The space Welcome to our space, cleaned & sanitized for our listings! You’ll find your self relaxed on a king size bed, with a flat screen tv that includes a fire stick, or reclined on the couch with a 70” Samsung tv. All tv’s include Netflix, Disney, Hulu, and HBO MAX with HIGH Speed Internet, all accessible to you! *Complimentary Starbucks K-cup coffee including sugar, creamer. * House also includes: *Microwave *Dishwasher *Air Fryer *Keurig *Washer/Dryer *Wine Cooler Backyard includes: Lounge chairs, bonfire pot, soccer goal, and miniature grill. *Extra’s * Entertainment room, with TV & board games, which also includes a couch that can turn into an extra bed. Master bedroom has a King size Nectar Premier Copper mattress and 50” Tv with firestick. All bedrooms include a memory foam mattress. To my future guests: It has been brought to my attention by the Home Owners Association, there has been an increase of duck sightings on my property. Per the regulations it is a rule to NOT FEED Ducks. Due to commotions with neighbors, an increase of ducks & property destruction from their droppings. If you are seen by the HOA associates that drive around you WILL be charged the fee’s by the HOA. I will not be responsible for your violation to the Rules. Please refrain from feeding ducks. Other things to note Hi HOUSE RULES • No events are allowed. • Verified identity is required to book, Failure to do so may result in your booking being canceled without refund. • No smoking inside of the house - If evidence of smoking is found, you will be charged a $250 fee per day for the duration of your stay. You are welcome to smoke outside, please keep the doors closed, and do not leave ashes outside. • No loud noises after 11PM (Police are quick to respond to noise alerts if your neighbors complain) • Additional guests past the reservation quantity are not permitted without prior approval from your host. If guests past the reservation quantity are seen without approval, your reservation will be canceled without refund and you will be asked to leave immediately for violating occupancy laws. • Towels, sheets, comforters, pillows etc. provided are for in home use only, they are not to be taken out of the home. Lost or missing items will be subject to a $15 replacement fee, per item. • Early Check-in cannot be guaranteed. We will attempt to allow early check-in if the schedule allows. Late check-out is not allowed, and subject to a fee of $250 per hour plus any cost incurred by the host due to delaying the ability for the next guest to check in. • Do not place anything other than toilet tissue in the toilets. Toilet issues caused by objects other than tissue will be subject to a handyman services hourly rate for repairs estimate. • Do not place any non-food items down the kitchen garbage disposal. Garbage disposal issues caused by guests will be subject to a handyman services hourly rate for repairs estimate. •Property is expected to be left in the same condition it was found. Our cleaning and turnover staff documents the condition of the property before and after each check-in/check-out, as well as takes an inventory of items. If any damage is done, please inform your host immediately. You will be responsible for the cost of replacement items (damaged, broken or missing), with an additional restocking fee up to $100 per item. •You will be responsible for any professional’s expenses, after your stay, if there were no evidence or proof of issue determined by professionals. All traveling professionals please pm me. I will do a month to month or long term, fully furnished & possible access to all amenities in the area, which includes pool, gym, and parks.
