We have also made available a heat-resistant mat for hot irons on the counter, hotel-style white towels, dark make-up remover towels, and a basic first aid kit for guests. The bedroom and bathroom in the apartment are separated from the rest of the suite by a single barn door, it is part of the accessibility design. 🛏️ Cozy Bedroom for Ultimate Relaxation Located next to the bathroom, the bedroom boasts a comfortable new queen memory foam bed. For a peaceful night's rest and ultimate privacy, the bedroom windows have been furnished with black-out Levolor cellular blinds. The bedside features touch lamps that have both USB and USB-C charging stations. This cozy room also contains an alarm clock, ceiling fan with remote control, a wall-mounted TV with cable & Netflix, dresser, suitcase stands, full length mirror and a large closet. Plus, temperature control is a breeze via a mini-split unit with a remote. 🌿Step Outside & Unwind on the Patio Enjoy the patio feature, the tranquility of this feature can be enjoyed from your back door and down two steps. Providing a serene escape for you to unwind and relax. Adorned with a variety of patio items such as wind chimes, small water features, bird feeders, and flowers, our spacious seating area is available for you to enjoy. We kindly ask that you respect our property and refrain from wandering past our patio into our yard. Seasonal Note: The patio is available only in warm months. During colder months, seating is removed for safety due to ice risks. Unless it is an emergency, we ask that you do not access the patio during cold weather times. 💎Fun Fact about the patio and driveway. During the building of the patio and redoing the driveway, I infused the patio with black tourmaline, amethyst and rose quartz chips. This is a mineral mix that is said to promote grounding, inner peace, balance, love, and healing. 🛌Providing Additional Sleeping Accommodations for Third Guest We are happy to provide you with a single twin roll-out bed upon request, to accommodate an extra guest. Please keep in mind that this bed is designed for convenience, not necessarily comfort (but we ordered one of the best and added a 3" topper). Additionally, we will add a curtain to the bedroom entrance to ensure privacy while using the bathroom when a third guest is present. We understand that many of our guests travel with their children to drop them off at schools or colleges, and we want to accommodate this situation and others. The roll-out bed will be placed in the living room, which will require minor adjustments to the living room. Kindly contact the host before making any arrangements regarding a third guest. Bed will only be placed onsite upon arrangements. ♿Accessibility Features: Parking in front of unit and immediately next to ramp. Guest entrance accessible by step-free route. Step free main entrance/exit, ramp in place. Note: 2 steps are required to access the patio side. The unit features a floor layout that is free of steps. Wide entryways for easy access. The entrance, bedroom, and bathroom doors are all wider than 32 inches, making them easily accessible. Important Note: There is a clearance of only approximately 24 inches on each side of the bed. Walk in, step free shower with a flip-down seat built-in (non-adjustable and attached to the wall). The shower has two heads, one of which is mounted on an adjustable slide base that can be detached and used as a hand-held shower. The shower has grab bars situated on the front and side walls. The toilet has a single bar positioned on the right-hand side. The toilet is designed at accessible heights. The bedroom and bathroom in this apartment are designed with accessibility in mind and are separated from the rest of the suite by a single barn door. Note: Swing doors are only present at the entrance/exit points to the unit and patio. However, for safety reasons, all seating is removed during colder months, and access is restricted. Ice and black ice can form on the stone surfaces, creating hazardous conditions. In the event of an emergency, the patio may be used as an exit, requiring two steps to access. Important Information Regarding Booking Your Stay ✅ Guest Requirements Due to insurance requirements, the primary guest making the reservation must be at least 21 years old and must be present for the duration of the stay. Guests under 21 must be accompanied by a parent or legal guardian throughout the visit. Children aged 12 and older are welcome 📞CONTACTING THE HOST DURING YOUR STAY If you need to contact me, the host, for any reason during your stay, simply use the Airbnb app and or send a text. I’m always just a message away. In case of an emergency, please call me directly. I will respond to your messages or calls within an hour, but most likely within minutes and I am just next door. REPORT ANY DAMAGES / CONCERNS We kindly request that you contact us without delay if you encounter any concerns or damage. Prompt communication enables us to address the matter expediently. Your satisfaction is of utmost importance to us. NO PARTIES / GUEST POLICY Kindly note that hosting any form of events or parties is prohibited at this location. Only registered guests / visitors are allowed on the premises, and the maximum capacity of the property is limited to three people, unless prior arrangements are made with the host. It's essential to observe quiet hours after 9 p.m., we love and respect our neighbors. Please refrain from using confetti, or tape on the walls, molding, furniture, etc. Please refrain from using glitter of any kind in the apartment. NOISE Please be aware that we occupy the primary residence on this property, so you may hear noises from our home/outdoors, including our elderly dog. It’s not uncommon in any given neighborhood, there can always be home improvement projects going on or landscaping sounds that are outside of our control. Expect increased noise when the lawn is being mowed and snow blowing occurs early morning in the neighborhood and on the property at times as early as 4:30am. During the warmer months, it's likely that we will be utilizing the yard & patio. Occasionally, we access the basement of the apartment through a private outdoor bulkhead set of doors, which can produce some noise when shut. However, as a courtesy, we will inform you in advance if we need to access the basement briefly. PET POLICY NOTICE 🚫Please be advised that we do not allow pets on our premises. We kindly request that visitors respect this policy. We do make one exception for our beloved elder puggle, Zosha. Due to her age, she may become distressed in the presence of other animals on the property. In the event that such an activity transpires during your stay, a cleaning fee of $1500 will be imposed and you will be asked to immediately leave without a refund. SMOKING POLICY NOTICE 🚫Smoking or vaping of any form is strictly prohibited on the premises. In the event that such an activity transpires during your stay, a cleaning fee of $1500 will be imposed and you will be immediately asked to leave without a refund. 🌿 AVAILABILTY OF PATIO SPACE BASED ON SEASONAL CONDITIONS Please note that our patio is subject to seasonal availability. During the colder months, all seating is removed, and access to the patio is prohibited for safety reasons. The stairs and stone can become icy, and black ice may not be visible. In case of an emergency, the patio can be used for exits, with the use of two steps. 🚽 NOTICE REGARDING APARTMENT SEWER SYSTEM Our in-law apartment has a unique sewer system in which the sewage is connected via a pump grinder to link the two buildings. The pump grinder grinds waste, pumps it to a higher elevation, and then disposes of it through the main house sewer drain. Don’t worry, this system is commonly used. As a request to prevent blockages, we kindly ask that you refrain from flushing anything other than toilet paper and natural waste down the toilet. Tampons, pads, cotton swabs, q-tips, wet wipes (even when they specify flushable), hair clumps, Kleenex, and similar items can easily be thrown in the trash bin next to the toilet. Please refrain from coloring your hair in the sinks or shower. Please refrain from using spray tan in the apartment. 🚨🛡️SAFETY It is strictly prohibited to bring anything that is considered illegal by law onto the premises. We have cameras placed only on the EXTERIOR of the property. This includes the front doors, garage door, shed, driveway area and back exit door patio area. The cameras record motion and sound. The unit is equipped with a dual hardwired/battery-operated carbon monoxide/smoke alarms. The unit is equipped with 3 emergency flashlights that are plugged into various outlets and will light up in the event the power goes out. You can then unplug them and use them like a flashlight as needed. In the event of a power outage, we regret to inform you that we do not have a backup generator. As a result, power will not be restored until the electric company has resolved the issue. For your safety, kindly refrain from using candles or open flames within the unit. However, we have provided battery-operated candles for your convenience and enjoyment. For your convenience, a simple first aid kit is available in the bathroom. A fire extinguisher is located in the kitchen under the sink. A senior dog lives on the premises and is always leashed. As she has reached her golden years, she moves at a slower pace with poor vision and fewer teeth. We ask that you do not approach her while we are out with her. We are currently unable to permit EV charging as we do not have a designated charging outlet with an EV port. However, there are several stations within a couple miles of us. THE BARN DOOR The bedroom and bathroom in the apartment are separated from the rest of the suite by a single barn door, it is part of the accessibility design. 👕 WASHER & DRYER We provide both a top-loading washer and a front-loading dryer for your use. We also offer free & gentle, hypoallergenic Tide washing pods and Bounce dryer sheets that are fragrance-free. Please avoid washing heavily soiled items like mud, dirt, pet items and other similar items, as well as heavy items. Fortunately, there are several laundromats located within a couple of miles that can accommodate these needs. 🌎PROPER DISPOSAL GUIDELINES FOR TRASH AND RECYCLING Please make sure to dispose of any full trash bags & full recycling into the bins located outside of the apartment and we will remove them. When it comes to recycling, we kindly ask that you separate the following items: glass, paper, cardboard, metal, and plastic and place them in the recycling bag, located in the kitchen closet. Be sure to wash any food containers before placing them in the recycle bins. We appreciate your efforts in keeping our space clean, organized, and environmentally friendly. Thank you! ❄️ SNOW REMOVAL PROCEDURES Following a snowstorm, snow removal typically occurs in the morning or as needed and as early as 4:30 am in the neighborhood and unit. If snow removal is scheduled during your stay, instructions will be communicated via the app. Although we make every effort to remove snow and or treat it, conditions can change quickly. Guests will find a bucket of ice melt at the top of the ramp, as well as a shovel, to use if needed. 💡LOST AND FOUND Unclaimed items shall be kept for a period of two weeks, after which they will be discarded. If you wish to have your belongings shipped to you during this two-week window, we are happy to do so at the cost of shipping. BILLING FOR INCIDENTS Please note that any damages, missing items, or clean-up fees resulting from unpermitted smoking or pets will incur charges. Items needing replacement will be charged at their current replacement value. Additionally, there may be loss-of-income fees resulting from incidents or damages. 🏡 THIS IS HOME My husband and I live on the property, and our goal is to ensure you have a comfortable and stress-free stay with everything you need. We genuinely enjoy meeting new people but also respect your privacy. That said, we also understand the importance of privacy and will give you plenty of space to relax.
