The space 📍 Welcome to this small yet charming second-floor apartment in the heart of Beacon Hill, where historic cobblestone streets meet everyday convenience. With front-facing bedroom windows, rear-facing living spaces, and a fully equipped kitchen, this home offers a comfortable stay in one of Boston’s most iconic neighborhoods. 🛏️ Sleeping Space Each of the two bedrooms includes a comfortable queen-size bed, side table(s), cotton linens, blackout curtains, and a small closet for hanging clothes. Please note: there is no additional clothing storage or dresser space. 🛋️ Living & Dining Space The cozy living room features a small couch, a large flat-screen TV with streaming capabilities, and a dining table for two—also offering ample space for working remotely. 🍳 Kitchen & Dining The open kitchen is fully equipped with everything you need to cook at home, including a dishwasher, microwave, electric kettle, blender, drip coffee maker, toaster, pots and pans, mixing bowls, utensils, and wine glasses. (Pantry staples such as coffee, oil, or spices are not stocked unless kindly left behind by previous guests.) 🛁 Bathroom The bathroom features a bathtub, shower, sink, and toilet. Fresh towels are provided. Please note: face cloths are not provided. 🚶♀️ 3rd Floor Walk-Up – No Elevator This apartment is located on the third floor of a walk-up building with no elevator. The stairwell is narrow and may not be suitable for guests who have difficulty with stairs. 👶 Traveling with Kids? We offer a Pack & Play for $50 per stay. Please request it 24–48 hours in advance so it’s ready upon arrival. 🧺 Laundry A laundromat is conveniently located directly across the street. "Homestyle" Also nearby: "Suds & Duds Laundry" or "Myrtle Street Laundromat" No Laundry included in the building. 🌟 Please Note This is a small 2-bedroom, which is why we only accommodate two guests. It’s located in a typical Beacon Hill brownstone—known for their tight spaces, historic charm, and smaller-scale layouts. 🌡️ Heat & AC (Massachusetts Compliance) This unit has window AC during the warmer months. Per state law, heat is provided from September 15 to May 31. For AC installation or seasonal switchover requests, message us in advance—we’ll do our best to accommodate based on your stay dates. ℹ️ Please Note We’re not a hotel with large-scale laundry facilities or services. 👥 We’re a small team of 8 dedicated colleagues working hard to ensure a pleasant stay for every guest. 📝 Please take a moment to review the “Other Things to Note” section to set the right expectations before booking. 📍 Our greatest strength is the exceptional locations of our apartments, putting you right where you want to be in Boston. Guest access 📩 Check-in instructions will be sent the day before your arrival. Please note that a valid photo ID may be requested prior to receiving check-in details. Other things to note 🚫 No Elevator – 3rd floor walk up. 🚽 Plumbing Reminder – DO NOT FLUSH ANYTHING down the toilets other than toilet paper. Absolutely no “flushable” wipes, tampons, or other items. The building’s pipes are very old, and even a single wipe can cause severe clogs, requiring walls to be opened for plumbing access and repairs. 🏥 Medical Stays – For guests staying for medical or hospital-related reasons, we are pleased to offer a 10% discount on the nightly rate. 👶 Pack & Play – Available for $50 per stay. Must be requested 24–48 hours in advance so it’s ready upon arrival. 🍳 Kitchen Supplies – While we provide pots, pans, and basic cooking tools, we do not supply oil, salt, pepper, coffee, or other food-related items. You may find a few pantry items left behind by previous guests. 🛏️ Linens & Towels – We provide 100% cotton linens and clean bath towels, but we do not provide face cloths. Some linens may show light stains due to the lack of industrial laundry facilities, but they are always clean. If needed, we’re happy to provide a fresh set. 🆔 Guest Identification – The host reserves the right to request a valid photo ID before sending check-in instructions. No refunds will be issued for failure to provide identification. Minimum Age & Guest Composition - The primary guest must be 21+ and present for the entire stay. Reservations intended to allow under-21 guests to stay without appropriate adult supervision (for example, one 21-year-old booking for multiple 18–20-year-olds) are not allowed. 🐾 Support/Service Animals – A doctor’s note or doctor-signed certificate is required before hosting. 📦 Lost & Found – Forgotten items can be shipped back for a $25 handling fee plus shipping costs. Unclaimed items are donated or discarded after 14 days. 🅿️ Parking – City parking is always a challenge. We do not have any on-site parking, but we do recommend downloading the SpotHero app and booking a spot nearby! 🅿️ Charles Street Garage (144 Charles St): Ideal for short stays.
