With a walking path to the beach, decks with ocean views on each of the two floors and an on-site swimming pool, booking here is a passport to relaxing and enjoying a fun family time. The space This cute and cozy beach condo will make you feel right at home! The view, amenities and close access to the beach are just some of the perks you will enjoy! LIVING ROOM, DINING AREA & KITCHEN: The living room has a comfortable setting with cozy couches, a Smart TV for your viewing pleasure (There is no cable for the TVs just streaming apps), and a dining table to enjoy meals. There is a full kitchen with counter seating, a beverage fridge, appliances and other amenities. There is a deck from the living room where you can sit and enjoy views of the ocean and on-site pool. SLEEPING ARRANGEMENTS: 2ND FLOOR BEDROOM 1: Master Bedroom with King Size Bed, ensuite full bath and a deck with views of the ocean and overlooking the pool BEDROOM 2: 1 Queen Bed, 1 Bunk bed with single Twin bed over a double Full bed BATHROOMS: 2.5 Total 1 Half Bath on main level off of kitchen 1 Full Bath on second floor in Master Bedroom 1 Full Bath on second floor in the hallway COMPLEX: The unit is located at a private condominium complex, it is the largest two-bedroom in the complex and has many upgrades. It is a 2 story unit, on the 2nd level of the complex. AMENITIES: Enjoy an outdoor shower and an on-site in-ground heated pool. Both the living area and the master bedroom offer patios with views of the ocean and overlooking the pool. Beach tags, pool tags, linens and towels are included. This unit has a laundry room with a washer and dryer off of the kitchen. BIKES: If you chose to bring your bike, please only store and lock on designated bike racks. Do not lock or store in any other location. We are not responsible for guest's bikes or storage. Bike racks on the back of vehicles are not permitted within the complex parking lot and must be removed. HOA REGULATIONS: Failure to comply with HOA guidelines will result in a $25.00 fee per penalty. - No hanging anything on or over the balconies. Do not leave any beach items such as beach chairs, beach carts, strollers and other items within the exterior of the complex. All walkways must be open and never blocked. - No disorderly conduct or fighting - No littering or leaving trash on the ground - No pets - No grills or open flames - No ball playing - No oversized vehicles in the parking lot BOOK WITH US and unlock discounts and special offers exclusive to Cozy Cohost guests. Take advantage of all that nearby Atlantic City has to offer and enjoy savings at top local spots including famous restaurants, night clubs, spas, coffee shops, distilleries, breweries, boat tours, bike rentals, mini golf, and more... Guest access ACCESS & ENTRY: -Guests will have access to the entire 2 story unit. (There are exterior and interior stairs) -The unit is completely private with its own entrance. -Please be respectful to the neighbors and the surrounding homes and businesses. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! KEYLESS ENTRY: There is keyless entry. Your host will provide you with the access information approximately one hour prior to check in the day of your trip. PARKING: -There is parking for two vehicles at this property. -You will be provided with 2 parking permits to use in designated areas. - $100 fee for unreturned parking permits upon check out. BEACH TAGS & POOL PASSES: The pool is open on the weekends beginning Memorial Day, and then open daily from June 19-September 6. The daily pool hours of operation are 11am-6pm. -6 beach tags and 6 pool passes will be provided. -There will be a $50 fee per missing beach tag. -There will be a $300 fee per missing pool tag. -There is a beach locker with several chairs, a beach cart and boogie boards that guests may use. The locker code will be provided with the check in details. All items must be returned before guest's departure. There will be a fee for missing items. MAIL: -Please do not ship items to the property. -If there is something of priority that you need shipped please reach out to us directly for alternative options. -We are not responsible for any items shipped to the property. ENVIRONMENTAL NOTES: -Property located near local beach access, so it may be busy due to beachgoers during the summer season. SECURITY: -The home is protected by exterior ring camera security. Other things to note HONESTY & EXPECTATIONS: At "TideWatch", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Cancellation policy WILL apply if reservation is cancelled. Please review before booking. -Airbnb Trip Protection suggested for added coverage. OTHER DETAILS: -Brigantine is a barrier island; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beach passes are provided at the property. -Personalized house guide with local information, suggestions, and recommendations. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. ADDITIONAL INFORMATION: -Visit the "Where You'll Be" section for more information about the area. -Respectful behavior requested due to close proximity of homes. -This is NOT a party house. City-wide quiet hours from 10pm-8am. -We ask that you please respect the neighbors, the neighborhood and the home. -Please monitor noise levels, especially during the night. -You must be 21 and over to book. -We ask that you please read the house rules and listing in full when booking.
