This unit is in a 140-year-old historic house. The 3 units in this house were, recently renovated to provide a unique combination of old rustic charm and modern comforts. This is a first floor unit with another apartment on the 2nd floor, available to rent separately. 3 blocks , about 5-8 mins walk to the beach. boardwalk, amusement parks, bay area and all the fun stuff on the island. Its all about LOCATION! Included 2 parking spots, Wi-fi, cable TV & 3 complimentary beach tags. NO PETS Please. NO EXCEPTIONS. * Guests with pet allergies, Please note, this is not a pet -friendly unit, however , this is not a totally pet free unit. We may occasionally have pets in this unit. Alcohol consumption for minors is prohibited on the property. Renting to groups of young adults only in the month of April, may and June. Rental process and rates for groups are different from the one listed in the listing, please inquire for details. Please check the calendar for available dates. If you do not hear back from me it is probably because the dates you requested were booked already. This unit is in a 140-year-old historic house. The house is on Wesley Avenue and is in between 7th and 8th ave. The 3 units in this house were, recently renovated to provide a unique combination of old rustic charm and modern comforts. This is a first floor unit with another apartment on the 2nd floor, available to rent separately. Amongst the old construction imperfections is a newly furnished 3 bed 2 bath unit, that provides comfortable and stylish furnishings to make your much-deserved vacation a relaxing and enjoyable one!. For your convenience, this house has window air conditioning units in every room and is equipped with a washer/dryer, microwave, toaster oven, blender, coffee maker, and everything that can make you feel like you are in your own home. Please note we do not have a dishwasher in this apartment.(Very important note from the owner- we want to have a very comfortable stay if need be I will come and do your laundry and cook for you too , seriously I mean it!!!!!) Bedrooms 1st Bedroom has king size bed. 2nd Bedroom has a twin bunk bed and a memory foam mattress to sleep on the floor on the extra person. 3 rd Bedroom queen bed and a memory foam mattress to sleep on the floor for an extra person Total this unit sleeps, 7-8 people. Guests are required to bring sheets and pillowcases. We do have pillows and blankets. 1 Full Bathroom with tub 2nd full bath with a shower stall. The apartment has 2 entrances, one is to the front of the house that opens in the bedroom with the king bed and the other is to the back of the house which opens in the kitchen. Newer kitchen cabinets, comfortable island, appliance, the kitchen is fully equipped to cook (or by all means order in!!), serve and enjoy happy healthy meals. Family Room / Great room with lots of sunlight. Comfortable, cozy and compact, with eat in area! PLEASE BRING YOUR OWN BEDSHEETS (MY SUGGESTION SPREAD YOUR FITTED SHEETS OVER THE SHEETS AND THE PILLOWS ON THE BED AND UNDER THE BLANKET.) Please do not remove the bedding from the beds. Please leave the sheets and blankets on the bed as you found them when you came i(URL HIDDEN)Please bring your own bath/beach towels and sheets. •A List of bed size (We count 2 members per queen bed and 1 for each twin bed and memory foam mattress) •(sleeps 14) - Please bring fitted & flat Sheets for – 3 queen bed, 4 twin beds and 4 twin sheets for the ** memory foam mattress( the twin sheets work well for the mattresses) ** Memory foam mattress- These twin size, 4 inch thick very soft comfortable flexible mattress are in the units and can be used on the floor in any room with ease. We usually keep them under the beds, or they can be in closet . We have pillows, quilts/ blanket in the house in the units but feel free to bring your own, if you wish to. Each unit has sleeping arrangements for a certain number of people as mentioned on the listing, if you have extra members in your group that you have paid extra fee for. Please note that you are responsible to bring sleeping bag/blowup matters, blankets, pillow , sheets and all for them. Please monitor damp towels/bathing suits, especially if you have children.. as wet towels can stain bedding or couches. In general, please supervise young family members and avoid injury or destruction. ALSO PLEASE BRING BATH TOWELS AND BEACH TOWELS. You can get supplies at Hoy’s (kind of $5 and below store). The store is a 5 min walk towards the bay on Asbury Street Directions – walk left on Wesley make a right on 8th street walk 1 block on 2nd block ,that is Asbury Ave make a right 3rd store to your left is Hoys, Across the street from Hoys is a Dollar store. If you do not turn right on Asbury and keep going straight, the corner of next block on your left is Super fresh, the grocery store. Super fresh the grocery store in on 8th street and west ave, 5 min walk from the house. Great for produce, poultry and all. It is about 10% to 15% more money than the stores off the island. But it is GOOD! A public playground is right across the street from super fresh for special little guests SHORT TERM VACATION RENTAL AGREEMENT Dear Guest, Our number one priority is your health, safety and well-being. We will take great care in maintaining the highest standards of cleanliness and hygiene at our vacation home throughout this season. Rest assured, we are doing our best to follow the recommendations of the Center of Disease Control (CDC) and adhere to local health department guidelines with regard to cleaning and disinfecting the rental premises. We will spare no effort in order to protect you and to our best ability, and to keep you safe. To that end, we have invested time, effort and money to research how to best maintain a standard of hygiene and to stock up on appropriate cleaning / disinfectant products. We will utilize the changeover period (which has been extended) to thoroughly clean and disinfect the rental premises to our best ability. We still recommend that you use appropriate caution and safe practices to protect yourself and clean any surfaces, door handles, utensils, appliances, coverings and other objects periodically during your stay. To minimize exposure, we encourage you to bring supplies, linens, and towels as a precaution and peace of mind. We will require our staff to maintain six (6) feet of distance between ourselves and you, the client, at all times during the check-in as much as possible. We will request that you also observe appropriate social distancing amongst members of your group in order to limit the exposure of all individuals. We will also require all individuals (staff and clients) to utilize either surgical masks or improvised masks such as scarves, bandanas, and handkerchiefs to reduce the risk of exposure to self and to others. We highly recommend that clients wash or sanitize their hands after using the restroom, sneezing, coughing, and before eating meals. If we all work together, we can overcome the spread of this virus as well as other infectious diseases. We welcome you to our facility. Use at your own risk. CLEANING & REPAIRS: The cleaning service will take care of prettying up the beds, scrubbing the toilets, vacuuming, and so on. Cleaning and disinfecting the house for 1-2 hours is what the cleaning service is for. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be deducted from the refundable deposit. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach. ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property. ACCIDENTAL DAMAGE INSURANCE - Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Renters fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy. Linen & Towels - Renters will furnish their own sheets, pillowcases, beach towels, beach chairs and such. The home is provided with pillows, blankets, comforters/quilts. Please bring your sheets, pillowcases and bath/beach towels. Please refer to the attached information on bed size. Substance Abuse/Drug Incidents Prohibited on promises- (Including, But Not Limited To)Minors Possessing or using drugs, alcohol, and/or tobacco products, including unauthorized over-the-counter medications or unauthorized prescription medications is prohibited on property. Sale or attempted sale and/or transmittal of drugs, alcohol, and/or tobacco products, including authorized or unauthorized over-the-counter medications or prescription medications, possessing drug paraphernalia is prohibited on 733 and 735 Wesley Ave Ocean city NJ. Underage drinking / consumption/ procession of alcohol or any other illegal substance will be immediately reported to the police authorities and guests will have to vacate the property immediately. Appropriate legal action will be taken. CHILD PROOFING: Guest understands that no special efforts have been made to “childproof “this house, and accept the risk of harm to any children we allow on the property. These risks are not limited to, but include access to the ocean, pool, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested. FURNITURE: Do not move any furniture around. MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items. USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. And to maintain law and order on premises at all times. There are NO cameras inside the house. PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest during their stay and after check out. KEYS - Lost keys will incur replacement costs of $25. BEACH CONDITION: Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency. NO PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception. NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of cleanup is expensive and Renter is Liable for the deep cleaning Costs incurred. NO PETS ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply. However please note, this is not a totally pet free premises. MAXIMUM OCCUPANCY - is . Beds are only provided for guests. PARKING – Parking is limited to (2) vehicle. 2 assigned parking spots are provided with the rental. Cars need to be parked one behind the other. Guests MUST use the assigned space labeled 733-1 or 733-2 or 735. Parking in any other space on the property will result in vehicle being towed at Guests expense. Parking is very tight (small spaces) please observe caution while parking. On street parking is available. CHECK-IN & CHECKOUT - Check-in is at 3:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour . Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout (also move your cars out of the parking spots) promptly, the cleaning crews have a very short time window to prepare the unit for new guests. SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner. CHECK-OUT PROCEDURES - Renters are responsible to complete the check-out procedures in the provided guest package that includes a check out list. HOLDING OVER: Because of the nature of Owner's business (short term summer recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Owners business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Owner to breach an agreement with similar short term summer recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period. In the event, Owner may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Owner to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Owner’s prospective business advantage. In addition, we will charge $100.00 an hour past 10:30 a.m. on day of check out. RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a relationship of landlord/tenant. Guest specifically waives and make inapplicable to this lodging the provisions of New Jersey landlord/tenant Law. REMEDIES: In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over" or those acts mentioned above in this agreement, and in addition to all other rights and remedies Owner may have at law, Owner shall have the option, upon written notice or as the Law may hereinafter provide, Owner may immediately re-enter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages allowable under the Law. The Guest, as part of the considerations of this special rental, in recognition that this property is booked in advance by other Guests throughout the year, hereby waives all claims for damages that might be caused by Owner; re-entry and taking possession of premises or removing or storing property as herein provided, and will hold Owner harmless from loss, costs and damages occasioned thereof, and no such re-entry shall be considered or construed to be a forcible entry as defined in the New Jersey Code of Civil Procedure or other similar statutory provisions. Further, if for any reason Owner is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby. ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including default, non-payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party. INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law. PRIOR AGREEMENTS: No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force. FORUM SELECTION, JURISDICTION, and LAW AND VENUE– The parties agree to the exclusive jurisdiction and venue of the District Court of the State of New Jersey for the resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. place where lawsuit may be filed) for any legal proceedings shall be in the County of Cape May, New Jersey. Guest expressly waives any other right or privilege with respect to the election of venue or court (i.e. state or federal) and location of the venue of action. GOVERNING LAW – It is expressly agreed that this Agreement shall be governed and construed by the laws of the State of New Jersey only, irrespective of the state of residency of Guest. ORDINANCES AND STATUTES. There is a 10 pm noise ordinance enforced by the owners and local police that must be complied with. Owners reserve the right to terminate this agreement without notice and without refund for any reason if deemed necessary. Disclaimer: Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances. Under no circumstances will Renters or their guests hold the Owners responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm. This agreement and disclaimer applies to Renters and all guests in the Renters’ party. I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein. We usually keep them under the beds, or they can be in closet. We have pillows, quilts/ blanket in the house in the units but feel free to bring your own, if you wish to. Each unit has sleeping arrangements for a certain number of people as mentioned on the listing, if you have extra members in your group that you have paid extra fee for. Please note that you are responsible to bring sleeping bag/blowup matters, blankets, pillow, sheets and all for them. Please monitor damp towels/bathing suits, especially if you have children.. as wet towels can stain bedding or couches. In general, please supervise young family members and avoid injury or destruction. TRASH  Please do not leave more that 4-5 bags of trash ( if you have more, make other arrangements please) Trash pickup is Monday & Thursday morning 6 am, MEMORIAL DAY TO LABOUR DAY WEEKEND. For all other times trash is picked up on Mondays only. Please put trash on Sunday & Wednesday night and the day you leave. Please feel free to use big strong trash bags. Please put the trash in the back of the house ( to the right hand side ) in front of the garage door inside the big dumpster. DO NOT LEAVE ANY TRASH IN ANY OTHER PART OF THE HOUSE, INSIDE OR OUTSIDE. Do not block any part of the driveway with trash bags. Please empty the refrigerator. Please do not leave anything in the freezer too. NOTHING. Very Important:- Reasons for Deduction from your deposit could be due to- Trash left inside the house. Trash blocking the driveway. Trash left in open bags causing a mess or the city refuses to pick up Too much trash, city refuses to pick up. Trash left in the neighbor’s driveway. Trash left anywhere else but in the back of the house in front of the garage door. All of the above will require the maintenance guys to come take care of things and prepare the house for the next tenant, and charges for their services will be deducted from your deposit. Dear Guest, Here is a list of things to bring with you— Disposable Paper goods, plates, bowls,cups Disposable Spoons, knives, forks( we do have china and silver wear but if you want feel free to bring paper goods) Paper towel, paper napkins Toilet paper Dishwashing liquid, Dishwasher detergent, Hand soap, shower gel/ body soap, shampoo, conditioner, shaving supplies other toiletries….. Detergent for clothes other laundry supplies Coffee, coffee filter, tea, creamer, sugar…. Salt, pepper other condiments. Snacks, FOOD……….. Beverage – Alcohol consumption is prohibited for individuals under 21 years of age.(Please note, ocean city is a dry island) Beach items- chairs, umbrella, sunscreen, beach mat ,bike and such. We make sure that there our personal clutter (our groceries , toiletries, and personal belongings ) do not come in your way at all. We try to keep the cabinets and drawers empty to provide you space to put your own preferred supplies. If you plan to grill, charcoal and barbecue items. ALSO PLEASE BRING BATH TOWELS AND BEACH TOWELS. You can get supplies at Hoy’s (kind of $5 and below store). The store is a 5 min walk towards the bay on Asbury Street Directions – walk left on Wesley make a right on 8th street walk 1 block on 2nd block ,that is Asbury Ave make a right 3rd store to your left is Hoys, Across the street from Hoys is a Dollar store. If you do not turn right on Asbury and keep going straight, the corner of next block on your left is Super fresh, the grocery store. Super fresh the grocery store in on 8th street and west ave, 5 min walk from the house. Great for produce, poultry and all. It is about 10% to 15% more money than the stores off the island. But it is GOOD! A public playground is right across the street from super fresh for special little guests. Items provided at the house- Blankets and pillows. Pots and pans. Basic cooking utensils Toaster Coffee maker Cooktop, oven, refrigerator, Washer Dryer. KEYS to the house There is a Schlage electronic lock on the door, so we have keyless locks. Please text me at -------- any time after noon on your check in date and I will text you the lock code. I am unable to give you the lock code any time before that as the previous tenant checks out at 10 am . Please do not text the night before also. Please text the day of your check in, the name of the person that has been in touch with me, the property ID and address you are check in and your check out date. All of the above information will confirm that I am giving the lock number to the right person. To open the lock- To open lock – Touch the word “Schlage” the keypad will light up blue. Punch in the number that I will/have text you. The door will unlock. Turn the knob to open the door and get in. If the door does not open, please wait for a couple of minutes, the lock will reset and you can try open it again. To lock the door- please hold the door shut real tight and touch the word Schlage, you will hear the door lock . If the Red Cross come on that means that the door did not lock. Please repeat the process again. Please turn the knob and PULL/PUSH the door to make sure the door is tightly locked. Thanks Keyless lock is a good thing as no one can be locked out!! Please take caution sharing the number with family and friends. Once you share the number with someone they can come anytime as they please. Please remember that. DEPARTURE CHECKLIST Please print this out and bring with you to the house. We keep some at the house too but they get thrown away. In order to have your security deposit returned, this checklist must be completed and signed/initialed before you leave the house. Please leave a copy on the island for the cleaning service. . 1. Garbage. Please dispose of the garbage from kitchen, bedrooms, back porch, from the bathrooms too, diapers, in dumpster provided at back of the house. Please do not leave any trash in or around the house. 2. Bedrooms/Laundry Please DO NOT strip our bed linen you used. If you have taken them out please put them back on as it was. Please do not leave the linen folded around. The cleaning crew charges apply if the linen is out of place and needs to be put back. 3. Kitchen. Please remove the filters from the coffeemakers. Run the dishwasher please. 4. Thermostat. Please shut the cooling off. 5. Lights. Make sure all lights and fans are turned off. ……….6. Report Damage(s). Accidents can happen. Please let us know ASAP if any damage has occurred to the property or its belongings. Spills, furniture breakage, … 7. Locking up. Check windows and doors. Do not leave any windows open. Lock the door when you leave. Lock all the windows. Please hold the door shut real tight and touch the word Schlage, you will hear the door lock . Please use the back alley to get to the parking space at the back of the house. The parking spots are tight and just about enough to park 2 cars per unit, one car parked right behind the other car. Please DO NOT Park your cars side by side as that is parking for the other unit in the house. These 2 spots fit 1 SUV or a Van and one sedan. Since the parking spots are tight, please unload your cars first and then park in other to assure that the car next to you is not damaged accidently. Once you park please be careful opening the doors, again to avoid opening the door into the next car. Please use the front of the house to access your unit and avoid coming in and walking from between the cars, especially with beach equipment and such as again we do not want the other cars to get scratched or damaged. If you have more than 2 cars, free parking is available on the street on first come first serve bases. North of 8th street (going right from the front of the house) is free parking. Once you find a spot, hold on to it!!! South of 8th street is metered paid, limited hour, parking. DO NOT park in the hotel parking lot behind the house or the church parking lot a couple houses down the street. Your car will get TOWED! Parking is at a premium in season on the island and people are very possessive about their parking spots. If someone is parked in your spot, please ask around in the other unit and request them to move to their spot or text me. Welcome to our home-away-from-home! Thank you for choosing our home for your get-away. Our home is truly a lived-in and well-loved home. This is 140 year old historic house that has been remodeled, redecorated and preserved. The house is on Wesley Avenue and is in between 7th and 8th ave. The 3 units in this house are well maintained and provide a unique combination of old rustic charm and modern comforts. If you look closely you will see signs of its age. Remember, this is not The Hilton. The cleaning service visits before a new tenant checks in and does their best to keep the place spic and span, but if you look closely enough you will undoubtedly be able to find something that could be given more attention. You are on vacation; and hopefully you have left your cares and worries at home, along with the white gloves. On the plus side of being in this home instead of a stark rental: You’ll feel like you're in a home, without the daily stress of being in your OWN house! Anything visible is available to you as long as you treat it with care and return it to where you found it. So make yourselves at home, respect and enjoy it. Please DO NOT move any furniture from its place. It is for your own safety. We do not want anybody to get hurt. Also please DO NOT move the furnishing/linen/pillows/blankets from the rooms. If something gets broken during your stay, please fix it, replace it or tell us about it. The next visitors will then have everything in working order when they arrive and we'll continue to be impressed (and relieved!) with how well people have treated our home. If anything comes up that requires assistance during your stay, please contact Rim-zim at -----------, 24 /7( in case of emergency). Sometimes I am unable to take calls, so please text. I cannot guarantee that I can solve each and every problem right away, but I assure you I will do everything I can to fix things and make your stay safe and comfortable. Here are some requested general guidelines for your stay. No pets allowed with guests, however we do want to inform you that our family dog might have visited the house a couple nights every now and then No smoking INDOOR. If you smoke outside, please clean up after yourselves. Please do not throw cigarette buds in the front yard or the street or on the porch. For safety reasons, please do not burn any candles inside or outside. ORDINANCES AND STATUTES- Please respect the neighbors. There is a 10 pm noise ordinance enforced by the owners and must be complied with,( applies specially to young adults). Action will be taken to any and all complaints from neighbors to the owners or the authorities. The tenants will be asked to vacate the property and will lose any and all deposits/rent. Outside showers: Please rinse off the sand before entering the house. The shower drain may clog if sand is washed of in the showers. Please pay attention as it is a long process (and a lot of $$$) to unclog the drain. We understand accidents can happen, any spills /stains on the carpet, beds please let us know so we can clean it up good before the next tenant arrives. Absolutely no beach equipment should be taken inside the house (toys, bikes, boogie boards…..) We have storage for equipment outside. It should go without saying that the heating and A/C are compromised by doors and windows left open. The air conditioner will struggle to keep up if the door closing isn't enforced. Thermostat: Please shut the A/C before you leave. The house may not be used for days after you vacate. Running the A/C will keep the electric bill going. In such a case we will have to charge you (deduct from your deposit money) for the use/waste of electricity. Please leave the place as you found it. The cleaning service will take care of prettying up the beds, scrubbing the toilets, vacuuming, and so on. Cleaning and disinfecting the house for 1-2 hours is what the cleaning service is for. If the house needs cleaning for over 2 hours, you will be charged for their extra time (deducted from the deposit.).Putting dishes in the dishwasher and starting it (few dishes left out is no problem), making the beds, a quick look around the house for trash and personal stuff, these are a few things that will be a big help. We also request that food and beverages be consumed only in the kitchen and dining areas (or outside, of course). Please turn off lights and fans before you leave, and lock all doors and windows. Please note:- The below information is a very honest and sincere attempt to make known to you that there might be unforeseen situations after your check in that might need attention( repairs ) . The maintenance team will do everything possible to take care of such situation. This is a rental home and it does take a lot of wear and tear during the season. No one means to cause any damage, but things can happen. Or things happen just because…………… On one hand we have repeat tenants year after year and on the other hand, there are tenants looking of a refund for various reasons. A certain unit will be occupied weeks after weeks and then one tenant checks in and is very hard to please and expects a good amount of rent to be refunded. And then the rest of the season the same unit is rented to happy guests. Once in a while there might be a water leak or a water leak stain in the ceiling, ants in the kitchen, smell from the back ally, a stain on the carpet, loose door knob, a window or 2 that won’t shut , or none of the above and we might have a new situation. We have terminex come every month to exterminate, we try to get to all the repairs and fixes between changeovers but if we did miss something, first Id like to apologize in advance and then request you to please let us know and we will do our very best to take care of the situation. We request you to not let such situations get the way of your vacation. Please enjoy your stay worry free!! All season, our focus is to make our home safe and comfortable for our guests, and we will continue doing so.
