pets, and overall home safety. Another camera monitors the backyard and the parking lot behind it to ensure safety and verify outdoor smoking only. There is outdoor privacy under the patio and on the sides of the home. ▸ HOUSE RULES: Smoking is allowed outside only, either in the front or backyard. Evidence of smoking inside and/or drug use will result in a $500 fine. Quiet hours are from 11 PM to 6 AM to ensure a peaceful environment for our wonderful neighbors. No events, commercial photography, or filming are allowed. No open flames please (candles, incense, etc.). Sanitary napkins should be disposed of in the trash cans provided, and only toilet paper should be flushed. We are not responsible for accidents, injuries, illnesses, or loss of personal belongings or valuables. Guests assume the risk of harm from the use of the premises or from others they invite. PETS: All pets must be listed on reservation when booking. There is a fee per pet. We allow a max of 2 pets. Indicate the number/type of pets you will permit (our area doesn't accept certain breeds). Must be housebroken/ potty trained (no puppies)! No pets on furniture/beds. Please bring your pet's bed (and crate if using). Do not leave the pet alone in the home or tied up outside. Damages to the home will result in a fine. Our neighborhood is peaceful and consistent barking outside is is not allowed and may result in immediate eviction and no refund provided. Please pick up after your pet (there is a fine for not picking up after your animal). Visitors are not permitted to bring pets/animals. There is a fine for for undisclosed/unapproved pets/animals. ▸ ESSENTIALS PROVIDED: We provide a starter amount of essentials such as toilet paper, paper towels, detergent, and soap. Should you need more, additional purchases are the guest’s responsibility. ▸ OTHER THINGS TO NOTE: Check in time is 4 PM and check out time is 10 AM - Violations may result in monetary penalty. Our cleaning staff is on a strict schedule and your early/late check-in/check out may impede arrival of future guests. When booking, you agree to the following RENTAL AGREEMENT: 1. Smoking inside the home is NOT permitted. 2. Drugs of any kind are NOT permitted. 3. People other than those in the Guest party, set forth in the online agreement, may not stay overnight in the property. Any other person allowed in, or on, the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 8 registered guests are allowed on the property at any time. Failure to comply to this rule will result in a $50 fine to each guest. After 10 persons is reached, reservation is subject to cancellation. No more than 10 people allowed on property at any time. 4. Guests should not create noise at an excessive level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 11PM – 6AM. 5. Unit is privately owned; homeowners are not responsible for any accidents, injuries or illness that occurs while guests are on the premises or using its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 6. Guest agrees to keep the property and all furnishings in good order. Removing any items from the cabin, including living and kitchen furnishings, is not permitted. 7. Appliances are to be used only for their intended uses. 8. Driveway can fit 2 vehicles comfortably. 9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 10. Check Out is at 10 AM. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please lock all doors and all windows upon departure and don't forget your belongings. 11. Sewage: Toilets will clog if improper material is flushed. DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. No feminine products should be flushed at any time. If it is found that feminine products have been flushed, and clog the system, you may be charged damages of up to $1000. 12. Disposing of Food: Please dispose of any food that you want to trash or scrape off plates into the trash. Do not put anything other than liquids down the kitchen sink. The garbage disposal is not a trash can. Clogging the sink may result in fines. 13. Weather: No refunds will be given due to weather. We do not refund due to uncontrollable circumstances. 14. Damage: Any damage to any items in the cabin including couches, chairs, tables, TVs, beds, sheets, towels, pillows, etc, is the responsibility of the renter. Every item is checked before arrival and after departure. If you cause damage, please notify the owner immediately. 15. If any outdoor camera and/or internet is tampered with by guest(s) or visitors on the property, there will be immediate eviction and no refund provided. 16. There’s times when weather causes power outages or internet outages. This is most always returned quickly and also affects the thousands of other homes in the area. TV or internet access is not refundable based on natural causes or an Act of God. 17. The coronavirus pandemic is ongoing. Refunds will not be provided due to individual state travel orders or job/work qualifications/considerations. Louisiana has remained opened for business and lodging throughout the entire pandemic. I understand that it is my own choice if I do not travel and fulfill this rental agreement. 18. Check in time is 4 PM and check out time is 10 AM. Violations may result in monetary penalty. Our cleaning staff is on a strict schedule and your early/late check-in/check out may impede arrival of future guests. It is suggested you purchase a third party travelers insurance in any case you cannot fulfill your obligation to travel.
