Boat House - Ocean front with private beach

Leave your cares behind at our tranquil escape at the top of Buzzards Bay. Enjoy a sweeping view from the wrap-around deck and access from the property to a private ocean-front beach in the warm(ish), swimmable waters of Buzzards Bay. This remote and exclusive area is great for a quiet break, and includes access to association tennis and pickle ball courts, 2 other swimming beaches and a private/quiet 2-mile loop road as well as some trails through the central communal woods. The space The property is located on a private peninsula in Pocasset on Cape Cod, a short drive from the Bourne Bridge. The house itself is accessed down a long shared drive and provides panoramic views of Buzzards Bay and the boat activity at the entrance to Pocasset Harbor. The Wings Neck Point Lighthouse is off to the right and Cleveland’s Ledge Lighthouse is straight ahead. On a clear day, you can see all the way down to Cuttyhunk Island. It is a great spot to relax and watch the boats go by, or enjoy the evening sunset. Down a short path from the yard you can access a private beach - it is rocky out front but off to the left you have rights to a sandy beach shared with the other two houses from the driveway. Guests also have access to two association beaches, one with a dock, swim float and swing set another a shallow and very sandy nice beach with a small creek. There is a community boat ramp just off the Wings Neck peninsula - a 5 minute drive from the house. Feel free to trailer your own boat down for your stay as there is plenty of room in the driveway. Guest access Back at the house there is a large deck along the entire ocean-side of the house with outdoor lounger and chairs and an outdoor shower. There is also a terrace with outdoor table which seats 10. For those windier days, you have the choice of two other more protected terraces on the other side of the house, with a second set of outdoor tables and chairs. The property is divided between two houses - the main house with 3 bedrooms, 2 full bathrooms and small kitchen/dining/living room with nice ocean views. And a second ‘aft-cabin’ off the driveway with a second kitchen, living area, bedroom and full bathroom. Rather than rent these out separately the listing includes both houses to allow you privacy for your stay. This is our family summer home, so will not be as sterile as some of the corporate accommodations on Air BnB and it is well-loved. The good price for its private water-front location and size reflects that everything is not sparkly new, but there will be a thorough professional clean between every stay and is a lovely place to experience the joys of Buzzards Bay and to have a Cape Cod escape. Other things to note We are a short drive from both the Cape Cod Canal bike path and the start of the shining sea bikeway from N.Falmouth to WoodsHole. There are a handful of restaurants and a local grocery store within a 10-minute drive of the house and all of Mashpee, Falmouth and Woods Hole are about a 30 minute drive away.
