Please return all items to the unit after use. ⸻ 🚗 Parking • 1 designated driveway parking spot (clearly marked for Unit #1 — please back in). Please do not block the driveway at anytime. Only park 1 car in the driveway. • 1 street parking pass for a second vehicle ($500 fee for missing parking pass) Street parking is free during the off-season. Parking passes are required April 1 – October 31. ⸻ 🔥 Shared Outdoor Amenities • Shared outdoor grill (please clean after use; utensils provided in kitchen cabinet) • Shared outdoor shower (for rinsing sand — open during warmer months only). The shower is not enclosed. • Shared driveway with Unit #3 ⸻ • Must be a minimum age of 27 to rent. • No large gatherings, parties, proms or graduations. Not a party house. • No smoking • No Pets. STRP License # 103 ❗ Important House Rules (Please Read Before Booking) 1) Check-in time is at 4pm. Check out time is at 10am (you will be charged a $150.00 late fee if not checked out at this time) Our cleaners must come in and clean. We expect our guest to treat our home as if it were their own by leaving it in the same conditions as you found it. 2) Must be 27 years of age to book. By booking under your name, you assume responsibility for all guests on property during the reservation period. No parents booking for their kids/parents must stay on-site at all times. Booking guest must stay for the entire duration of the reservation. NO PROMS! 3) No unsupervised children under the age of 18 at any time. 4) Maximum occupancy for this unit is strictly enforced. No additional guests allowed on the property at any time. 5) No pets allowed. An extra cleaning fee of $750.00 will be charged if pet enters property. 6) No smoking inside or outside property. A fee of $500.00 will be charged if we detect smoking has occurred anywhere in the house or cigarette butts on property. 7) We are not responsible for any damage to your vehicles or personal belongings. 8) Be mindful of making noise in the home at all hours due to the fact this is a 3-family house and some guests may have small children. Please be mindful of footsteps when walking since this is an upstairs unit. No loud noises outside past 10 pm as per town ordinance. Please be courteous to our neighbors. 9) This home is privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur when on the premises. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressively assuming the risk of any harm arising from their use of the premises others whom they invite to use the premises. 10) Tampering/cutting power from the outdoor cameras is strictly prohibited. They are there for your safety and to safeguard our property. 11) We require all guests booking reservation to have all positive reviews with no negative reviews. Guest must have a rating average of 5 stars. 12) No adding, removing or rearranging of furniture/appliances inside or outside of property. 13) We are not liable for any inconvenience caused by temporary defects or interruption in the supply of water, gas, electricity, construction noise from outside the property, internet or cable outages. Additionally, we are not responsible for any loss or damage resulting from weather conditions, shortened stays or ruined expectations due to weather, work, family, acts of God, emergencies or other commitments. 14) We do not permit towels, linens, or blankets to be removed from the home. Beach towels, beach badges and beach chairs are meant to be used on the beach and returned home. A fee of $100 per beach badge will be charged if they are not returned. A fee of $50 per beach chair will be charged if they are not returned. 15) No large gatherings or parties inside or outside our home at any time. No Proms. No Graduations. Any excessive loud noises/parties will invoke early termination of lease and forfeiture of complete rental amount. If your group breaks the house rules, holds a party, disrupts the neighbors, violates the listing occupancy, becomes violent or if your group behavior results in a police visit or ticketing, then your reservation will be terminated, without a refund and you will be expected to leave the property immediately. 16) We take great care in maintaining our property and conduct routine maintenance during off-season and guest rotations. At times, we may require access to the premises. If such maintenance is necessary during your stay, we will inform you in advance to ensure minimal inconvenience 17) Do not mail or order packages or letters to this address. 18) No underage drinking. 19) No subleasing. 20) Please close windows when A/C is on. 21) ID may be required at time of booking or at check in for age verification. A short term rental agreement may be required to sign. 22) NO PROMS! NO PARTIES! NOT A PARTY HOUSE! 23) Guests shall pay for any damage done to premises over and above normal wear and tear. ⚠️ Reservation Termination Policy Any violation of house rules — including parties, excessive noise, unauthorized guests, or police involvement — will result in immediate termination of the reservation without refund. If you’re looking for a clean, peaceful, family-friendly beach escape just steps from the ocean, we’d love to host you. Please read all house rules carefully before booking to ensure this is the right fit for your group. Guest access Unit # 1- Front deck, back deck, shared grill area, shared outdoor shower, designated parking in driveway for 1 car. Other things to note For guests that are traveling in larger groups- there are 2 other units in our home that can accommodate more people. Please see Unit 2 and Unit 3 listings. Please contact us for more information. We provide a starter supply of essentials to help you get settled, including toilet paper, one roll of paper towels, garbage bags, dish detergent, coffee bags, sugar, and creamer pods. The unit is also stocked with shampoo, conditioner, body wash, hand soap, dish soap, and a small bottle of laundry detergent for your use. From time to time, previous guests may leave unopened or extra items behind. You’re welcome to use anything available in the unit. However, please plan to bring any additional or specialty supplies you may need for the duration of your stay. Thank you 😊
