This newly renovated Victorian curated by the local Grant Larkin Design Team is a great space for large groups, with easy access to Berkshire Art Museum & outdoor fun! While this home is equipped to host 12 people, we think the perfect group size is 8-10. We're happy to host 12, but please keep in mind it will be a bit cozier. If you would like to bring a group larger than 12, we are happy to discuss, but some folks will need to sacrifice some comforts. Our home comes with 2 king, 3 queen, and 1 full sized mattress all in their own rooms so everyone can have privacy and comfort. We just added a hot tub and grill for you to enjoy, year-round! North Adams has a thriving restaurant scene, but for those days when you prefer to eat in, our kitchen is fully stocked with cutlery, caffeination station, and all the basics for a home cooked meal. Here are some additional notes about what you can expect when you arrive: Wifi and Entertainment: -HDMI cable to connect your laptops -High-speed wifi for all your streaming and work needs -Several board games for all group sizes Parking: - Parking for 2 cars on the right side of the home, and up to 3 cars on the left side of the home (you have to drive over the low curb). -Additional street parking nearby (read the street signs!) Kitchen: -Nespresso with Pods for Coffee Lovers, Tea Supply for a more “refined” palate ;) -Full set of pans, knives, and retro appliances! -Seating for 11 in the kitchen, 8 more in the dining room -Plenty of wine glasses, and a cocktail set! Staples: -Complimentary Shampoo and Body Wash in each Bathroom -Hair Dryer in the downstairs bathroom -Ample towels and extra sheets, if you need more just ask! -Washer and Dryer for mid-stay laundry needs -Iron with Board for formal occasions Outside: -The backyard is fenced in by a ~5-6ft wooden fence -A picnic table with room for 6 is in the back for your use! -Beautiful 6 person hot tub in a private enclave of the backyard -Propane grill for outdoor cooking About the House: -Smart locks on both main doors to allow keyless entry -Exterior Security Cameras For groups larger than 12, please message us to discuss accomodations. Guest access Full access to fenced-in yard, first and second floors of the house, and no access to the attic or basement. Other things to note If you would like a mid-stay cleaning, a stocked fridge, or any other special requests - please let us know and we will try our best to accommodate, additional fees may apply. We have A/C window units in 4 of the 6 bedrooms (two of the small bedrooms does not have A/C), and 2 large portable A/C units to cool the downstairs living space. Hot Tub Waiver and Release of Liability Agreement: This Hot Tub Waiver and Release of Liability Agreement (the “Agreement”) is entered into by the property owner (the “Owner”) and the guest(s) making the reservation (collectively, the “Guest”) in connection with the property where the booking is confirmed (the “Property”). Acknowledgment of Risks: The Guest acknowledges that the use of the hot tub at the Property involves inherent risks and dangers, including but not limited to slips, falls, drowning, overheating, and reactions to the hot tub chemicals and water quality. The Guest voluntarily assumes all risks associated with the use of the hot tub, whether known or unknown. Conditions of Use: 1. Age Requirement: Guests under the age of 18 are not permitted to use the hot tub without direct adult supervision. 2. Health Precautions: Guests with health concerns, including but not limited to pregnancy, heart conditions, or skin sensitivities, should consult a physician before using the hot tub. 3. Safety Rules: Guests agree to abide by all safety rules posted at the Property and to use the hot tub in a manner that does not endanger themselves or others. Do not use, or allow the hot tub to be used, alone. 4. No Glass: Glass containers are strictly prohibited in or near the hot tub area. 5. Cover: The hot tub cover must be replaced after each use to maintain water temperature and cleanliness. 6. Duration: To avoid overheating, Guests are advised not to use the hot tub for longer than 15-minute intervals. 7. Alcoholic beverages should not be consumed before or during hot tub use. The temperature of the water may intensify the effects of alcohol and cause drowsiness, dizziness and/or unconsciousness. Release of Liability: The Guest hereby releases, waives, discharges, and covenants not to sue the Owner, the Owner’s agents, employees, and any other parties involved in the ownership and management of the Property, from any and all liability to the Guest (which includes but is not limited to the Guest’s family, friends and invitees), their personal representatives, assigns, heirs, and next of kin for any loss or damage, and any claim or demands therefore, on account of bodily harm, or injury to any person or damage to property, arising out of or related to the use of the hot tub at the Property, whether caused by the negligence, conduct and acts of the Owner or otherwise. Indemnification: To the fullest extent permitted by law, the Guest agrees to fully indemnify, defend and hold harmless the Owner from any and all loss, liability, damage, or cost in connection with claims made or brought against the Owner arising out of or related to the use of the hot tub by the Guest or their invitees. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state in which the Property is located. Acknowledgment of Understanding: The Guest has read this Agreement, fully understands its terms, understands that they have given up substantial rights by acknowledging, and have agreed freely and without any inducement or assurance of any nature. This Agreement shall be binding upon and inure to the benefit of the parties, their successors, assigns, and personal representatives.
