Carolina LOCATION DETAILS ☀ 22 min to nearest grocery & fast food in Helena ☀ 18 min to nearest gas station in Boulder or Montana City ☀ 5-15 min to nearest restaurant/bar in Jefferson City, Clancy, Montana City ☀ 30 min to downtown Helena ☀ 2.5 hours to Yellowstone National Park ☀ 3.5 hours to Glacier National Park ☀ 25 min to Helena Regional Airport ☀ 1.5 hours to Bozeman Int'l Airport ROADS/WEATHER/WILDFIRES/CANCELLATIONS ROADS/WINTER STORMS: The road to the A-Frame is paved until the last ¼ mile which is a maintained dirt road. The last 100 feet to the cabin is steep. 4WD or AWD vehicles with good tires are required during winter months if there is snow or ice on the road. A 2WD drive vehicle will NOT make it to the top if the road is snowy but will be fine on dry roads. If a winter storm is anticipated, the garage will be temporarily unavailable to guests to allow a tractor to be parked & ready to move snow. We do not offer refunds due to road conditions or winter storms. Please plan accordingly and consider purchasing trip insurance to protect yourself. WILDFIRE/SMOKE: Wildfire season in MT is May-Sept. Some years we have little to no smoke and some years we have heavy smoke due to wildfires in the area or smoke blowing in from other states. There may be fire restrictions or bans in place that could prevent use of the outdoor firepits during the summer. Because May-Sept is our high season and fires are out of our control, we do not offer refunds for cancellations or reservation date changes due to wildfires, smoke or fire bans. Please consider purchasing trip insurance to protect yourself. CANCELLATIONS: Our calendar stays booked year round. To protect us as business owners, we do not offer refunds for cancellations outside our cancellation policy. Please consider purchasing travel insurance through airbnb or elsewhere to protect your trip. Thank you for understanding. ☆☆ BEDROOMS + BATHROOMS ☆☆ Each bedroom has a window for natural light and blackout shades for great sleep. All rooms are intentionally TV free, with soft and snuggly mattresses & linens. Every room has waffle robes for hot tub trips, towels, luggage rack & bedside lamps w/ charging ports. The Loft provides a great vantage point for observing the elk & deer that frequent the mountain behind the A-Frame. Binoculars provided! The loft is open to the rest of the home. If you are staying with others, the loft is not a private or quiet bedroom. There is a privacy screen for changing and hanging your clothes. **The loft + stairs are not child safe. Children & infants must be supervised at all times.** The bathroom is located on the main floor. It is compact but functional with a small shower. Full size professional hair dryer and makeup towels are provided along with luxury Public Goods products and other amenities for your convenience, relaxation and comfort. **This cabin is on a septic system. Do not flush hygiene products, wipes, or excessive tissue, EVEN ONES MARKED AS FLUSHABLE, as this will cause a blockage and render plumbing unusable.* ☆☆ KITCHEN & DINING ☆☆ The A-frame has an open vaulted living room and kitchen with soaring ceilings + exposed rafters with a clear view of the Elkhorn Mountain range. The full kitchen is stocked with all the cookware, dishes, utensils, dishwasher pods, and appliances you will need to cook delicious meals. The dining table can seat three, and there are 4 counter stools at the kitchen bar. Appliances include: electric stove, dishwasher, microwave, refrigerator, freezer with ice maker, coffee maker, electric kettle, toaster, blender, hand mixer, slow cooker, instant pot & air-fryer as well as stemless wine glasses, champagne flutes, Moscow mule + coffee mugs and unbreakable wine glasses for toasts from the hot tub. We provide salt, pepper, spices, olive oil/vinegar, coffee, tea, hot chocolate, apple cider and microwaveable popcorn. **This cabin is on a septic system; it cannot handle food scraps, or grease. Please dispose of food/grease in the garbage.** ☆☆ LOUNGE SPACES ☆☆ The main-level living room is warm and inviting with stunning floor-to-ceiling windows and beautiful mountain views. Cozy up to the gas fireplace on chilly evenings and enjoy your favorite movie on a 50” smart TV with access to your preferred streaming platforms. Pair your phone to the Bluetooth lantern speaker and enjoy your playlist while watching the wildlife or sitting on the patio. ☆☆ OUTSIDE SPACE ☆☆ While there are plenty of outdoor activities nearby, the A-Frame provides its own outdoor sanctuary for guests to enjoy. We invite you to relax in the bubbling hot tub, enjoy the sweeping views from the patio, or settle in for a quiet evening by the outdoor wood-burning fireplace. Watch wildlife while sipping a morning coffee or enjoy a happy hour drink at the patio firepit while the sun goes down. Wrap in a blanket under a sky full of stars in the Montana night air. SNOW/MUD: We provide a coat rack, boot rack & shoe mat to help keep the space comfortable during rainy or snowy seasons. You will also have access to all cleaning supplies and washer + dryer with detergent & dryer sheets to help you maintain your space during your stay. ★★ Book Now & Let Us Take Care Of You at The Little Black A-Frame! ★★ Guest access Guests have private access to the entire cabin & garage. Feel free to explore the 20 acre property by foot or snowshoe. Please do not cross fence lines onto surrounding private property. Montana is bear country. As you are exploring our property and other hiking areas, be mindful of your surroundings, make noise and carry bear spray, especially in the spring and fall. Guests can park in the garage unless we need to temporarily park the tractor there for snow removal. Sled and snowshoes provided. Other things to note Please review our guest book when you arrive to find instructions for operating various appliances and other features at the A-Frame. ANIMALS: ~ Maximum 2 dogs / 7 nights unless approved for longer stay by owner ~ Pet fee is $150 ~ Dogs must be up to date on Vaccines and flea/tick free ~ Cats and other animals are not allowed ~ There is a $200 fee for bringing an unannounced pet ~ Dogs must stay off of the furniture and bedding. Please use our pet blanket in case they jump up out of habit. We ask that you ensure water, dirt and mud is not tracked into the A-frame. If your dog causes stains or snags to the bedding or furniture, you will be charged the replacement cost of the item. ~Please ensure all pet waste is picked up and do not let your dog roam the property unattended. ~ Dogs are not to be left alone in the A-frame unless they are kenneled. There is large rolling dog crate in the garage for your use. If you do not want to kennel your dog, you must take them with you when you leave. We offer the following pet amenities: Large rolling dog crate Food/water bowls with rubber mat Waste bags and rake/shovel Leash, Pet blankets, towels & cleaning rags Enzymatic cleaning supplies NOISE: This is a remote location and we encourage our guests to have fun, but please be mindful that this is a residential mountain neighborhood. We live just down the road and are surrounded by full time residents whom we respect. We all appreciate the peace and quiet that comes from mountain living. We ask that you keep noise & outdoor music at appropriate levels as to not disrupt the peace and quiet of the mountains, especially after 10pm. SECURITY CAMERAS We have 2 exterior cameras that will record audio & video upon motion detection. One at the front entrance and one at the front of the garage facing the drive. There are no cameras inside the house or on the patio or other outdoor areas. WILDLIFE & MAINTENANCE Our A-Frame is in the mountains with abundant wildlife. We often see deer and elk roaming the streets and our property. We also see squirrels, fox, raccoons, skunks, mountain lions and bears. Please do not feed or approach any wildlife. There will be insects and other creatures that give the property it's wonderful relaxing mountain feel. We have regular pest control treatments scheduled. While we stay on top of pest maintenance, we ask you to expect that if you leave doors open, critters, snakes and bugs may enter the cabin. This is part of life in the mountains. There will not be any refunds or cancellations in regard to normal bugs & wildlife. We appreciate your understanding of this. POWER OUTAGE: Our area can experience power outages occasionally. These typically last only a few hours. There are flashlights for your use should the power go out at night. We will provide you with any notifications we receive from the utility company. If a power outage is extended and during winter temps, we may connect a backup generator to the A-frame to protect the heated floors and ensure guest safety. We appreciate your understanding if this happens during your stay. GARBAGE/BEARS -All trash must be placed in the trash bin located in the garage. **This is bear country** do not leave any garbage, food or coolers outside and ensure the garbage can is securely stored in the garage. We do not have garbage services and will pick up the garbage before checkout if requested. Please be mindful of this and ensure that there is a liner in the garbage bin and that dog waste bags are tied and enclosed in trash bag as well. Smoking and vaping are NOT ALLOWED in the A-frame. If you smoke outside please do not throw your cigarette butts on the ground especially in the summer when the grass is dry. Ensure all cigarette butts are thrown away in the garage trash container. -Renter is responsible for any damage done to the property. -The owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The owners are not responsible for loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
