We are located 1 block from the Orange Street Light Rail Train Station; 1 block from Dunkin Donuts, KFC, Dominican restaurant, laundromat, cleaners, and 2 delis; and 5 min walk to grocery. The space A clean and peaceful space to work, study, read in a brand new historic home! Explore the neighborhood and the famous Branch Brook Park designed by Central Park architect, William Olmsted. The bed features a premium full sized mattress and the room has an extra large closet for clothes and storage. You can cook as much or as little as you like. The appliances in the kitchen are all clean and new. We love to welcome guests that are ambitious; love healthy and clean living; meditation; yoga; working out; joyful; passionate; tolerant and accepting; and excited about life. Other things to note **HOUSE RULES** – MUST READ The person staying in the room *must* match the name on the account. This is a 6-bedroom house with 2 shared bathrooms. A place for quiet living: study, work, meditation, good vibes and peace. Please do not book if this does not sound like a fit for you. To prevent any misunderstandings, we will only communicate through message inbox with the Airbnb member responsible for the reservation, and phone calls will not be accepted. Your Visit: Please be respectful at all times and keep the beauty of this property maintained throughout your entire stay. This is not a hotel, therefore you are strictly required to clean up behind yourself in the common spaces, your room, and dispose of kitchen and bathroom trash in a timely and orderly fashion as stated in detail below. Please note: Strictly NO parties permitted and NO unauthorized guests to the property. To combat identity theft and for the safety of the host and other guests, a copy of guest photo identification is required to be pasted into the Airbnb message thread prior to check in. Acceptable forms of identification include passport, driver’s licenses, student IDs or birth certificates. Check in: Our check in time is from 3pm to 12am and check out is by 10am, and any requests for a different time or earlier check in or later check out time must be made in writing in **advance** and approved. Please note same day reservations may require a one-to-two-hour check in delay. Check out: Check out is at 10am. Should your check out occur beyond 2 hours or after 12pm, you agree to be charged the nightly rate. Fifteen minutes past your check out time of 10 am will be considered a late check out and if you are still on the property but not in the unit this will also be considered a late check out, so please check out on time. House Etiquette: Quiet time in the house is between 8pm and 9am. No loud music playing and no loud phone conversations. Everyone is expected to clean up behind themselves in the common spaces of kitchen and bathroom. Eat only food you've bought to the house. Do not eat other's people's food. Smoking / Drugs: Strict no smoking in or on the property. No drugs policy. Keys: All guests are given a key code access at check in. For the room keys, do not make duplicate copies of the house key. Utilities: Please be respectful and turn off all utilities, computers, lights etc., when you are not home and lock the doors and windows when leaving. Host reserves the right to secure the property and enter and turn off excessive use of utilities or lights. Trash: This is not a hotel so it is expected that you maintain cleanliness in your room and common spaces at all times. This includes following the schedule on taking out the kitchen trash posted above the trash can. DO NOT book this residence if you are unable or unwilling to take out trash. All trash must be ***bagged and tied*** in plastic garbage bags and deposed of in the black trash cans. Blue cans are for loose recycled bottles and cans. We will not be held responsible for bugs or pests due to food or drink being dropped, spilled or left carelessly on the floor, whether it be in the bedroom, kitchen, bathroom or other parts of the home. Cameras: Surveillance or recording devices located on the interior (kitchen and living spaces) and exterior of the property for the protection and security of our guests and our property. Animals: The manager and staff of this property has severe allergies to animals, so no animals are allowed at this Airbnb booking at this time. Please Note: If it is discovered you and or your additional guests have violated our House rules or police/sheriffs have been called to the property because you have disturbed the peace, you agree that we have the right to demand that you vacate immediately without refund and you agree we have the right to film the violation of you and guests if necessary, to support our findings and report to Airbnb. Any holdover or your failure to vacate after our demand is issued, will be considered trespassing upon our property under applicable New Jersey laws and statues and you agree that your deposit with Airbnb may be use to settle any outstanding claims, violations and or associated legal fees. Please social distance and sanitize according to CDC guidelines regarding COVID-19. This is a shared space and masks are recommended so book at your own discretion We are not responsible for evacuations or loss of personal items due to natural disasters, acts of God, or fires. HOUSE FEES: • Guests that are not listed on your reservation are considered unauthorized and you agree to be charged the additional $100 per night guest fee for each person. • Early check-ins are a flat fee of $25 • Late check out fee of $25 • $250 fee for smoking in the home or on the property • If room smells like marijuana upon your check out, you agree in advance to pay an additional deep cleaning fee of $250 and that no proof is necessary, but only the opinion and statement of the property manager. • Key replacement for lost keys, lock outs, or if you forget to leave the key upon departure is $250. If you lock yourself out of the home and we have to send someone by to let you in it will be a $45 fee. • If it is found in the summer months that guests leave the AC constantly running all day with no one home, guests agree to pay an additional utility fee of $99 to cover additional amount incessant expense. • Any attempt to cover the camera's by hand or body or other means will result in a $475 fee.
