Description

A Berkshire private mountain estate in New Marlborough, MA 167 acres — home at 1,400 ft, summit at 1,640 Five ensuite bedrooms + the Bunk Room — sleeps 16 Indoor cedar spa room including cedar infrared sauna, cold plunge tub and steam room Expansive deck with hot tub, mountain views, lounging/dining Two wood-burning fireplaces, three fire pits, marked trails across the mountain Central to Great Barrington, Stockbridge, Litchfield County, Hudson Valley Concierge services available The space WHY THE NAME SUNSET FALLS Years before the house, there was a rough A-frame in these woods. The owners named the place for an evening spent streamside, watching the sunset fall over the ridge — for a sky that's never the same twice. THE HOUSE Sunset Falls was built for the thing most homes attempt and few achieve: affording a large group to feel simultaneously together, yet entirely at home, with enough room for everyone to find their own rhythm. The home flows across three floors, with one great room that earns its name, expansive deck for reading and long afternoon lunches in the sun. Radiant heated floors throughout — every room, every bath, every shower floor. THE GREAT ROOM & CHEF'S KITCHEN Floor-to-ceiling glass on every west-facing wall — the valley doesn't frame itself in the distance, it becomes part of the room. A wood-burning fireplace anchors the north wall. The dining table seats 12; the deck extends the space with a gas fire-table and dining for twelve. The kitchen is serious enough for a private chef and comfortable enough for the group that wants to cook together: zebrawood cabinetry, black quartz counters, Wolf 6-burner gas range with grill, separate full-size SubZero refrigerator and freezer, wine fridge, two Bosch dishwashers plus a Fisher & Paykel drawer dedicated to glassware. SLEEPING SOUNDLY Five ensuite bedrooms and the Bunk Room across three floors, each with its own relationship to the view. Italian long-staple cotton sheets and duvets. Heavyweight cotton robes. Blackout blinds. Individual temperature control in every room. THE PRIMARY — the highest room in the house. A king bed in floor-to-ceiling glass on three sides, engineered to wake to morning fog over the ridge and fall asleep watching stars in a darkness city lights never reach. Milled cedar overhead. Private balcony with private outdoor shower fifty feet above ground. A sitting room with linear fireplace, large media screen and morning bar. Freestanding soaking tub on the tree line, spa shower designed for two, double vanity hand-milled from Shagbark Hickory cut on the mountain. Private water closet and dressing area. Le Labo Santal 33 bath amenities throughout. ROOMS ONE THROUGH FOUR — four queen ensuite bedrooms along the west face, all sharing the same sunset. Rooms Three and Four open by glass door onto private stone terrace. Glass-enclosed walk-in showers, with heated shower floors and Le Labo Santal 33 bath amenities. THE BUNK ROOM — the room everyone loves and nobody expects. Six queen-over-queen bunks scaled for up to 12, adults and kids alike, with cable-rail safety, individual cubbies, Sonos overhead, and a west-facing window. Full bathroom and powder room directly across the hall. THE TAVERN ROOM A proper ground-floor gathering room — low light, stone wood-burning fireplace, an oversized U-shaped leather sofa, and an 85" screen for the big game. Pool table, shuffleboard, foosball, arcade games, PlayStation. A hand-milled walnut bar with kegerator runs along the back wall; two bar tables were made by a local artisan from Claro walnut burl cut on this mountain. A library nook holds books and board games. Step outside and the property's largest fire pit is waiting. RESTORE A new cedar-lined spa room at the end of the south hall holds the full contrast cycle — the eucalyptus-infused steam room, cedar sauna with infrared panels, and a cold plunge bath — indoors, so the Nordic ritual is available year-round. A four-season sunroom with space for yoga or a couples massage, and out on the deck, a 6-8 person hot tub facing the ridge. Turkish cotton robes hang ready. A fitness room with treadmill, elliptical, cable trainer, and free weights is on the ground floor. THE LAND The whole mountain is yours alone. Marked private trails — Upper Pine, Rock Ridge — wind past carved markers on mossy rocks, a bench placed where the view opens, a stream crossing. Three fire pits, wood already stacked. Trout lily in spring, wild blueberry and mountain laurel by midsummer, maples turning first in fall, deer and fox prints holding in winter snow. BESPOKE SERVICES Arranged through your dedicated concierge, before arrival or mid-stay: private chef cooking seasonal farm-to-table menus in your kitchen, licensed in-house massage, full grocery delivery put away before you arrive, custom kegs from local Berkshire breweries, curated picnics anywhere the mountain suggests, airport transfers and day-trip drivers. Service pricing is set by each provider. Guest access The entire home and all 167 acres are yours. All three floors — served by an elevator for guests requiring accessibility — plus the heated two-car garage, ski area with racks, cubbies, and boot warmers, the full restore suite, and miles of marked private trails. Fiber-optic gigabit wifi throughout. Roku on every TV: sign in on arrival, it signs you out automatically on departure. Other things to note The mountain is rugged and largely untouched — white-tailed deer, fox, wood thrush, and the occasional black bear pass through. Firewood is stacked and fireside supplies are provided. Welcome provisions are sourced from our wonderfully diverse local agricultural and artisan maker community. Weather on the mountain is real — the driveway climbs, with rain and snow part of some seasons. AWD or 4WD is recommended December through March, and your concierge will share road conditions before arrival. Please note this Host requires a supplemental contract be signed at the time of booking and requires a $10,000 security deposit, which is refundable at checkout if no damage occurs.
