Each of the three bathrooms has a shower massage and a Japanese-washlet style toilet. (Heated seat, bidet option, etc.) The master bathtub is a whirlpool-style with jets. There is radiant heating on the main floor. (Two bedrooms, living room, kitchen, dining area, and bathroom.) So your feet will be warm and toasty all ski season long! There are 3 fixed floor unit air conditioners (not central AC). There's an AC in the main living space/dining area/kitchen vented through the chimney. There is an AC in three of the four bedrooms. Most houses around here do not have AC. We don't need it more than a few days a year. All of the ACs work great, but when the bedroom ones are running (not the living room), you do have to be careful not to use too many other electronics or a circuit could blow. Not really a big deal, you just trip a switch. If you will have children with you, we are happy to supply things like toys and outdoor ride-on toys. We also have several trusted babysitters we can refer you to if you would like a night out. Entire home and 40 acres of land. When the house is rented, we typically stay with family about ten minutes away. So if there is ever an emergency, we can help. We will be easily reachable by phone, text, and email. There are taxi services from the train station. This is our primary residence, which we rent out quite a bit when we travel, etc. We have it professionally cleaned and fully disinfected for you before each reservation. We clear hanging space in each closet and a couple of drawers per dresser and clear out the refrigerator. There will be some of our personal stuff in the other drawers, cabinets, and closets. But we leave ample room for guests as well. We come by to mow the lawns and tend to the gardens about once per week, at your convenience. We will arrange a time with you. We do not need to enter the house at these times and will stay distant. Living room fireplace is decorative only.. for now. By booking this property, you are agreeing to the following house rules/rental agreement: HOUSE RULES CHECK-IN is 4:00pm the day of arrival. Arrangements for early arrival must be made in advance with owners. CHECK-OUT is 10am the day of departure. Arrangements for late checkout must be made in advance with owners. At check-out, please make sure all food is removed from the refrigerator, all dishes are cleaned and put away, furniture is left as you found it, all windows are closed, air conditioners, space heaters and lights are turned off, and ALL garbage is placed inside provided bin. (NOT outside where animals can get at it.) If you do not leave by the 10am check out time (and haven’t arranged late check out in advance), there will be a $50 per hour fee. There is one exterior security camera plainly visible. There are no additional or hidden cameras. NO SMOKING in the house. Any renter or guest found smoking will be asked to leave immediately without refund. If you smoke on the deck, do so away from any open sliding doors. Do not dispose of cigarette butts by throwing them on the deck or lawn. NO PETS ALLOWED. Any renter found to have a pet on the property will be asked to have the animal kenneled or leave immediately. DIRTY LINENS (SHEETS and TOWELS) should be gathered and placed into the first floor bathtub prior to renter departure. Do not leave dirty sheets on pullout sofa or beds. You will be charged for any DAMAGE TO PROPERTY beyond what might be expected with routine use. Damage deposit will be held until the unit is cleaned and inspected. The cleaning fee of $150 covers a routine cleaning of the house. If cleaning exceeds what the house needs under normal usage circumstances, guests will be charged for the additional cleaning. CLEAN UP MESSES. Cleaning supplies are provided under the kitchen sink, in the hall closet and in the basement bathroom closet. Any spills or soiling on furniture, floor, carpeting, or linens should be cleaned and rinsed immediately to avoid staining. If you use the BBQ, please clean it after. If you spill on the stovetop, in the oven, or in the refrigerator, please clean it up. Leave the house ‘broom clean’ when you leave. Dishes should be washed and put away. $25 fee per load of dirty dishes. Four hours of cleaning are included with your paid cleaning fee. If more than four hours are required, you will be charged $40 per hour. NO SHOES IN THE HOUSE WHENEVER POSSIBLE. While we understand this is not always possible, we request that in order to avoid damage to floors, shoes will be removed at entrance. Any MALFUNCTIONING APPLIANCES must be reported immediately to the owner. Efforts will be made to have repairs done within 48 hours but can not be guaranteed. Mechanical failure of an appliance does not entitle the renter to a refund of any sort. Other items requiring general repair should be reported to the owner as well to ensure the house is maintained in good condition. NO FIRES of any kind, interior or exterior, including the fireplace, are allowed, with the exception of the gas BBQ grill on the deck and the stove in the kitchen. NO HOUSE PARTIES OR EVENTS WITHOUT PRIOR WRITTEN CONSENT OF OWNERS. We maintain a family atmosphere for the quiet enjoyment of our guests. This agreement is to accommodate the guests listed on the reservation. Any additional guests must be approved by the owner and will be charged an extra guest fee. Should a group misrepresent themselves or the purpose of their stay, be found to have additional guests, violate house rules, engage in illegal activity, and/or behave in a disruptive or destructive manner, they will be asked to vacate the premises immediately. Should there be guests beyond what is listed on the reservation, renter will be charged an extra guest fee.
