For a magical experience, come stay in our beautifully restored 1886 original Carriage House! It has soaring ceilings, exposed beams, original panel walls, a private porch under our Oaks, and full modern amenities! We are located in the Garden District just 1 block from St Charles Avenue and its famous streetcar and only 4 short blocks to Magazine Street with its amazing food & shopping. All of New Orleans is at your feet from our location! Stay with us for a NOLA experience you won't forget. The space Come stay in one of New Orleans quintessential 1880's Garden District Carriage Houses! The Main House and Carriage House were originally built between 1886 and 1888 by a wealthy river merchant during New Orleans reconstruction years. The Carriage House, specifically, was most likely finished closer to 1888. As its name suggests, it was the storage structure for the owner's carriage. Adjacent to the Carriage House there would have been a simple horse stable. Today it has been lovingly restored and converted into a guest house. In December, 2019 the current owners completely renovated and restored this gem, updating it with all of the modern amenities you could ask for. At the Carriage House, you can stay cozy inside or enjoy the private porch under the 100 year old live oak trees. The spacious Carriage House has its own private porch overlooking the enormous side yard. If you're staying in, the interior has been meticulously restored to a luxurious standard with magnificent panel walls looming 12-ft tall, hardwood floors, a full stainless kitchen, and tile rain shower in bathroom . All of the architectural details have been retained including hardwood floors, original over sized windows, exposed beams, and a cozy gas lamp at the front door. Guest access In addition to the full apartment and private deck, guests have access to the side yard, brick patio, and grill area. Other things to note Other notes, rules, and regulations: Please be courteous of our residential neighbors and the other guests and residents at our property. We observe property quiet house of 9pm - 9am daily. If you are being bothered by another guest or neighbor, please let me know and I will handle the issue quickly. We do not have cable TV. An internet connected and streaming capable TV is provided as well as a digital HD antennae which provides all major and local channels. Please feel free to use you own personal streaming subscription with services such as Netflix, Hulu, Amazon, Disney+ and more. Your booking rate includes up to 2 guests. If you have more guests than this please contact us immediately for options. ** Pets** We now allow dogs only. No cats, rodents, reptiles, birds, or other exotic animals. Pets are assessed non-refundable “Pet Rent” of $75 or $25/night, whichever is greater for the first pet. Additional pets are $12.50/night. We allow a maximum of two medium or large breed dogs or up to 3 small breed dogs (less than 15 lbs each). This rate is not included in our quoted price - it is an additional surcharge. Please contact us prior to check in to arrange for the additional "Pet Rent". All dogs must remain on the leash while in public spaces including the side yard. The side yard is NOT full fenced and landowner assumes not responsibility for guest pets that escape from the yard. Dog owner must pick up all waste. No dog shall be left unattended in the room at any time. Dogs must not exhibit excessive barking or other behaviors which disrupt the quiet enjoyment of any other space in the building. Dog owner shall not allow any pets on to any furniture for any reason. Dog owner is responsible for all pet hair and “shedding”. Landlord will pass along any additional extra cleaning fees to dog owner. Dog owner is responsible for any and all damage to the apartment, furniture, or other property by pet. Landlord reserves the right to expel from the building any animal for any reason in his sole discretion. During inclement weather (rain), if the stone path to the Carriage House through the side-yard is wet and muddy, you are welcome to use to the side porch of the main house to get back to the Carriage House. Smoking of any kind including vaping is not allowed inside the apartment. Smoking is allowed outside so long as the smoker stands a minimum of 30 feet away from any entrance to the property and picks up their own cigarette butts.
