Fragrance Free-30min NYC-Cozy Home Away From Home!

**BEFORE REQUESTING TO BOOK, please read my entire listing for important info and policies** As you can see by my ratings, photos and reviews this truly is a lovely place to stay and I am an attentive host, but please first read the following... *Exceptions to the rules can be made depending on the request. *I maintain a fragrance free home and require that guests be fragrance free as well. Please no perfume, cologne, essential oils. Details Below *Located in a safe, quiet neighborhood. The space *Please check out my 2nd airbnb listing at: airbnb.com/h/pleasantdaleguestsuite *All children must be 8 years or older. *Must be at least 25 years old to book. Picture of your photo ID required to be sent upon booking. *There is an additional one time charge of $25 for the use of each sofa bed. Please let me know in advance if you plan on using the sofa bed and I will supply bedding for it. *The person booking the listing must be staying at the listing. You cannot book for another person. *Please don't apply perfume, cologne or essential oils before you arrive or while staying here. *I require guests to have an identifiable photo on their profile so I know the person booking is the person staying here. * The apartment is a beautiful quiet, sunny lower grade level apartment. It has full south facing windows that look out to the lovely garden so it gets lots of natural light. It is partially below ground, so it is technically a basement, but does not feel at all like one. *No parties, no smoking, no vaping. *No unauthorized guests. Only the number of guests shown on the reservation are allowed to stay in the apartment. A quiet visit of a couple of friends or family is fine, just no parties. Please check in with me before inviting guests. * Do not bring Marijuana or other drugs into the apartment. *The ceilings are on the low side. They are 6' 9" in most of the apartment. *The apartment has been extensively renovated and decorated. It is full of amenities from bathrobes and slippers to q-tips and luxurious toiletries. *Most scented laundry products are ok. But please don't book if in the past year you have used the extremely strongly scented products Gain, Febreze, Scent Beads, Unstoppables, "Long Lasting Freshness" Downy Fabric Softner. because your clothes will be permanently scented. But again the vast majority of normal scented laundry products are fine, its just the ones above that I react to. If you are unsure, book and if your clothes are too scented for me, I would only ask that you keep them in plastic bins that I provide and only take out what you want to wear that day That works out well. Guest access You will have private entry to the apartment and access to the backyard garden. The garden is shared by myself and a second airbnb guest suite in the house. However, the garden has 2 separate garden "rooms" each with a furnished patio and they are separated by shrubs so the back yard can comfortably used by two groups. I occasionally rent out the garden for small dinner parties. Airbnb guests will not have garden access on occasion. I am a massage therapist with an office on premises.
