A short walk takes you to the association boat launch and wonderful vistas. The home creates the ultimate Vineyard experience. With ship lap cathedral ceilings and walls, two skylights, abundant windows, and sliders to an oversized deck, this house lives large. It offers incredible natural light throughout the day. Expect an exceptionally clean house. The open living room, dining room, and kitchen invite you to enjoy the views and exceptional wrap-around deck as well as its blue slate patio with fire pit off of the kitchen. The living room features a grand beach-stone hearth and vaulted ceilings, which flows into an inviting dining area. A pristine kitchen affords flexibility of summer dining whether grilling or preparing your lobster in the pot. A warm family room caps the first floor offerings with french doors, a full bath, a smart TV, an inviting sofa and captains chairs. The owner's en suite, tucked away on the second floor for privacy, is tastefully appointed as an incredible romantic respite that keeps guests coming back. For your convenience there is a single twin sofa chair ‘fold out’ on the upstairs landing to comfortably accommodate the 'extra' guest. This cottage, with its unique ‘Vineyard appeal’, has a very strong rental history with dedicated annual return renters. It’s a ‘perfect for anytime getaway’ home secluded by 1.5 acres, ample privacy, conveniently located, offering a quiet respite, with great access to the towns, beaches and Up Island. Here you have private access to the Sengenkontacket Pond, our development tennis courts, a lovely fishpond, easy access to the YMCA, high school, and the skate park and rink. Island encompassing bike paths are immediate to the property, or if you are a hiker, you can trek the ubiquitous land-bank island trails. You'll also be around the corner from the world-famous Farm Neck Golf Course, where the challenge of 18 holes rest among the amazing MV landscape. Although, on Airbnb the house is listed as being in Edgartown, the property actually sits in Oak Bluffs (and has an OB address) with the Edgartown border crossing the rear property easement. Our tenants are our guests that we treat as long family friends. We rent by the week in peak season —June-August (7n minimum) and 5n minimum in the off season (some flexibility here) and prefer a minimum of 3 days advance notice before your arrival. Rest assured that we are taking this necessary precaution to ensure that you are enjoying an environment that maintains high standards for cleanliness. As part of our improved pre-arrival process, our specially selected house cleaning service will devote more than 33% more time to the cleaning process than before. To comprehensively clean your home, our cleaning staff will be complying with current WHO guidelines including use of approved disinfectant products and a more stringent regimen for cleaning common surfaces such as doorknobs, handles, countertops, and light switches. Guest access: Entire home except for owner's closet that is locked, and the owner's refrigerator in the basement. Other things to note: --BEACH TOWELS AND BEACH BLANKETS ARE NOT PROVIDED-- --A handsome detached garage which houses beach chairs, beach umbrellas, a cooler, boogie boards, and other toys are available for tenant use. —two adult bikes /two young adolescent bikes are available for your use. The caretaker is available for any urgent matters that demand local attention, but I should be called first. Otherwise, guests are left completely alone to enjoy their stay in peace and quiet. Important Notes: •Check in/out: Information and instructions on obtaining keys to the house will be emailed to you within the week prior to your arrival. Check in is from 4:00PM onwards and check out is before 11:00AM without exception unless otherwise agreed upon. Late check out will be charged at $100 per hour or part thereof after 11:00am.
