Upstairs 3BR/2BA-5 beds & sectional sofa and sleeper sofa, kitchen, living room; Downstairs 1BR/1BA-queen bed & sleeper sofa, kitchenette; handicap access. Balconies-front boardwalk view & rear pool view Shared seasonal hottub/pool 1 min walk to boardwalk, near Seaport Pier, 1.5 miles to Conv Cntr. Min age 25. Summer weekly rental. Off-season 3 night min. No: smoking anywhere on property, grills, pets, pot. The space Starting May 2025 renters are no longer permitted to smoke anywhere on the condo property indoor or outside or balconies, etc. Fines can be incurred that would be charged to the tenants. For some reason owners are allowed to smoke. Condo Association Rules: Minimum rental age 25. No senior week rentals. No pets permitted. Summer weekly rentals (Memorial Day to Labor Day) usually Saturday to Saturday. No weekend rentals in the summer. Off-season (Labor Day to Memorial Day) rental days of the week can vary. There is a 3 day minimum. Pool open some weekends in Sept. In the offseason towels and sheets can be requested for approxiamtley $10/person to be paid to the maids through V e n m o. Off season discounts available for extended stays. No hidden cleaning fees. Note: Atlantic City is 45 miles/50 minutes. Coast Guard 11 miles 23 min. Seaport Pier 1 block less then 2 min walk. Summer: check-in: 3 pm; check-out: 10 am Off season check-in and check-out flexible if not renters immediately before or after your stay. Minimal rental occupancy age is 25 years set by the condo association. If you lie about your age and try to rent and someone reports you to the association and you cannot prove you are at least 25 years old - you will be asked to leave and no refunds will be issued. Kid friendly - There is a gate at the top of the stairway to the downstairs room. There is a pack-n-play, two umbrella strollers and one stroller can be used with or without car insert. There is also a toddler bed in the bunk bed room. There is a door chime on the downstairs room so adults know if anyone opens that door. I try to provide electrical outlet covers, but some get lost. There are smoke alarms and CO alarm. First aid supplies in laundry top left cabinet. Parking - one space in the garage and one space in driveway on the right side. The left side is neighbors (top floor condo). Free parking one block away across Surf Avenue. WHAT to BRING-towels, sheets, pillows Sheets: 1 king; 1 full & 1 single; bunk with 1 full/1 single & 1 toddler bed; downstairs 1 queen bed & 1 queen sleeper sofa; living room 1 queen sleeper sofa. There is an extra foam mattress topper available for use in the downstairs closet. Bring beach and bath towels too. There are some pillows, but most people bring there own. Attempt to provide some basics for each renter under the cabinets downstairs: toilet paper, later towels, tissues to get your stay started. Kitchen - Keurig and regular coffee maker, toaster oven, toaster, microwave, blender. Non-smoking and no illegal substances permitted. Starting in 2025 no renters can smoke on the property due to condo association rules. Garbage/Recycling Summer: Trash and recycling pickup Wed and Sat. Off-Season: Trash Wed pickup and recycling Friday pickup. Renters must follow rules or fines can be issued by the police - paid by renters security deposit (e.g. no bags in recycling bin, not recycling materials in trash bin, all trash must be in a bin - no bags outside of the bin or the seagulls rip them apart and spill trash). Hurricane Guarantee: If you are vacationing at my condo and a hurricane forces a mandatory evacuation, you will receive a refund for every night of your vacation interrupted/lost. For example, if you arrive on Saturday and a mandatory evacuation forces you to leave on Wednesday – you would receive: Wed night, Thursday night, Friday night, 2 days refund out of your 7 days (therefore, would you receive 28.8% of your cost back). Pool and hot tub typically opened Memorial Day weekend through Labor Day. Then from weekend after Labor Day until Irish Weekend (usually the 3rd weekend of Sept) it is only opened Fridays, Saturdays and Sundays. Guest access The condo, the pool area, the grassy area next to the condo (good for cornhole). Cannot use the grassy area near the grill or the grill. Other things to note Crypto mining is prohibited and the tenants will be responsible for excess electric bill as determined by the owner. Starting in May 2025 renters are not permitted to smoke anywhere on the condo property. Fines can be issued by the association and will be deducted from your security deposit or charged through a rental service or app (i.e. Airbnb, Vrbo, etc.)
