Please do not block the driveway at anytime. Only park 1 car in the driveway. • 1 street parking pass for a second vehicle ($500 fee for missing parking pass) Street parking is free during the off-season. Parking passes are required April 1 – October 31. • Do not park in neighbors’ driveways or the empty lot next door (risk of towing) ⸻ • Minimum age to rent: 27 • No parties, proms, graduations, or large gatherings • Only registered guests allowed on property • No smoking • No pets STRP License #1322 ⚠️ Important House Rules (Please Read Before Booking) 1) Check in time is at 4pm. Check out time is at 10 am (you will be charged a $150.00 late fee if not checked out at this time) Our cleaning staff must come in and clean. We expect our guest to treat our home as if it were their own by leaving it in the same conditions as you found it. 2) Must be 27 years of age to book. By booking under your name, you assume responsibility for all guests on property during the reservation period. No parents booking for their kids/parents must stay on-site at all times. Booking guest must stay for the entire duration of the reservation. NO PROMS! 3) No unsupervised children under the age of 18 at anytime. 4) Maximum occupancy for this unit is strictly enforced. No additional overnight guests allowed or unauthorized guests on the property at anytime. 5) No pets allowed. an extra cleaning fee of $750.00 will be charged if a pet enters the property. 6) No smoking inside or outside the property. A fee of $500.00 will be charged if we detect smoking has occurred anywhere in the house or cigarette butts on the property. 7) We are not responsible for any damage to your vehicles or personal belongings. 8) Be mindful of making noise in the home at all hours due to the fact that this is a 2-family house and some guests may have small children. No loud noises outside past 10 pm as per town ordinance. Please be courteous to our neighbors. 9) This home is privately owned: the owners are not responsible for any accidents, injuries or illnesses that occur when on the premises. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressively assuming the risk of any harm arising from their use of the premises others whom they invite to use the premises. 10) Tampering/cutting power from the outdoor cameras is strictly prohibited. They are there for your safety and to safeguard the property. 11) We require all guests booking reservation to have all positive reviews with no negative reviews. Guests must have an established rental profile with an average rating of 5 stars. 12) No adding, removing or rearranging of furniture/appliances inside or outside of the property. 13) We do not permit towels, linens, or blankets to be removed from the home. Beach towels, beach badges and beach chairs are meant to be used on the beach and returned home. A fee of $100 per beach badge will be charged if they are not returned. 14) You will have 1 reserved parking spot on our property. We will also provide you with 1 parking pass for street parking. The parking pass is good to park at any metered space (spots with numbers) throughout the town except handicapped spots, reserved spots, Ocean Terrace, street ends off of Ocean Terrace, purple heart spots and the townships paid public parking lots. A fee of $500 will be charged if the pass is not returned. If you have more than 1 vehicle, there is free parking on any 300th block of town (past Central Ave, closest to the bay). There are also meters that you pay to park at and privately owned lots that charge a daily fee. Parking is enforced April 1- October 31. Parking is free on the street in the off season. Do not park in our neighbors driveway. Do not park in the empty lot next to our home. You could end up getting your car towed. 15) No subleasing. 16) No large gatherings, parties or proms. No graduations. No large gatherings inside or outside the home. Any excessive loud noises will invoke early termination of lease and forfeiture of complete rental amount. 17) We are not liable for any inconvenience caused by temporary defects or interruption in the supply of water, gas, electricity, construction noise from outside the property, internet or cable outages. Additionally, we are not responsible for any loss or damage resulting from weather conditions, shortened stays or ruined expectations due to weather, work, family, acts of God, emergencies or other commitments. 18) We do not permit towels, linens, or blankets to be removed from the home. Beach towels, beach badges and beach chairs are meant to be used on the beach and returned home. A fee of $100 per beach badge will be charged if they are not returned. A fee of $50 per beach chair will be charged if they are not returned. 19) We take great care in maintaining our property and conduct routine Maintenace during the off season and guest rotations. At times, we may require access to the premises. If such maintenance is necessary during your stay, we will inform you in advance to ensure minimal inconvenience. 20) Do not mail or order packages or letters to this address. 21) No underage drinking. 22) Please close all windows and doors when A/C is on. 23) ID may be required at time of booking or at check in for age verification. A short term rental agreement may be required to sign. 24) Guests shall pay for any damage done to premises over and above normal wear and tear. ⚠️ Reservation Termination Policy Any violation of house rules — including parties, excessive noise, unauthorized guests, or police involvement — will result in immediate termination of the reservation without refund. If you’re looking for a clean, peaceful, family-friendly beach escape close to the Ocean, we’d love to host you. Please read all house rules carefully before booking to ensure this is the right fit for your group. Guest access Unit 1- private deck with sitting area, shared grill, shared backyard, shared outdoor shower (for rinsing sand off when you come off the beach) Other things to note For guests that are traveling in larger groups, there is another unit in home that can accommodate more people. We provide a starter supply of essentials to help you get settled, including toilet paper, one roll of paper towels, garbage bags, dish detergent, coffee bags, sugar, and creamer pods. The unit is also stocked with shampoo, conditioner, body wash, hand soap, dish soap, and a small bottle of laundry detergent for your use. From time to time, previous guests may leave unopened or extra items behind. You’re welcome to use anything available in the unit. However, please plan to bring any additional or specialty supplies you may need for the duration of your stay.
