This classic waterfront Cape cottage on Simmons Pond offers a private dock & beautiful views. Our backyard is a wildlife santuary where seagulls, eagles, swan (yes swan!) call it home. The house is ideally situated 0.7 mile from beach and a short 5-minute drive to Hyannis Village. It is perfect for you and your family to create memories year round! Come enjoy all things Cape offers or retreat at our serene backyard listening to birds chirping! The space The breathtaking waterview on this 0.42 acre lot is a tranquil haven for this 4 bed 3 full bath charming home. Nestled in the privacy of trees, enjoy the expansive backyard including outdoor shower, and immerse yourself in stunning Simmons Pond from your dock (great for small boat!). Our house is clean and well-maintained with hardwood floors throughout. The screened-in porch is a relaxing place with stunning pond view to hang out with extra dining capacity. The homey living room features polished hardwood floors throughout. A comfy love seat and couch offer seating for 6, and there’s a 40” TV with cable for your evening entertainment. A bright dining area offering seating for six. Adjacent, a well-equipped kitchen features granite countertops, all-white cabinetry, and a range of appliances including an electric range, microwave and dishwasher. Off the kitchen, a cute guest bedroom is furnished with two twin beds and floral pattern comforters. Down the hall, a shared bathroom has a walk-in shower. Head upstairs to find the remaining 3 bedrooms. The 3rd bedroom has a queen bed and large windows overlooking the pond. Just next door, a light-filled 4th bedroom features two twin beds. Both bedrooms share a bathroom with a shower/tub combo. At the end of the hallway, the large master bedroom has its own sitting area with sofa, perfect for extra sleeping or as a quiet chill-out space! The motorized sit/stand desk overlooking the pond makes it a great place for remote work and study. Snooze comfortably in a king bed and get ready for the day in an en suite bathroom with a standing shower. A big screened-in porch (off the dining area) offers a fantastic spot for groups meals. A pair of dining tables offer plenty of space to spread out and there’s extra bench seating to chat and relax throughout the day. Outdoors, a deck with a grilling area leads down to a sprawling backyard, which sits directly on Simmonds Pond. Enjoy 160' of water frontage on this huge freshwater pond. Spend days kayaking, sailing, swimming, or fishing from your private dock. We are close to multiple well-known ocean beaches. Guest amenities include complimentary Wi-Fi, AC, gas fireplace, first floor laundry, smart TV, screened porch, deck with gas grill, and parking for three cars in the driveway. Bed linens and towels are provided. Beach towels and beach gears are provided as a courtesy to our guests. THE LOCATION Our home might feel secluded, but it’s just a 4-minute drive from downtown Hyannis. Hit the shops, cafes, or grab tables at a local restaurant. Head to Fresh Ketch for classic seafood dishes, or dine out at laid-back Beech Tree Cantina where American and Mexican cuisine feature alongside a huge tequila menu. You’re also just 0.7 mile away from Hyannis Port Beach and Keyes Memorial Beach, and a 5-minute drive from Craigville and Kalmus Beach, which are great for swimming. After lazy days beside the ocean, find your seafaring legs and explore Hyannis Harbor and Lewis Bay on a cruise with Bay Spirit Tours - an 8-minute drive from home. Guest access Full access to the house (except for 1 closet in first floor hallway and 1 in second floor hallway). Beach gears and beach towels are provided to our guests. ** Guests swimming in the pond is not recommended (no life guard). Pond is perfect for kayaking, canoeing, fishing and dog swimming** Other things to note There is a canoe that can be used with the proper Release of Liability forms signed by the guest.
