Description

This gorgeous and lovingly restored farmhouse is the perfect holiday home. Built in 1670 as the homestead to John Bursley's Maple Spring Dairy, it now offers the charm and beauty of old Cape Cod to one family at a time. Enjoy 5 ensuite bedrooms, 2 lounges, a laundry, dining for 12, & a chef's kitchen seating 10. Your private patio has grills, a fire pit & a shower. The shared acre of grounds offers a spa with hot tub, sauna & cold plunge. Pristine Sandy Neck Beach is 2 miles away. Pets welcome! The space The Farmhouse at the Bursley Manor is the perfect space for relaxing with friends and family. It offers five lovely and comfortable bedrooms, two living rooms, a laundry, and five and a half baths. On the ground floor is Captain Jack, a king suite with a spa tub and shower combination and a desk by the fireplace. Ideal for guests who don't care to climb stairs, this room honors Mad Captain Jack Percival, West Barnstable's most famous resident. A pirate hunter for the US government, he was a lifelong friend of the Bursley boys. Doors on either side of Captain Jack lead into separate lounges with fireplaces, one wood-burning, the other gas. To the right of the gas fireplace is the home's original beehive oven, and this lounge is also where you'll find the half bath. There, tucked behind the blue curtain, is the Farmhouse laundry. Both lounges feed into the dining room with its antique mahogany table for 12. Bursley descendants tell me the table's been here since the home's Maple Spring Dairy days. Beyond it is the spacious chef's kitchen, fully equipped with modern amenities, dishes, glasses, utensils, and cookware. The kitchen has two separate sinks, two fridges, and a FiveStar professional gas range with two ovens and six burners. The pub table seats 10. Outside the kitchen door to the left is Farmhouse's private south patio. With gas and charcoal grills, a fire pit, and two picnic tables, it's a great place to watch hummingbirds, goldfinches, orioles, and other birds if you stock the feeders. To the right of the kitchen door is the outdoor hot-and-cold shower, also for the exclusive use of Farmhouse guests. The other Farmhouse bedrooms are upstairs. Lighthouse is the king suite to the right at the top of the east stairs, with a spa tub for two and a separate shower. It has a beautiful view of the pond across Route 6A - which has served variously as the dairy's cow pond and a cranberry bog over the years. Across the landing from Lighthouse is Moby Dick, another king room with a spa tub/shower, fireplace, desk, and pond views. Behind Moby Dick is Mermaid, a king room to the left at the top of the west stairs. Mermaid has a spa tub/shower and a cushioned reading nook overlooking the south patio. There's a door between Mermaid and Moby Dick that, when open, converts the two rooms into a family suite. Finally, there's Old Glory, a queen room to the right at the top of the west stairs. Across from Mermaid, it is bright and airy with windows on three sides and a deep soaking tub. The Farmhouse has A/C units throughout. Its bedrooms feature high-quality linens and towels, bathrobes, beach towels, blow dryers, facial and toilet tissue, and soap, shampoo, and conditioner. Each bedroom has a refrigerator and cable TV, and there's a communal TV in the parlor. Back outside, cross your patio to the parking area, where five of the property's 10 spaces are allotted to Farmhouse guests. Follow the stockade fence to access the spa area. Installed in 2024, it offers a hot tub for seven, a far-infrared sauna for four, and a cold plunge for individual use. The spa is shared with other guests at the property and features both indoor and outdoor relaxation areas overlooking the marsh to the east. The Bursley Manor is on historic and beautiful Route 6A, the Old King's Highway. Drive east for 15 minutes and you're in bustling downtown Hyannis. Quaint and charming Sandwich is 15 minutes west. The manor's acre of shared grounds includes flower beds and a lawn that's perfect for outdoor games and sports. Help yourself to fresh spices and produce growing in the property's container gardens. Rinse off in the outdoor shower after a day at gorgeous, six-mile Sandy Neck Beach. Host lobster feasts and barbecues on the patio. Take a whale tour out of Barnstable Harbor or drive up to Provincetown for the day. Whatever you love to do, the Bursley Manor is your family's perfect mid-Cape hub! Guest access The Farmhouse interior and the south patio are for the exclusive use of Farmhouse guests, as are five of the property's 10 parking spaces. The east patio is for the exclusive use of the guests in the Captain's Quarters and Sea Glass. The Bursley Manor's acre of grounds and the spa area are shared among all guests at the property. Guests desiring more privacy book the entire manor, known as the Compound. It can be found on this site under the heading "Large & lovely farmhouse compound w/spa near beach" - please contact me if you have any issues locating it. Other things to note Welcome to the Farmhouse at the Bursley Manor! Below are some notes that will help you and your group stay safe and happy during your stay. Using Fire at the Bursley Manor Please keep in mind that the Bursley Manor is a wooden structure, the main part of which is more than 350 years old. It is imperative to be careful at all times with the use of fire on any part of the property. There are five fireplaces in the Farmhouse, two of which are available for guest use - the wood-burning fireplace in the parlor and the gas fireplace in the lounge with the yellow couch. The chimneys for the Farmhouse fireplaces converge and have no flues. The result is that using the bedroom fireplaces imbues those rooms with a pungent and lingering aroma that many guests cannot tolerate. Please use only the fireplaces in the two downstairs living rooms. There are a fire pit, a gas grill, and a charcoal grill on your patio. Please completely put out all fires at the Farmhouse before retiring at night or departing the grounds at any time. Note: Fire extinguishers are installed in most rooms throughout the Manor. Firewood is located on either side of the Sea Glass carriage house in piles called Holzhausen. Please help yourselves. You are also welcome to take firewood to the beach for beach fires. Just stop by the Sandy Neck gatehouse after 4 p.m. and buy a $5 permit. Propane tanks are attached to the gas grill and patio heaters. You may use any gas you find in them. If a tank is empty, you are welcome to refill it at your expense, but you must leave all tanks at the property upon your departure. The same applies to charcoal - if you find it in the south patio chest nearest the French doors, you are welcome to use it. If there isn't any, please purchase what you need. On the subject of fire, it must be noted that the Bursley Manor is a NON-SMOKING property. I'm sorry about this, but my insurance requirements dictate that smoking of any kind be prohibited anywhere in the Bursley Manor and on its grounds. To emphasize the importance and seriousness of this insurance requirement, the following rule has been imposed: Evidence that members of a guest party are smoking or have smoked at the Manor will result in a fine of $500 being charged to the booking party. Cooking, Dining, & Paper Goods In the kitchen you'll find spices and a varying supply of staples and condiments – use anything you like and leave anything you like as long as it's not open fresh goods or leftovers. Picnicware is in the chest in front of the yellow couch. Non-disposable plastic wares for use on the patios and in the spa area are on the shelves inside the Farmhouse kitchen vestibule. The Farmhouse is stocked with paper towels, napkins, toilet paper, facial tissue, etc. If you run out of the supplies provided, you are responsible for purchasing whatever you need to last you for the rest of your stay. There are many small kitchen appliances available. You’ll find them inside the main kitchen cabinets and the pantry to the left of the south dining room door. If you don't see what you need, please ask me, as it's likely I have it. Pets at the Bursley Manor The Bursley Manor is pet-friendly, provided that you discuss with me before your arrival your plans for bringing your pets. The one-time charge is $100 per pet for stays of three days or longer. Shorter stays are charged at the rate of $35 per day. If you plan to be absent from the property for more than four hours, I can walk your well-behaved pets or arrange to have them walked for an hour at a charge of $30 per pet. Pet accidents inside the house must be cleaned up by the pet owners. If pet-accident residue is not thoroughly removed, commensurate cleaning fees will be charged. Extra Guests, Beds, & Pack ‘n Plays There are 2 Pack 'n Plays with sheets – one in the Lighthouse closet and one in the chest with the blue top in Moby Dick. Extra sheets for these are in the chest under the television in the Jacques Cousteau bedroom. Extra-bed options available include single-bed roll-aways and double futons that can be placed on bedroom floors. Extra guests over the age of 14 will incur an additional charge of $50 per night, and their stays must be arranged with me in advance. Guests not specified in a booking party are considered trespassers. Beach Supplies Beach supplies, sand toys, and outdoor games are in the white chest in the kitchen window nook on the south patio.. Beach towels are inside the cloth beach bags hanging in each bedroom. There should be a beach towel for every guest in your party. If that is not the case, let me know and I'll supply the correct number. All of the beach equipment and towels are in used condition. If you prefer new equipment, you can find it at the many beach supply stores on the Cape. Ocean State Job Lot is well stocked at reasonable prices. I do not supply beach umbrellas, and all patio umbrellas at the property must remain at the property. Upon returning from the beach, you are welcome to use the clothesline rolled up in a dispenser attached to the northwest corner of the sauna house. It pulls out and attaches to a hook on the outside southwest corner of the Jacques Cousteau bedroom. Ask for clothespins. Using the Spa The spa is open from 8 a.m. to 10 p.m. These hours are not set in stone, but please keep in mind that the homeowner closest to the spa is an elderly woman who will make official complaint if she is disturbed at what she considers to be unreasonable hours. In other words, if you remain considerate about noise levels, there should be no problem. Please do shower before getting into the hot tub. Otherwise, sunscreens and other products turn the water cloudy and cause unpleasant deposits to collect on the tub walls. If you forgot your bathing suit, there are extras in the white chest outside the kitchen at the bottom of the west stairs. Please wash any suits you use and replace them before your departure. The sauna is a far-infrared model, which means the sauna interior doesn’t heat up. It heats you instead. There are towels in baskets on either side of the sauna. Please use them only for the sauna. Please do not eat inside the sauna house, as it will attract animals and insect that may be hard to remove, thus rendering the sauna house unusable. I have installed a screen curtain at the entrance to the sauna house. Its two halves close magnetically at the center. Keeping the bugs out will be a matter of making sure the curtain halves are completely shut when you enter and leave the sauna house. Otherwise, you will be sharing the space with quite a few unwanted guests. You are welcome to refill the cold plunge upon your arrival using the hose at the back of the Captain's Quarters. You can buy ice for it at 7 G’s, the liquor store at the intersection of Route 149 and Route 6A, one mile east of the Manor. I also freeze ice blocks and provide them at a dollar a block. The Bursley Manor Septic System The Bursley Manor is on a well and has a septic tank. Please flush ONLY human waste and toilet paper. Other kinds of wipes, tampons, and pads will clog the system. There are trash cans in each bathroom where used wipes and sanitary products may be deposited. Internet Network: BursleyManor Password: Bursley18 Garbage Collection at the Manor Garbage on the Cape is sorted into single-stream recycling and trash. The cans are out along the south side of the stockade fencing around the spa area. The two cans designated for use by guests in the Farmhouse are those closest to Maple Street. The single-stream recycling bins are marked with green stickers that list in white writing the kinds of materials accepted. Regular trash goes out on Tuesday nights/very early Wednesday mornings at the end of the driveway furthest from the house. Recyclables go out on Thursday nights/very early Friday mornings at the same place. As your host, I'll bring the garbage to the curb, but please place it in the appropriate containers before the scheduled collections.
