The space • Comfortable and modern resort-quality Main house that can sleep up to 6 guests (including two in the office), on a fully landscaped acre. We call the property Hale E Komo Mai, the 'welcome house'. • The property contains the Main house, and also a well equipped Guest house that can accommodate up to 4 guests. The Main house and Guest house can be rented individually, or together for larger groups. With the Guest house the property can accommodate up to 11 guests: for the Guest house see AirBnB number 11064831. • Large living room with extra high ceilings, an exceptionally well designed large kitchen, convenient eating area large enough for everyone, a master bedroom wing that is delightful, another well equipped bedroom, and an office that also sleeps two. Also, two well equipped fully tiled bathrooms, both with large walk in showers. • Large covered entertaining areas (patios) with extensive outdoor seating and dining area. • Fully landscaped acre with many varieties of palms, heavenly-scented gardenia and other flowering plants, and a small orchard with orange, lemon, lime and avocado trees (in season). Located on quiet, dead end road, nestled behind private gated entry with native Ohia trees and wild orchids. • Convenient to: o Hilo shopping, restaurants and services o Nearby Keaau and Pahoa towns for: farmer's markets, cafes and restaurants o Kalapana lava flow; Volcano National Park; Richardson Beach (whales in season) o Hot ponds; local zoo; botanical gardens o Walking/running/cycling on some 100 miles of well packed private cinder roads in the subdivision, with all main roads paved. Lots of opportunities to train here! o Free swimming every day at Pahoa and Hilo in large community pools with life guards. • Amenities in Main house: o Two showers, heated with propane high capacity hot water tank o Beautiful kitchen with stainless steel appliances, corian counters, custom cabinetry and bar top o Propane stove top and oven o Large fridge with ice maker and quiet dishwasher o Lots of pantry room and wine rack o Many pots, pans, utensils, dishes and cutlery o Microwave, coffee maker and grinder, rice cooker, blender, etc. o Full size washer and dryer (shared). o High speed WiFi with Spectrum o 65 inch flat screen TV and ROKU device for streaming TV or movies • Rental agreement o A short term rental agreement and house rules apply to all rentals (to be provided as part of the rental process) Guest access Guests have exclusive use of the Main house, with shared use of the laundry/pantry area and also the yard depending on whether the Guest house is also rented. Recreational items and toys are near garage, in common laundry area and on Main House Lanai. All outdoor items are for use by all guests. Please inspect prior to use. Other things to note There are no stairs and the large showers make roll-in access possible. Upon request, a shower seat and raised toilet seat are also available. Please inspect items prior to use. As required by Hawaii regulations, please note: (A) Quiet hours shall be from 9:00 p.m. to 8:00 a.m., during which time the noise from the STVR shall not unreasonably disturb adjacent neighbors. (B) Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. (C) Guest vehicles shall be parked in the designated onsite parking area (gravel parking area). (D) The STVR shall not be used for commercial purposes.
