We are centrally located perfectly nestled between uptown and downtown, 5 blocks from the streetcar & 9 min. uber ride to Bourbon St. The space This southern new build holds the classic aesthetics New Orleans charm, with 10’ ceilings, tall windows for ample natural light, a balcony facing the city, en-suite bathrooms, and creole-style décor. The home is also equipped with all modern amenities: - Keyless entry - Alarm system - Wi-Fi (100mps) - Central AC & heating - All rooms have closets and ample storage - In house front loading washer/dryer The Kitchen: It always ends up in the kitchen… yes, it’s true. Somehow, all family and friends’ gatherings always end up in the kitchen. Because of this reason, we have an open concept with peninsula kitchen, marble counter, white cabinets, new range, refrigerator, and dishwasher. The kitchen is ready to cook-up a dinner, heat-up take out or just make good old coffee! The Living Room: The living room is a signature design piece. This room is made to entertain or relax the senses with pleasing aesthetics, including a 50 inch TV with access to your favorite shows. Otherwise perfect to enjoy the tall windows and natural light to do some reading while sitting on the cute love seat. The comfortable couch allows for someone to simply take a long nap or open into a full bed. Bedrooms: Primary Bedroom - conveniently located on the 1st floor, furnished with a king bed, comfortable mattress & beddings and en-suite bathroom with double sink, and a tub to take a relaxing bath. There are stairs separating this room to the remainder of the house. Double Queen Room - located on the 2nd floor, at back of the house away from the street and into the quiet of the night. Furnished with two queen beds and cozy mattresses & beddings. In this room, you can also find a working desk to take on those work calls and zoom meetings. It also features en-suite bathroom with double sink, and a tub to take a relaxing bath. Middle Room - This bedroom, also on the 2nd floor, is ideal to bring in the rest of the group together in one fun room. Equipped with 2 twin beds is conveniently located in the middle of the house, adjacent to the hallway bathroom. Full length mirrors throughout the house. Neighborhood: "Faubourg Livaudais" is pronounced 'Fa Bore' meaning neighborhood and 'Liva Day' an ancestry name (see the location description for more). This is a residential neighborhood with small churches, 5 blocks from St Charles Ave (streetcars) with the Garden District just on the other side. Downtown and Bourbon St is not necessarily walking distance but it is only 2 miles away and a short 10 minute car ride. I recommend staying here if you want to be close to downtown but not in the middle of the party. If walking distance is your jam, check out Garden District walking tours (there are tons) and anything along Magazine St (my favorite), Prytania and St Charles Ave. Parking - there is one dedicated spot in the driveway, then an additional in front of driveway; additional street parking is available and no restrictions or parking permits needed. A few more things you should now: - Important for accessibility: the entry and primary suite (king bed + bath) are located on the first floor; remaining rooms are located on the second floor upstairs. - Provided for your comfy needs: shampoo, conditioner, soap, toothbrush, hairdryer, laundry, ironing, linens, coffee, breakfast, snacks & good juju. - Family friendly but please let us know at time of booking if there are specific child needs; ie child gate for stairwell, pack and play available for rental, etc. - Pet friendly but let us know ahead of time.
