Beach Summer Rental w/ Pool- 3 min walk from beach

Welcome to "Sulla Riva". This home has been professionally decorated to be your relaxing getaway with everything you need to truly come & unwind. No detail has been missed in this beach rental, fully furnished with all the amenities needed to just bring yourself & enjoy. Open layout with high ceilings and tons of natural light. Beautiful wood floors and high end furnishings. Large fenced in grass yard with heated pool and gas fire pit and grill. 2nd floor ocean views and 3 min walk to beach. The space Main floor includes: Fully outfitted kitchen (microwave, stove/oven, toaster oven, Nespresso machine, K Cup/Keurig, coffee machine, Instant Pot, blender, and much more), two dining areas, 1 family room, 1 living room, powder bath, and home gym (Lululemon MIRROR, Peloton, Ifit Nordictrack treadmill, free weights, resistance bands, and yoga mat). Upstairs includes: Primary bedroom (king) with private ensuite bath and ocean views, 1 hall bathroom with tub/shower, laundry room with washer/dryer, bedroom 1 (queen), bedroom 2 (full), and bedroom 3 (twin bunkbed). The family room, queen bedroom and primary bedroom TVs have cable. The full bedroom and bunkbed bedroom are equipped with Smart TVs to stream Netflix, Hulu, YouTube, etc. All linens and towels are included in rental. Our home is just a 3 minute walk to the beach (public beach access, no beach badges needed). Home includes beach towels, chairs, umbrella, toys, and cooler. If you want to enjoy the outdoors, but don't feel like heading to the beach, my backyard offers a large fenced in grass yard with heated pool, 6 loungers, 4 umbrellas, patio seating, dining table (seats 8), heat lamp, natural gas fire pit and bbq grill. If dining al fresco isn't what you are in the mood for, there are a handful of great restaurants in walking distance from the property. Kitchen Witch, Beach Tavern and Booskerdoo coffee are all just a few minutes away by foot. Long Branch and Sea Bright are about a 5-10 minute drive and include a long list of amazing restaurants and pubs/bars. There is a supermarket just a short 2 minute drive west. There is parking for one car in the garage and two in driveway. No street parking is allowed. Guest access Please contact host to use fire pit and to learn more about pool rules. Other things to note USE POOL AT YOUR OWN RISK • The swimming pool is provided for guest use at your own risk. • No lifeguard is on duty at any time. POOL RULES • No diving, running, or rough play in or around the pool. • No glass containers in the pool or pool area. • Sand must be rinsed off before entering the pool. Excess sand may result in additional cleaning. • The motorized pool cover must remain fully closed at all times when the pool is not in use. The cover must be fully opened before swimming and closed immediately after use. • Children must be actively supervised by a responsible adult at all times. CHILDREN & DIAPERS • Swim diapers are required for all children who are not fully toilet-trained. • Regular diapers are not permitted in the pool. • Guests are responsible for frequent diaper checks and changes away from the pool area. • Children who are ill or experiencing diarrhea may not use the pool. • Guests are responsible for any pool closure, cleaning, or treatment required due to diaper accidents or contamination. MOTORIZED POOL COVER – SAFETY RULES • The motorized pool cover is a safety feature, not a substitute for adult supervision. • Children must be supervised at all times, even when the cover is closed. • Do not walk, sit, stand, jump, or play on the pool cover. • Never allow children to operate or play with the cover controls. • Open or close the cover only when the pool area is clear of people, pets, and objects. • The pool cover must be fully open before swimming. • Do not swim, dive, or enter the pool when the cover is partially or fully closed. • Report any issues with the cover immediately and do not attempt repairs. • Guests acknowledge that improper use of the pool cover can result in serious injury or death and agree to use it at their own risk to the fullest extent permitted by New Jersey law. ASSUMPTION OF RISK & LIABILITY • Guests acknowledge that use of the pool involves inherent risks, including slipping, falling, drowning, injury, or death. • By choosing to use the pool, guests voluntarily assume all risks for themselves and anyone in their group, including minors. • To the fullest extent permitted under New Jersey law, guests agree that the Host and property owner are not responsible or liable for any injuries, accidents, medical emergencies, or death related to pool use. MEDICAL RESPONSIBILITY • Guests are solely responsible for determining whether they and their guests are physically able to use the pool. • The Host does not provide medical supervision or emergency services. DAMAGE AND SAFETY • Guest is responsible for any damage caused by themselves or their party. • Guest agrees to immediately report unsafe conditions or accidents to Host. INDEMNIFICATION • Guests agree to be responsible for and hold the Host harmless from claims or damages arising from their use of the property or pool, to the extent allowed by New Jersey law.
