New to our portfolio- new owners refreshed their stunning Maui home. Wake up in Paradise at Royal Kahana 308. Every morning seeing the serene sunrise over Molokai and then looking down to the crystal blue ocean below, calling your name for today’s vacation adventure. Located on the 3rd floor, on the cool and quiet side of the building, RK308’s large lanai with a table and seating for 4 with direct access from the bedroom &; living room, invites you out every evening to enjoy a sunset cocktail (and juice mocktails for the little ones) as you end your day watching the sun set over the water and horizon. Hearing the local conch shell blowing signaling the sunset, makes you reflect on another beautiful day in Paradise. Brand new sleeper sofa located in the living room. Note: $18/day starting collected by front desk upon check in. Rates do not include taxes, cleaning, and applicable fees. This one-bedroom, fully air-conditioned condo boasts a recent renovation revealing its rustic beach boho decor. The condo comes equipped with all the amenities you will need for a relaxing vacation, including free wifi, a full cable package, beach toys, beach chairs, umbrellas, and an ice chest for outdoor activities. The granite-covered kitchen countertops grace you as you prepare your meals while on vacay. It is stocked with every possible gadget for that gourmet meal. The queen sleeper sofa invites you to sit down after a day at the beach and chill before heading out for dinner. The spectacular views from the sofa ensure you do not miss the whales breaching or the honu floating by. The queen sofa bed in the living room is great for the kids or second couple on your vacation. There is a full dresser in the closet for the living room guests to place their belongings during their stay. Immerse yourself in a blissful night’s sleep to the sound of the soothing ocean on the king-size mattress in the bedroom. Most nights, you can keep your window open to sleep with the sounds of the ocean billowing in. The Royal Kahana Resort Condominiums are located in the beautiful sun-soaked shores of West Maui, centrally located between the Kaanapali and Napili-Kapalua resorts, in the quiet community of Kahana, and includes such amenities as a fitness center, concierge services, and ping pong in the building. Outside amenities include a shuffleboard, a large, heated ocean view pool with many lounge chairs located pool side and on the grassy grounds. The poolside sun deck has both sun and palapa shaded areas as well as barbecue grills to cook up your day’s catch. In addition, there are restaurants in a short walking distance, including Dollies Pizza Pub, Miso Phat sushi, China Boat, Maui Brewing Company, and McDonald’s. As you head a quick 5-minute drive to Napili, you have the amazing Joey’s Kitchen, Fond eatery, and Mammas Ribs. Lots of unique island grub to fill your foodie self. Hele mai noho at Royal Kahana 308 where all the activities and beauty of a Maui vacation await you!! *Beach information *The beach fronting the Royal Kahana experiences seasonal ocean current changes and swells that influence the beach & physical appearance and size. During the fall and winter, it's not uncommon that these currents sweep away a large amount of sand that gradually returns in spring & summer, based on the ocean’s current activity and our island weather pattern. This circumstance affects our guests' accessibility to the beach—the front desk posts daily on beach access status. When the resort access is closed, public beach access is within 5 minutes walking distance. We apologize for the inconvenience, and mahalo nui for your understanding. *Resort Notice: A resort-wide spalling repair is underway, and they're working on various lanais around the resort until at least July 2024. Noise may be heard on the property during working hours M-F: 9 AM- 4:30 PM. Rates have already been discounted to reflect this impact. Posted 8/23 and updated 1/23/24, 1/28/24. Each of our homes comes with a property manager. Should you need assistance please feel reach out to the home manager. Environmental Disclosure. Guest acknowledges that the State of Hawaii is exposed to environmental hazards including, but not limited to, tidal waves, hurricanes and floods. Please refer to the local phone book for information pertaining to evacuation procedures. In the event of an emergency, the State of Hawaii utilizes a warning alert system (emergency sirens are tested on the first working day of every month at 11:45 a.m.). Guest is responsible for using their best efforts to familiarize themselves with property, its location, and surroundings. Some of the properties are in a remote location. As such, what would be considered normal response time for public services in an urban area may not be available in this location, i.e., police, fire, and emergency services. Also, naturally dwelling animals, reptiles and fauna are different then might be encountered in an urban setting and some might be considered “pests” by some individuals, i.e., centipedes, geckos, roaches, spiders, rodents, termites, mosquitoes, chickens and coqui frogs. You should be prepared to accept such inconveniences or discomfort as a normal and necessary aspect of renting a home in an area with strong rural character. Also, Guest acknowledges this is a binding contract and cannot be released from the contractual obligations upon arrival. Construction and Neighborhood Disclosure The guest acknowledges homes may be located in a residential setting. Hawaii Life and Owner are not responsible for any inconvenience caused by construction or noise associated with the neighborhood, including but not limited to barking dogs, noisy neighbors, cars, music, construction, events, etc. Guest may call Hawaii Life to inquire as to the status of any neighboring construction or events. Any refunds due to a cancellation resulting from noise shall be subject to the Cancellation Policy. Disclosure and Indemnity. Guest acknowledges, if applicable to Property, the existence of dangers associated with, but not limited to, hot tubs, BBQs, pools, saunas, gym (workout facility) equipment, rivers, lakes, oceans, ponds, playgrounds, golf balls, lofts and ladders. In addition, Guest acknowledges the existence of certain inherent risks to persons and property located in the vicinity of the ocean, including, but not limited to, high surf conditions, dangerous riptides, coral reefs, hurricanes, tropical storms. Guest acknowledges that the Owner would not rent the Property unless Guest fully accepted the risks associated with the Property and its location. In light of the foregoing, Guest agrees to indemnify and hold harmless Owner and Hawaii Life from and against any loss, liability, damage or expense (including legal fees and costs) that Guest may suffer, sustain or become subject to as a result of, or in connection with any injury, accident, or death arising from or related to Guest’s use of the Property. Furthermore, Guest assumes full responsibility for the Property, including its contents and Guest’s personal property. Guest shall take all reasonable steps to ensure that occupants adhere to all rules, regulations and laws affecting the Property. Guest shall not permit the use of pools, hot tubs or exercise equipment (if available) on the Property by any person under the influence of alcohol or drugs, or by unsupervised minor children. Guest acknowledges that Guest should take precautions when leaving the Property (e.g., lock all doors, including automobiles). Rental equipment used by the Guest is strictly at Guest’s own risk. Owner and Hawaii Life shall not be held responsible for any loss, damage, or additional expense incurred. Guest acknowledges that Owner and Hawaii Life are not responsible for loss of work due to utility outages. Theft/Burglary/Break In. Disclosure: For the safety of our guests, some homes may use exterior cameras. The home may or may not be equipped with an alarm system. The guest acknowledges that the Guest should take precautions when leaving the Property (e.g., lock all doors/windows, including automobiles). Should theft occur from either interior or exterior of the premises, the local Police should be called and make a police report. The Owner nor Hawaii Life is not responsible to relocate due to these circumstances. The Owner nor Hawaii Life shall not be held responsible for any loss, damage, or additional expense incurred, including reimbursement of rental funds or loss of personal items. We highly recommend a car. While most neighborhoods are walking friendly, most likely you will need a car to adventure to other areas of the island. House Guidelines 1. Please remove your shoes upon entering and make every effort to keep sand and dirt outside. If your home provides, please use the outdoor shower for rinsing off after a day of hiking or enjoying the beach. 2. Please notify the property manager immediately of any problems with the house so we may quickly address it. 3. Our home is in a residential area. Please be a thoughtful neighbor and keep noise, music, etc. to a minimum between 9:00 pm and 9:00 am. 4. Wrap, store or refrigerate all food and drinks to discourage pests. 5. Trash should always be bagged tightly in plastic bags and deposited in the trash cans. 6. Please feel free to do laundry while you are here. Washing towels and linens helps out during your stay. 7. This is a non-smoking home. 8. If your home offers air-conditioning. We kindly ask that your turn off the units when you are not occupying the rooms. Please let your property manager know should any leaks occur from the units. Check Out Procedures: Please check out at time provided, unless a late check out has been prearranged. Please wash and replace all dishes, cookware, food storage containers, and utensils in their proper place. Lock all doors and replace the key in the lock-box. A $25 fee is charged for lost key. Excessive cleaning, trash, sand in homes, and dirty laundry (more than one set of sheets per bed and two towels per person) will be charged an additional cleaning fee.
