GATED DRIVEWAY with covered CARPORT for safe & secure parking, or COVERED HANG SPOT! Bars, restaurants & festivals nearby! REAR COURTYARD with tables and chairs! Great for a large guys or girls trip! Note: House is shotgun style floorplan The space This 3 BEDROOM, 2 and 1/2 BATHROOM home is fully furnished with coffee pots, dining utensils and cookware, bath towels, bed linens Guest access THE GUEST RENTS THE ENTIRE HOME (except for owner's closets). There is FREE OFFSTREET PARKING in the GATED DRIVEWAY ! Guest has access to rear patio area Host supplies: bed linens, pillows, sheets, towels, hand soaps, trash bags etc. ------------------------------- (Host may have a vehicle or trailer(s) parked on the Premises. In the event Host needs to access such vehicle and/or trailer, Host will NOT enter the House to access the vehicle/trailer. YOUR PRIVACY WILL NOT BE DISRUPTED. (Host may have a storage shed located on the Property (but NOT inside the house). In the event Host needs to access his storage shed, Host will NOT enter the House to access the storage shed. YOUR PRIVACY WILL NOT BE DISRUPTED. Other things to note (1) CHECK IN INSTRUCTIONS and OBTAINING ENTRY CODES: On the DAY OF CHECK-IN, you will receive the check-in instructions/codes at 3pm-3:15pm (the check-in time). ***PLEASE BE AWARE THAT FOR SOME REASON, THE AIRBNB APP's "Scheduled Messaging" System is CRAPPY and often times the automated Check-In Instructions are sent up to 15 minutes late - so please be patient... you will DEFINITELY receive the Check-In Instructions by 3:15pm... If you have not received them by 3:15pm, THEN please contact me to assist you with entry instructions!*** YOU WILL RECEIVE THE ENTRY CODES AT THE CHECK-IN TIME (3pm-3:15pm) ON THE CHECK-IN DATE. ***Again - PLEASE BE AWARE THAT FOR SOME REASON, THE AIRBNB APP's "Scheduled Messaging" System is CRAPPY and often times the automated Check-In Instructions are sent up to 15 minutes late - so please be patient... you will DEFINITELY receive the Check-In Instructions by 3:15pm... If you have not received them by 3:15pm, THEN please CALL ME (not message or text) so I can assist you with entry instructions!*** I am generally flexible about check in times, if the unit is totally ready for occupancy. I do NOT allow guests to check in early when the unit is not completely ready, due to Airbnb's advice to only allow guests in the property when it is totally ready for occupancy. ***Again... Guests are provided Check-In instructions AUTOMATICALLY at 3pm-3:15pm ON THE DAY OF CHECK-IN.*** (I wish I could set the Check-In time to 3:15pm but its not an option on this crappy platform. Likewise, I wish I could set the Automated Message to be sent at 2:45pm, but its not an option on this crappy platform. So I ask that you please be patient - you WILL 100% RECEIVE the AUTOMATED MESSAGE WITH CHECK-IN INSTRUCTIONS NO LATER THAN 3:15pm. I am sorry Airbnb's $2B company can't send a pre-Scheduled message on time...smh...) ---------------------- (2) EARLY CHECK-IN: If you request an early check in, I will try my best to accommodate your request. However, I cannot guarantee an early check-in. I am GENERALLY ok with early check-in, as long as: (1) I get confirmation from cleaning crew the unit is ready, and (2) Before I send entry instructions, I respectfully request that we have the following mutual understanding : I am giving you entry instructions early to do my best to accommodate you and be as good of a host as I can, and in return - all I ask is that if you go in and something is not to your satisfaction, you please IMMEDIATELY Let me know what needs attention so I can quickly resolve any concerns you may have I want us to be on the same page - if something needs attention, you will promptly communicate your concerns to me and give me the opportunity to take care of it before resorting to calling Airbnb and complaining etc I don’t want there to be any unresolved issues and I want you to be satisfied with your stay - from the beginning! ---------------------- (3) The full names of ALL GUESTS staying on the property must be provided to the host PRIOR to check-in. ---------------------- (4) STRICT CANCELLATION POLICY: The following excerpt is Airbnb’s word-for-word definition/explanation of its STRICT Cancellation Policy: "Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in." ---------------------- (5) Explanation of how SECURITY DEPOSITS work on Airbnb: The security deposit does NOT get charged to you unless a claim is made AFTER your stay and the claim is approved by Airbnb. It will not be charged to you at the time of the reservation. ---------------------- (6) EXPLANATION OF HOW/WHEN HOST RECEIVES PAYMENT: Please note, the Host does NOT have your money when you pay Airbnb. Airbnb does not even start the process of paying the Host for your stay until 24 hours after the day of check in. To be clear - the Host is not holding any of your money! ---------------------- (7) EXTRA GUEST FEES: At the time of booking, please make sure to enter the correct # of guests that you anticipate attending in the "# of guests" field on Airbnb, as the # of guests affects the rental cost. If you are entirely sure of the # of guests, enter the # of confirmed guests, as you can always increase the # of guests later. ***Please note that the rate/cost of this booking will INCREASE if you have more guests attend the rental than the # you enter in the "# of guests" field on Airbnb at the time of the booking.*** If you have less guests attend than the original # you enter at the time of the booking, the rate will NOT decrease. (ii) WASHER/ DRYER FACILITIES ON PROPERTY: There is a W/D inside the house for Guests use, HOWEVER HOST DOES NOT GUARANTEE ITS WORKS (many Guests have broken it and I dont have time to repair it in time for incoming Guests) AND ***HOST WILL NOT PROVIDE REFUNDS NOR AGREE TO CANCELLATIONS ON THE BASIS OF INABILITY TO USE WASHER/DRYER IN THE UNIT.*** If Guest books with Host, Guest agrees and acknowledges that lack of W/D service is NOT a reason for cancelling the booking or requesting a refund! (iii) INTERNET / WIFI at the PROPERTY: There is free WIFI at the house for Guests use, HOWEVER HOST DOES NOT GUARANTEE ITS WORKS (whether it is a problem with the service provider or if by bad luck the modem equipment malfunctions, etc and Host does not have time to repair or ensure the WIFI is available in time for incoming or current Guests) AND ***HOST WILL NOT PROVIDE REFUNDS NOR AGREE TO CANCELLATIONS ON THE BASIS OF INABILITY TO USE OR ACCESS INTERNET/ WIFI*** If Guest books with Host, Guest agrees and acknowledges that lack of WIFI service is NOT a reason for cancelling the booking or requesting a refund! (iv) DISHWASHER IN THE HOUSE: There is a dishwasher inside the house for Guests use, HOWEVER HOST DOES NOT GUARANTEE ITS WORKS (many Guests have broken it and Host does not have time to repair it in time for incoming Guests) AND ***HOST WILL NOT PROVIDE REFUNDS NOR AGREE TO CANCELLATIONS ON THE BASIS OF INABILITY TO USE DISHWASHER IN THE UNIT.*** If Guest books with Host, Guest agrees and acknowledges that lack of access/use of dishwasher is NOT a reason for cancelling the booking or requesting a refund! ---------------------- (10) HOUSE RULES: A. Respect the house B. Do not smoke in the house C. RESPECT THE NEIGHBORS! (the neighbors know guests are here to party, but there is a difference between doing it respectfully and disrespectfully (singing irish drinking songs outside at 3am is unreasonable, etc) THIS PROPERTY IS NOT ON BOURBON STREET – SO DON’T ACT LIKE IT! D. If you use the outdoor area, clean up after yourself. E. TAKE ALL GARBAGE BAGS OUT TO CITY GARBAGE CANS ON THE STREET! F. No boiled seafood INSIDE the house. (Please use the courtyard to enjoy it). G. IF YOU MADE A MESS IN THE COURTYARD, PLEASE CLEAN UP AFTER YOURSELVES! There are other groups staying on the property and everyone deserves a clean area to hang out. (This includes picking up your cigarette butts) ---------------------- (11) PARKING OPTIONS: AMPLE FREE STREET PARKING DIRECTLY OUT FRONT OF THE HOUSE !!! You can park there as long as you want without the need to move your car. I live in that neighborhood right there and I have never had a problem with safety etc. Advice: (1) READ all street signs (2) park at least 20' from curbs/crosswalks! (3) do not block neighbors' driveways (4) do not block fire hydrants ---------------------- (12) LATE CHECK OUT REQUESTS: I am generally flexible about check out times and will do my best to accommodate all requests for a late check out. I have to list default check out time on the Airbnb site as 12pm because sometimes I have new incoming Guests arriving the same day, and I need those critical hours to clean the house and prep it for the new Guests before they arrive.
