The home and grounds will give you a feeling of peace and tranquility, where you can relax and renew in the countryside. Surrounded by woods and ravines, there is a private pond with an iron bridge to an island with a gazebo. Being in the country surrounded by nature, keep your eyes open and you may spot deer, hawk, armadillo, racoon, possum, snake and even an alligator or two! We welcome you to stay at our newly renovated 5-bedroom home that has a powder room, a well-appointed kitchen, dining room, living room, family room, and a bedroom on the first floor. On the second floor, there are four bedrooms, a back sitting porch, washer & amp; dryer, and 2.5 bathrooms. The third floor is reserved for the owners to use as an office when they are in town. The home has many fabulous architectural elements that were salvaged from the mansions of New Orleans. Walk out the 9-foot-tall solid mahogany back doors onto elevated wooden decks with a rustic gazebo shaded by large sycamore trees. Light a fire in the kitchen fireplace while you prepare delicious meals in the spacious kitchen using the double wall ovens and the cooktop on the island. Gather for lovely conversations and a glass of wine on the 2 nd floor porch while watching the sunset over the tree line. In warmer months, take a dip in the pool (please note: the hot tub is not operational and the pool is not heated). The pool house, another beautiful and unique structure constructed from huge timbers salvaged from the old hardwood lumber store, has been converted into living quarters for the owners to reside when they are in town. Behind the main house, there is a two-story, rustic barn-built from 120-year-old timber’s salvaged from the old Woodville High School, with a stately brick fireplace; we eventually would like this to be a recreational space for story telling or gatherings. For now, the barn is being used as a working barn for carpentry, storage and for housing the groundskeeping equipment. Main house, pool area, pond gazebo, property within boundaries. Because of the secluded nature of our private residence, cell phone service may be a little spottier than normal. We provide an OOMA telephone for unlimited calls within the United States or to 911 in case of emergency; however, you are responsible for any international call fees placed during your stay. The OOMA telephone includes a battery backup, so that you will still have access to a phone during a power outage. Please note that there is no television and no Wi-Fi currently; we are on the wait list for StarLink satellite internet service which should be available in our area sometime in 2023. In the back, there are 2 Huey Long era Cypress guest houses, moved to St Francisville from the shadows of the State Capital, perched above and looking down on the 4-acre lake below. I. AGREEMENT A. On behalf of River Homes, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $3,000, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. B. Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $3,000. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. EXCLUSIONS A. This Security Deposit Waiver will not pay for damages or theft resulting from: 1. Acts of God 2. Prior damage, cosmetic damage, or normal wear and tear 3. Theft without a valid police report if over $250 4. Loss of use of the vacation rental property 5. Rodent, termite, infestation, or wild animal 6. Damage to a motorized vehicle 7. Fine art, collectibles, or sets of items B. This Waiver will not pay for damage or theft of property owned by You. C. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown. III. CONDITIONS A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage. D. This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. E. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property. F. Waivo will not respond to damage or theft under $50 US dollars. G. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
