Due to proximity to the beach, be aware of high tide in Manasquan. Minimum age to book is 25. Book only if price, pictures, location and rules fit your needs. Please provide # guests and reasoning for trip. House comfortably sleeps 10, but we accept up to 12 guests. Additional guest can sleep on foldable floor mattress. Walkout to front deck with seating for 5 Back deck has outdoor dining room table that seats 5 people and an outdoor living room set that seats 5 people. Dining room has an umbrella. 3rd Floor Master with king bed and master bathroom and private deck Full bathroom in the hallway Bedroom #3 with 2 queen beds Bedroom #4 with 1 queen bed Deck 1st floor Extra space (smart tv with queen sofa bed and queen bed) walkout to outside shower and patio. * smart tv only no cable. Floor get heat from 1 floor thermostat but because is the basement, temperature is colder. Additional floor mattress available if needed. Not a bedroom! Total decks (4) + patio Minimum 25yrs old to book. High Tide Impact: Please be aware that due to the proximity to the beach, high tide may occur few times a year. Coolers or anything that can damage the table should not be placed on the dining table, island or floor. -Must use garage door when taking beach chairs and umbrellas in and out to o avoid scratches and damages inside the house and to keep the house in good condition. -Garbage cans are located inside the garage. -TV -main tv has cable. The other two TVs in the bedroom and 1st floor are smart TV. -If you are new to this Application please note that you need to check your messages in the application to communicate with us. -Do not use our towels to clean makeup. -Only those listed should be at the property. -Important!! No parties, no smoking, no vaping, no e-cigarettes as it will make our fire detectors go off. no pets. If you smoke please do it outside near the street. Smokers should smoke at the end of driveway near the street. -outside furniture should not be moved to inside the house. Inside furniture should not be moved to the outside or to other rooms. If your family/guests are renting a nearby house at the same time, furniture cannot be transported from/to the house. -Washer machine front load - to avoid overloading, only fill the washer tub halfway. If you have any questions or you end up overloading by mistake, no worries! Contact your host for help. Never try solving by yourself or opening any part of the machines. -Dishwasher: After dishwasher door is closed, press “start” located on top right side of dishwasher door. >>>The light on the door will turn Orange. Ensure the door is closed and do not open until light is White. >>>Not following this steps will result on water coming out of the machine. -Towels should not be used for to clean make up or to clean anything that can stain. -Please remove shoes to when arriving from the beach, please shower or rinse on the back shower Or use the water hose located next to the front door. - Suitcases should Not be dragged on outside or inside floor stairs or floors. -Garbage - containers are in the garage. Please place all recycling in blue bags and regular garbage on white bags. -Chairs, cooler and umbrellas are in the garage. Please open the garage to take in and out. Beach items cooler should not be dragged or placed inside the house. -Patio Umbrella-if you don’t know how to operate please call and we will guide you. Don’t force anything to avoid damaging. If windy, please close the umbrella and place with original setup as found. Please close after each use. If you have kids ensure they don’t play with the umbrella. -Do not bring strollers, balls, hoverboards, rollerblading inside the house. Use garage. -Car garage - should not be used to park cars unless renting for more than 3 days or when there is high tide) -Boxes should not be dragged inside the floors or carpets or placed in furniture or beds. Use the garage to store your boxes. -kids should be supervised at all times. -Do not place anything wet on carpets,bed or hardwood floor. Leave on bathroom. -house should be left in the same conditions as found. See checkout rules. -Damages/injuries- you will be responsible for the total cost to fix what you and your guests damaged + the rental cost lost of the days we were unable to rent to fix what you broke. You will be responsible for any injuries that may occur to you or your guests. If you purchase an insurance, you will be responsible to pay any additional cost not covered by your insurance. It is your full responsibility to ensure kids and any adult doesn’t damage anything in the house and also doesn’t harm themselves during your trip by monitoring your guests. -Wi-Fi and Wi-Fi extenders should not be touched or moved from its location at any time -Beach badges—N/A for winter rental <<<>>>>>>Check-out Rules>>>>>>>> checkout time before 11AM 1. Garbage ——remove all trash and recyclables from the house to the side of the house where the main garbage containers are. Garbage containers are located inside the backyard entrance near garage. (The garbage cans on the driveway that is not pavemented are not ours. That belongs to our neighbors) No Food or garbage should be left inside the house on any rooms, floors or carpets. Leave house as you found it. Important!!! place all recycling in blue bags and regular garbage on white bags. Don’t mix! Not doing this will cause additional charges. Garbage won’t be collected by the town if not separated properly. ( depending on the day you arrive, garbage containers may be by the sidewalk. In this case you can bring the garbage directly to the containers at the curb) 2. Dishes —— all dishes should be washed and put away. If using dishwasher: After dishwasher door is closed, press “start” located on top right side of dishwasher door. >>>The light on the door will turn Orange. If you used the grill, stove, oven it will be your responsibility to clean it. 3. Laundry —— used Towels used should be left in the bathroom tab and linens can be left on the beds. Those will be cleaned after your departure. Do not place anything wet on carpets,bed or hardwood floor. Leave on bathroom. 4. House general —— Everything should be in the same position where you found it. If something was damaged by your group please report it!! We are aware of damages done by the previous guest and will be addressing those. 5. Beach badges—- (applicable to summer only) 6. When departing, ensure that all windows and doors are closed. Ensure Patio door and front door are locked. Close the front door and then click on the 🔒 icon. Ensure the door is in fact locked👍 FYI Favorite restaurants (nearby): La Mondina, The committed Pig, Blend on main, The Salty Whale, Rod's Tavern, The Poached Pear, Fratello's Italian Restaurant & Lounge, The Pig and the parrot, Harpoon Willy's and for your convenience a few steps away from the house you can go to Leggetts Sand Bar! RELEASE AND INDEMNITY As agreed prior to booking this property, and intending to be legally bound hereby, Guest agrees that Guest and their assignees, heirs, devisees, guardians, personal representatives of their estate, and any other persons or entities acting in any capacity on their behalf, shall release from liability and indemnify, defend, and hold harmless the Property and its owners, and each of their agents, directors, officers, managers, employees, and all other related persons or entities (the “Released Parties”), from and against any and all liability, suits, claims, costs and expenses, including reasonable attorneys’ fees, arising out of: Personal injury (including death), Property theft, Or property damage sustained during the stay at the Property by Guest, Guest’s family members, or any third parties invited onto the Property by Guest. This release applies even where such incidents arise from negligence of any kind on the part of the Released Parties, except in cases of willful, wanton, or intentional misconduct or reckless negligence by the Released Parties.
